Athol Idaho 83801 February 2018 Market Update
Volume held perfectly steady for February 2018 compared to 2017. 4 Homes selling each month. As we march into March 2018 there are 44 homes currently on the market in Athol Idaho. Of those 20 homes are pending leaving 24 homes available. This is one of the first months going off February’s volume we have 6 months of inventory. I’m going to suggest though that we actually have about 2 1/2 months inventory as we usually sell around a dozen homes a month in Athol. This market will bear watching though as usually as our local market balances out you will see that the outlying areas usually balance before Coeur d Alene or Post Falls. Still a good time to sell your home and looking better in Athol if you are a buyer.
Homes on City Lots
1 Home sold the month of February 2018 on a city lot. The home was on the market for 28 days. This home sold for $101 per square foot. To note the house sold for $16,500 over list price.
Homes on 5 Acre lots
2018 We had 2 homes on 5 acre lots selling. One was a double wide manufactured home that sold for $148 per square foot. Average days on market was 153. The other home was a New Construction built by Timbered Ridge that sold for $220 per square foot. This home had a 30×36 shop included in the sales price. Days on market was 273 days.
2017 had 3 homes close on 5 acre lots They sold for an average price of $168 per square foot. With an Average day on market of 166 days.

Homes on 10 Acre Lots
2018 had 1 home on a larger lot sell this month. It was a 1200 sq ft home built by Daum Construction on 8.75 acres. This home sold for $227 per square foot.
2017 had 1 home on a 10-acre lot sell. It averaged 44 days on market and sold for $200 per square foot.
