Coeur d Alene Idaho Home Values Update for February 2018
Volume up by 20 homes! Prices holding steady in most categories and up in some!
372 Homes currently available in the Coeur d Alene Market right now! Of those 372 homes, 93 of them are pending. We sold 96 homes this February 2018 compared to 76 homes in February of 2017. So using those numbers as I figure the amount of inventory on market I like to deduct the pending homes as they are not really available per sea. In that case, we have 2.9 months of inventory on the market Otherwise if you want to toss the pending out and consider them available we are sitting at 4 months worth of inventory.
Either way, you want to look at it we are still in a strong seller’s market. Remember 6 months worth of inventory is the tipping point of it beginning to be a balanced market. I like to look at both numbers as we are creeping up in inventory across all of the markets in Kootenai County so if your selling your going to want to have your finger on the pulse so you know when you should be jumping and if your a buyer its good to know when the market should steady up enough that you can look at a home and not had to make your decision to buy it prior to even getting to the home.
New Construction Sold in Coeur D Alene February 2018
February 2018 Volume for new construction is way up. 18 New Construction Homes closed this month. Homes sold for an average of $165 per square foot. The average lot size was .15 acres. Homes were in the Subdivisions of Lake Forest West, Anthem at Lake Forest, Coeur d Alene Place and The Trails. 2017 February results were 8 New Construction Homes selling for an average price of $167 per square foot. Average lot size was .13 acres.
Existing Homes built from the year 2000 to 2015
February 2018 had 22 Homes sell in this age bracket. Up 5 Homes from last February! These homes sold for an average price of $136 per square foot. Average days on market were 90 days and the average lot size was .20 acres. Compared to 17 Existing homes built for the year 2000 to 2015 sold in the month of February 2017. These homes averaged $138 per square foot with average days on market of 99 days and an average lot size of .20 acres. Homes included in this section include Hawks Nest, The Landings at Waterford, Sunshine Meadows, Coeur d Alene Place, Lake Forest and More.
Existing Home Sales for Homes built from 1980 to 1999 for Coeur d Alene
February 2018 volume is a little down in this age group with 8 homes selling. The sold for an average price of $135 per square foot. Average days on market of 82 days and the average lot size of .26 acres. February 2017 had 11 homes selling in this age group. They sold for an average price of $138 per square foot with average days on market of 40 days. Average lot size was .26 acres. Homes in this category include homes in Davis Park, Fairway Forest, Forest Heights and Hayden View.

2018 February had 13 homes sell in this age group so, up by 1 for 2018. They sold for an average price of $116 per square foot. Averaged 110 days on market and the average lot size was .29 acres. February 2017 had 12 homes sell of this age group. They sold for an average price of $90 per square foot. They averaged 93 days on market and an average lot size of .29 acres. Homes in this category include Thomas park, Browns, Simms, O Brien’s, Highwood park and more.
Coeur d Alene Existing Home sales for Homes built Pre 1940 for February 2018
Volume up in this age group for February 2018 with 13 homes selling this month. Price is up, in these homes also! The average price per square foot was $180.50 Average lot size was .15 acres and the average days on market were also down at 88 days. February 2017 had 6 homes this age selling. They averaged 112 days on market and sold for an average sales price of $150 per square foot. Average lot size was .13 acres. Homes included in here are homes out of O’Brien’s, CDA& Kings, Lakeshore, Reids, Simms and more.
Coeur d Alene Waterfront Home Sales
2018 February had 2 waterfront Homes selling. One a Riverfront home on the Spokane River that sold for $373 per square foot. Had 100 feet of River frontage and was on the market for 65 days and was on .73 acres. The other home was a CDA Lakefront home that sold for $211 per square foot and spent 605 days on market and was on .98 acres.
2017 February had 4 waterfront homes sell. They averaged $337 per sq foot with average days on market of 359 days. Anytime you are looking at waterfront though you have to always take into consideration location etc. So there is a variety of price ranges in this average price with one selling in Harbor Island for $469 per square foot and one selling as low as $199 per square foot in Mill River. Your other 2 were $310 per square foot that was a Black Rock property and a Mill River at $388 per Square foot.
Coeur d Alene Condos Home Sale Results
February 2018 Condos volume was down slightly with 5 Condos total selling. Price wise we were all over the place. We averaged $250 per square foot but that only tells half the story. We had a Northwest Village condo that sold for $104 per square foot. A Parkside Condo that went for $382 per square foot, Mill River that went for $198 per square foot a Riverstone condo at $268 per square foot and a Coeur d Alene North coming in at $296 per square foot.
February 2017 had 7 Condos Selling 6 of them averaged $158 per square foot. The 7th Condo sold in Ridge Pointe and sold for $214 per square foot. 112 days on the market on average.
TownHomes Sold in Coeur d Alene Idaho February 2018
2018 February had 3 town Homes selling. 2 in Lake Forest TownHouses. They sold for an average price of $146 per square foot with average days on market of 59 days. 2017 Had 1 Lake Forest Town House sell it sold for $116 per square foot with 272 days on market.
Manufactured Homes on Rented Lots
February 2018 had 6 Manufactured homes on Rented lots sell. They averaged $42 per square foot so, up slightly from last year. Average days on market were 48 days. February 2017 had 4 Manufactured Homes sell. 3 of them in Oakcrest. They sold for an average price of $37 per square foot and average days on market were 74.

February 2018 had 1 home sell in the 1-2 acres category. It was a 1.12-acre lot in Hayden View. It sold for $171 per square foot and was on the market for 114 days. February 2017 had 1 home in Bella Ridge sell. Lot size was 2.66 acres. Was on the market for 43 days and sold for $150 per square foot.
