2018 Coeur d Alene Idaho Market Report for March 2018.
121 Homes sold the Month of March 2018. We held steady on volume as the number of homes sold went. We currently have 403 Homes available in the Coeur d Alene market. Of those homes, 172 are pending leaving 231 Homes currently available. Or approximately 2 months of inventory is available to purchase today. Very much still a seller’s market.
New Construction Volume up slightly. With 20 New homes selling this month. The average price per square foot was $151 per square foot. Average lot size was .17 acres. We have a lot of Hallmark Homes selling this month at Anthem at Lake Forest, and some Greenstone Homes selling in Coeur d Alene Place, and Architerra Homes selling at The Trails.
2017 18 new Construction homes sold Average price per square foot is $164 per square foot.

Homes Built from 2000 to 2017
Homes built in this age group are up slightly with 33 homes selling this March 2018 compared to 30 last year. Prices are also up. The average price per square foot is $151 per square foot up $11 over last year or almost $1 per month. Average days on market are down to 55 days and the average lot size is .22 acres.
2017 March 30 Homes built between the years of 2000 and 2015 sold this month. They averaged 70 days on market and sold for an average price of $142 per square foot. Average lot size was .23 acres.

Homes Built from 1980’s to 1999
17 homes selling this March 2018 in this age group of homes. Down slightly from last year. But the Prices are up tremendously. $144 per square foot is what this age group averaged this month. Average days on market are also down. To 76 for an average. And the lot size averaged this month was .30 acres.
Homes selling this month were in Whispering Pines, Northshire, Armstrong Park, Fairway Meadows and More.
March 2017 had 19 homes selling this month that were built from 1980 to 1999. these homes averaged $126 per square foot. Average lot size was .24 acres and average days on market were 93 days.
Homes Built from 1940 to 1979
March 2018 we had 14 Homes selling in this age group. They averaged $121 per square foot. Price down slightly from last year. Average lot size was .27 acres. Average days on market is down to 54 days. I did not go thru this group and figure every houses price per square foot. We may have one in here that needed a lot of work that brought down the average.
These homes were in Fairway Hills, Fairway Estates, Hayden View, Taylors add’n to CDA and Thomas Park.
March 2017 had 18 homes selling this month that were built between 1940 and 1979. The average sales price was $126 per square foot with average days on market of 80 days. Lot size came in at .26 acres this month.
Homes built Pre 1939
March 2018 had 8 homes selling that were pre-1939. These homes averaged $143 per square foot they averaged 37 days on market and the average lot size was .17 acres.
These homes this month were in Simms, Sherman Park, and Forest Heights predominantly.
March 2017 homes that were built pre 1939. These homes sold for an average price of $151 per square foot. Average days on market were 86 days and the lot sized averaged at .20 acres. These homes were in Best Lands, Sanders Park, North Park, and Fruitland.

Volume is up this month compared to last year Substantially. 11 Homes compared to 5 homes last year.

We had 3 homes selling this month at Ridge at Cougar Bay. These homes averaged $230 per square foot. The average lot size was 1/04 acres and they averaged 136 days on market. Which is probably an untrue average as you had one home on the market for 305 days and the other 2 for 43 and 61 respectively.
Homes on 2-4 Acre Lots
2 homes in this category selling this March 2018. These 2 homes averaged $150 per square foot. Average lot size was 2.37 acres and they averaged 102 days on market.
Homes on 6-10 Acre Lots
3 Homes selling March 2018. They averaged 8.78 acres and were on the market an average of 123 days. Condition and amenities are important! 2 of these homes averaged selling for $127 per square foot and the other home sold for $316 per square foot. That home was a multi-generational home with 2 residences and 2 large shops.
Homes on 10-15 Acre Lots
2 homes selling in 2018 on more than 10 acres and less than 15. These 2 homes averaged 12.52 acres and sold for an average price of $178 per square foot. Average days on market were 87 days.
Homes on over 15 Acres
One home selling on 34.43 acres this month. It sold for $284 per square foot and was on the market for 288 days. This was also a multi-generational home with an apartment, large shop, horse stalls and bordering state land. High-end Finishes!
2017 Homes on acreage
4 homes in the 10-acre range. They average 9.38 acres. Average days on market were 44 days on these. They moved FAST!! The average price per square foot was $286 per square foot.
1 Home on 27 acres that sold for $211 per square foot. It spent 20 days on market.
2018 Waterfront Homes March 2018:
Waterfront is across the board this month. One New Construction home on the Spokane River built by Aspen Homes was on a .6 acre lot and sold for $415 per square foot.
3 Lake Front Homes one in Black Rock, Lake Shore, Sunnyside, and one in Kar-Les-Sue all averaging $282 per square foot. Lot size is average of .3 acres.
And your 5th home was an exquisite estate on Solitaire home that sold for $687 per square foot. It was on the Market for 284 days and was on a 1-acre lot with 200 ft of waterfront.
2017 Waterfront homes :
We had 1 Riverfront home on the Spokane river selling for $283 per square foot. It was on the market for 188 days and was on a .36 acre lot.
We also had 3 Lakefront Homes selling. One in Rockford Bay that went for $403 per square foot. One out off Eagle Crest that had over 100 ft of waterfront that also went for $402 per square ft. That one was on the market for 316 days. And one huge property that was off Hwy 95 going South that sold for $268 per square foot. This property sold for $975k just a lot of square footage on this one.
March 2018 Condo Results
We had 5 condos selling this month. Up from last years number of 2. We had 3 Condos selling for an average price of $256 per square foot. These condos were located in CD’A North and Ridgpointe. Average days on market were 43 days.
One condo selling in Whispering Pines that sold for $147 per square foot. It was on the market for 34 days.
And one Condo selling in Bellerive. It was on the market for 30 days and sold for $374 per square foot.
2017 Condos had 2 condos selling this month.
One in McEuen Condos that sold for $342 per square foot. The other was a Condo at Mill River that sold for $137 per square foot. Average days on market were 225 days.
Manufactured Homes on Leased Lots
March 2018 Manufactured homes were up slightly in volume and in price with 5 homes selling this month. They averaged $56 per square foot. These homes were in Oakcrest, Northwood, and Green Haven. Average days on market were 53 days.
March 2017 Manufactured homes on leased lots we had 4 homes selling 2 in Oakcrest and 2 in CDA’Village. They averaged 89 days on market and sold for an average price of $47 per square foot.
