Coeur d Alene Idaho Real Estate Market Report July 2019

205 homes sold in July 2019 in Coeur d Alene. This was tremendous growth from July 2018 selling 157 homes and 139 homes in July 2017.

Coeur d Alene New Construction

Coeur d Alene New construction home sale prices are up on average by $22 per sqft over last July. Volume is down by 3 homes.

17 New Construction homes were sold in Coeur d’Alene for the month of July 2019.  These homes sold for an average of $207 per sqft. 

The high seller of this group includes a Circuit at Seltice home that sold for an average of $260 per sqft.  The low seller of the group includes a Garden Grove home that sold for an average of $160 per sqft.

20 New Construction homes sold in Coeur d’Alene in the month of July 2018.   They sold for an average price of $185 per square foot. 

2017 July New home prices were sitting at approximately $145 per square foot with 16 homes sold.

Existing Home sales volume is up tremendously this July with 28 additional homes sold. The average price per sqft is up by $18 a square foot.

64 Homes that were built from 2000-2018 were sold in the Coeur d’Alene area in the month of July 2019.  They sold for an average price of $178 per sqft.  These homes also spent an average of 56 days listed on the market.  The average lot size was 0.23 acres.  The homes sold for an average of 98% of the listed price.

The high seller of the group includes a Mill River home that sold for an average of $375 per sqft. The low seller of the group includes a Hawks Nest home that sold for an average of $114 per sqft. Homes that sold in this category for the month of July 2019 includes homes from North Pines; CDA Place;  Bentwood Park; Pinegrove; and Hawks Nest communities

July 2018 had 36 homes selling for an average price per sqft of $160 with an average of 72 days on the market. They sold for 99% of original list price.

The high seller of this group was a Northshire home that sold for an average of $237 per sqft. The low seller of this group was a Mobile Terrace home that sold for an average of $102 per sqft.

11 Condominiums in the Coeur d’Alene area were sold in the month of July 2019. They sold for an average price of $202 per sqft. These homes spent an average of 70 days on the market. The condo’s sold for an average of 96% of the listed price.

The high seller was at The Flats at 505 Condos that sold for an average of $324 per sqft. The low seller of the group was a Northwest Village condo that sold for an average of $131 per sqft.

2018 July had 11 condos sell this month.  We sold 6 of those condos for an average price of $167 per square foot. Our next 4 condos sold for an average price per square foot of $262.  And our last condo was a Parkside Condo that sold for an average price per square foot of $399.

10 Manufactured homes sold in the Coeur d’Alene area in the month of July 2019. They sold for an average of $59 per sqft. These homes spent an average of 34 days on the market. These homes also sold for an average of 92% of the listed price.

The high seller of the group was Oakcrest manufactured home that sold for an average of $89 per sqft. The low seller of the group was also an Oakcrest home that sold for an average of $35 per sqft.
