Coeur d Alene Idaho Market Report for  2019

117 homes sold this June 2019 down  from the 166 homes sold  in June 2018 and the 177 homes sold in June 2017.  there is currently 432 homes for sale in Coeur d Alene or almost 4 months worth of inventory going off the numbers sold this month.  Inventory is down as well though in overall numbers from last year which had 532 homes for sale.   Still a sellers market ( 6 months of inventory on hand is the tipping point).

Coeur d Alene New Construction

14 new construction homes selling in coeur d Alene during June 2019.

They sold for an average price per sqft of $195.  The average lot size was .16 acres. 

The high seller this month was a home built in Tilford Place by Cabo Sun Homes and the low seller this month was a Cd’A Place Greenstone Home.

Homes selling this month include Lake Forest West, Garden Grove and Cd’A Place. 

June 2018 had 18 new construction home sales.  They sold for $184 per sqft on average.  June 2017 had 16 new construction homes selling for $154 per sqft.  Average lot size was .19 acres.

38 Existing Home sales in Coeur d Alene during June 2019.  Home prices are up $9 per sqft over last June  in this age group. 

They sold for an average price per sqft of $179 with an average of 87 days on market.  The average lot size was .23 acres and the homes sold for 96% of origional list price this month.

The high seller  was a Bellerive home selling for $340 per sqft and the low seller was  a home in The Landings coming in at $116 per sqft.  Homes sold this month included Sunshine Meadows, Black Rock, Cd’A Place, Hawks Nest and more.

June 2018 sold 44 homes in this age group for an average price per sqft of $168 with an average of 51 days on market.  The lot size was .21 acres this month.  June 2017 had 39 home sales selling for $140 per sqft and 52 days on market.

19 Existing home sales in Cda that were built 1980-1999.  This June the prices were down $17 per sqft over last year.  

They sold for an average price per sqft this month of $149 with an average of 52 days on market.  The average lot size was .21 acres and the homes sold this month for 97% of original list price. 

The high seller was a Davis park home selling at $209 per sqft and the low seller was a Cd’A place home selling for $114 per sqft.

June 2018 had 23 homes in this age group sell.  They sold for an average price per sqft of $166 with an average of 45 days on market.  25 Homes sold during June 2017 for an average price per sqft of $138 with an average of 51 days on market.

13 Existing homes selling that were built between 1940 and 1979. Prices were up $8 per sqft over last June.  

They sold for an average price per sqft this month of $148 with an average of 39 days on market.  The average lot size was .30 acres and these homes sold this month for 98% of original list price.

The high seller this month was a Kaesmeyer home selling for $229 per sqft and the low seller was a Fairway Hills home selling for $115 per sqft.  Other sales this month included Northshire, Fruidatle College and more.

June 2018 had 20 homes selling for an average price per sqft of $140 with an average of 57 days on market.  July 2017 had 31 homes sell for an average price per sqft of $114 with 54 days on market.

They sold for an average price per sqft of $179 with an average of 37 days on market.  The average lot size was .15 acres and this age group sold for 98% of original list price. 

The high seller was a Reids home selling for $325 per sqft and the low seller was an O’Brien’s home selling for $99 per sqft.

June 2018 had 13 homes sell that were Pre 1939.  They sold for $152 per sqft with 45 days on market.  June 2017 had 14 homes selling for an average price per sqft of $170 with an average of 65 days on market.  The average lot size was .16 acres.

Prices are up on acreage this month in all lot sizes.  

Homes on 1 Acre Lots

4 Homes for sale on 1 acre lots selling this June.

They sold for an average price per sqft of $240 with an average of 125 days on market.  The average lot size was 1.09 acres and they sold for 97% of original list price. 

The high seller was a Secondary rockford Bay home selling for $320 per sqft and the low seller was a Murphy Lane Estates coming in at $193 per sqft.

3 Home sales on 1 acre lots in June of 2018.  They sold for an average price per sqft of $181 with an average of 55 days on market.  June 2017 had 3 homes selling for $260 per sqft on average with an average of 37 days on market.  

Homes on 5 Acre Lots

3 homes on 5 acre lots.

They sold for an average price per sqft of $268 with an average of 62 days on market.  The average lot size was 5.98 acres and they sold for 98% of original list price.

  The high seller this month was a Bella Ridge home selling for $278 per sqft and the low seller was an Aspen Creek home selling for $256 per sqft.

June 2018 had 4 homes on 5 acre lots selling for an average price per sqft of $125 the average days on market were 72 days.   June 2017 had 3 homes selling for an average price per sqft of $129 per sqft.  The average days on market were 73.

3 homes selling in the 10 acre lot catagory.

They sold for an average price per sqft of $178 with an average of 58 days on market.  The average lot size this month was 9.83 acres and they sold for 94% of original list price this month.

None of the homes were in a community.

4 homes sold in June 2018 for an average price per sqft of $161 with an average of 63 days on market.  June 2017 had 3 homes  selling for an average price per sqft of $177 with 58 days on market.  

Homes on more than 10 Acres

One home on a 20 acre lot selling for $158 per sqft it was on the market for 67 days and sold for 100% of original list price. 

June 2018 we had no sales.  June 2017 we had  2 homes selling for an average price per sqft of $149 with an average of 75 days on market.

4 Waterfront homes selling for an average price per sqft of $398 with an average of 166 days on market.  The average lot size was .45 acres .  Waterfront homes sold for 92% of original list price this June 2019. 

June 2018 had 6 waterfront homes selling for an average price per sqft of $377 with an average of days on market of 83.  June 2017 had 6 waterfront homes selling as well for an average price per sqft of $314 with an average of 121 days on market.  

 

Condo Sales in Coeur d Alene Idaho

9 Condos selling this June 2019.  Condo prices are down about $5 per sqft from last June.  

They sold for an average price per sqft of $221 with an average of 92 days on market.  They sold for 95% of original list price this month. 

The High seller this month was a parkside Condo selling for $530 per sqft and the low seller was a Mountain Shadows condo selling for $110 per sqft.  The average price per sqft would have bought about half of the condos this month.  Condo Sales include Condos at Mill River, Riverfront House condos, Northwest Village and more.

June 2018 had 14 condos selling for an average price per sqft of $226 per sqft.  with the addition of 1 Parkside Condo selling for $529 per sqft.  The average days on market were 72 days.  June 2017 had 14 condos selling for $166 per sqft on average and 78 days on market.

Manufactured Homes on Leased Lots in Coeur d Alene

Prices up $7 per sqft. 

2 manufactured homes on leased lots selling this month.

They sold for an average price per sqft of $64 and were on the market for an average of 29 days.  They sold for 97% of original list price. 

10 manufactured homes sold in June 2018.  They sold for $57 per sqft on average.  June 2017 had 8 homes selling for $54 per sqft on average.  52 average days on market.
