Coeur d’Alene Idaho Market Report for April 2020

92 Homes sold in Coeur d’Alene Idaho during April 2020. The volume of home sales is down by 16 homes compared to April 2019 which had 116 home sales. We’re sitting on almost 3 months of inventory with about 275 homes on the market.

April 2018 had 135 home sales and April 2017 had 129 home sales.

During the Covid-19 pandemic, we will be providing the housing inventory in each category so you can see how the real estate market is holding up.

Coeur d’Alene New Construction

The volume of new construction home sales has decreased by 19 homes and the average sales price has increased by $12 per sqft. compared to April 2019. There are currently 18 new construction homes on the market, so about 2 1/2 months of inventory.

7 New construction homes sold in Coeur d’Alene Idaho during April 2020 for an average of $196 per sqft. The average lot size was 0.16 acres.

These homes sold for an average of 101% of the listed price. The high seller of the group sold for an average of $228 per sqft. and was from the Garden Grove subdivision. The low seller of the group sold for an average of $169 per sqft. and was from The Trails subdivision.

Home sales in this group include houses from the Garden Grove; The Trails; and Lake Forest communities.

April 2019 had 26 new construction homes sell for an average of $184 per sqft.

April 2018 had 16 homes selling that was New Construction.  The average price per sqft for the month was $140.  2017 had 15 new construction homes selling for an average of $154 per sqft.

The volume of home sales in this group has increased by 14 homes and the average sales price has increased by $24 per sqft. compared to April 2019. There are currently 66 homes on the market in this group, so a little over a month and half of inventory.

35 Existing homes that were built from 2000-2019 sold in Coeur d’Alene Idaho during April 2020 for an average of $201 per sqft. The average time on the market was 90 days. The average lot size was 0.2 acres.

These homes sold for an average of 99% of the listed price. The high seller of the group sold for an average of $255 per sqft. and was from Hayden Grove subdivision. The low seller of the group sold for an average of $98 per sqft. and was from the CDA Place subdivision.
