Coeur d’Alene Idaho Market Report for September 2019

The volume of home sales in Coeur d’Alene Idaho is down this September 2019 compared to September of 2018. This September, there were 139 home sales in CDA. Last year in September, there were 154 home sales. The volume of home sales has increased the most in New Construction with the most home sales overall in homes built between 2000-2018. 173 Homes sold in September 2017 and 171 sold in September 2016.  

Coeur d’Alene New Construction

Coeur d’Alene’s new construction has definitely seen a growth in home sales over the past three years. The volume of home sales has risen this September of 2019 compared to September of 2018 by 13 new homes. However, the average price per sqft. has declined by $11.

25 New Construction homes sold in Coeur d’Alene Idaho during the month of September 2019. The average sales price was $178 per sqft. The average lot size was 0.16 acres. These homes sold for an average of 100% of the listed price.

The high seller of the group was an Alpine Point home that sold for an average of $246 per sqft. The low seller of the group was a CDA Place home that sold for an average of  $117 per sqft.

Coeur d’Alene in September 2018 had 12 New Construction homes sell for an average price per square foot of $187. September 2017 had 7 new homes sell for an average price per sqft of $147.

The volume of sold existing homes that were built between 2000-2018 has declined a bit this September 2019 compared to September 2018 by 6 homes. The average price per sqft. has decreased by $9.

The average sales price was $184 per sqft. and the average time on the market was 63 days. The average lot size was 0.25 acres. These homes sold for an average of 96% of the listed price.

The high seller of the group was a Sanders Park home that sold for an average of $320 per sqft. and spent an average of 25 days on the market. The low seller of the group was a home that sold for an average of $124 per sqft. and spent an average of 128 days on the market.

The volume of sold homes that were built between 1980-1999 has increased by 12 houses this September 2019 compared to September 2018. The average price per sqft. has increased by $5.

26 Existing homes that were built between 1980-1999 were sold in Coeur d’Alene Idaho during the month of September 2019.  The average sales price was $162 per sqft. and the average time on the market was 63 days. The average lot size was 0.3 acres. These homes sold for an average of 97% of the listed price.

The high seller of the group was a Centennial home that sold for an average of $199 per sqft. The low seller of the group was a Park Place home that sold for an average of $130 per sqft.

The high seller of the group was a home that sold for an average of $263 per sqft. The low seller of the group was a Foothills home that sold for an average of $118 per sqft.

The volume of waterfront home sales has increased in September of 2019 compared to September 2018 by two homes. The average price per sqft. has increased by $206.
