Coeur d Alene Idaho Market Report for October 2019

October 2019 had 147 homes sell in Coeur d’Alene Idaho. This number has increased by 22 home sales compared to October 2018 which had 125 home sales. The majority of these home sales can be found in the existing home section as well as the new construction home sale section. October 2017 had 161 home sales and October 2016 had 140 home sales.

Coeur d Alene New Construction

The volume of new construction home sales in Coeur d’Alene Idaho has decreased by two home sales and the average price per sqft. has increased by $20 this month compared to October 2018.

18 New construction homes sold in Coeur d’Alene Idaho during the month of October of 2019.  One of these homes will be recorded in the waterfront section.

These homes sold for an average of $215 per sqft. The average lot size was 0.2 acres. These homes sold for an average of 101% of the listed price.

The high seller of the group was a Reserve home that sold for an average of $303 per sqft. The low seller of the group was a CDA Place home that sold for an average of $120 per sqft.

Homes that sold in this group include homes from the CDA Place; Garden Grove; The Trails; and the Lake Forest communities.

20 New Homes sold in October 2018 in CDA.  They sold for an average price per sqft of $195.

October 2017 had 19 new construction homes selling for an average price per sqft of $220.

33 Existing homes that were built between 2000-2018 sold in Coeur d’Alene Idaho during the month of October of 2019. These homes sold for an average of $214 per sqft. and spent an average of 72 days on the market. The average lot size was 0.2 acres.

These homes sold for an average of 96% of the listed price. The high seller of the group was a Black Rock home that sold for an average of $433 per sqft. The low seller of the group was an Echo Glenn home that sold for an average of $119 per sqft.

The volume of waterfront home sales in Coeur d’Alene Idaho has increased during the month of October 2019 compared to October 2018 by 10 home sales. The average sales price can only be compared in the condo category and it has decreased by an average of $226 per sqft.

11 Waterfront homes sold in Coeur d’Alene Idaho during the month of October 2019.  One of these homes was a waterfront condo; the other a new construction waterfront home; and the other nine are existing waterfront home sales.  

Waterfront Condos

The waterfront condo sold for an average of $386 per sqft. and spent an average of 41 days on the market. This home sold for an average of 100% of the listed price and was from the Riverfront condos.    

1 Waterfront home, a condo, sold during the month of October 2018 for an average of $612 per sqft. and spent an average of 167 days on the market.

The new construction waterfront home sold for an average of $516 per sqft.  The average lot size was 0.23 acres.

The nine existing waterfront properties that sold during October sold for an average of $469 per sqft. and spent an average of 100 days on the market. The average lot size was 0.5 acres. 

These homes sold for an average of 92% of the listed price. The high seller of the group sold for an average of $1001 per sqft. The low seller of the group was a Theis home that sold for an average of $246 per sqft.

3 Riverfront properties sold during October 2017 for an average of $352 per sqft. and spent an average of 189 days on the market.

Condo Sales in Coeur d Alene Idaho

The volume of condo sales during October 2019 compared to October 2018 has risen by 5 sales and the average sales price has increased by $30 per sqft.

14 Condos sold in Coeur d’Alene Idaho during the month of October 2019. One of these condos is recorded in the waterfront property section.

These homes sold for an average of $310 per sqft. and spent an average of 70 days on the market. The average lot size was 0.07 acres.
