Hayden/Hayden Lake May 2018 Housing Market update
May 2018 Home prices are up and the volume is up slightly with 65 homes selling this month. Total volume for the month of may was $22,259,833. 2017 had 58 homes sell for a total volume of $ 21,534,823. May has approximately 200 homes offered on the market right now or about 3 1/2 months worth of inventory available.
Hayden 2018 New Construction volume is down a fair amount with 7 homes selling this month.
Prices are somewhat varied this month with one selling in Rosenberger subdivision for $259 per square foot. You also have one in Stone Creek that went for $205 per square foot. Both of those homes were built by Rosenberger Construction and the average lot size was .35 acres.
The other 5 homes sold for an average price of $174 per square foot. They were located in Hayden North, Hayden Grove and Avondale on Hayden. The average lot size was .19 acres on all but the Avondale home which was on .38 of an acre.
Hayden May 2017 had 13 New Construction homes sell.

Existing Homes sold in Hayden Idaho May 2018 built between 2000 and 2017
May 2018 held perfectly steady with 16 homes selling. Starting at the most expensive and working our way down.
We had 3 Homes sell for an average price of $218 per square foot. Thes 3 homes were in Forest Ridge and Rosenberger. They averaged 64 days on market and the average lot size was .35 of an acre. You will note that the price has held steady on these homes from last year. These are our homes selling for over $500k.
We had 11 homes selling in the average price range of $169 per square foot. These homes were in Strawberry Fields, Broadmore, Moonridge, Hayden Grove and Balser. They averaged 43 days on market and they sold for $1900 more than asking price as a group. But looking thru the list I see a Strawberry Fields house that sold for $6 over asking price. So still very much a sellers market in these homes. These homes price range ran in the high $200k range to mid to upper $300k range.
And the final 2. One in Strawberry Fields that sold for $126 per square foot with 445 days on market. Distressed sale! They broke out as 4 homes selling for an average price per square foot of $218. these homes were in Forest Ridge, Rimrock Forest Estates, Soft pines and a very nice home out of Broadmore. Average days on market was 44 days for these homes.
And the last 7 homes averaged $116 per square foot. Most of these were in Broadmore, with 1 in Loch Haven Hills and one in Balser Estate.

We had 6 homes selling for an average price of $195 per square foot. These homes were in Grouse Meadows, Kyler, Orchard Place and Leisure Park. The average days on market were 46 days and the average lot size was .20 acres.
We had 7 Hayden Homes of this age group sell for an average price per square foot of $167. They averaged 46 days on market and were on an average of .24 acres. Homes in this mix included Castlewood Court, Woodland Meadows, Avondale, Miles and Emerald Estates.
And the final 2 that sold for an average price per square foot of $114. These 2 homes averaged 103 days on market and were on a .27 acre lot. They were located in Hayden Terrace and Loch Haven Hills.
May 2017 had 8 homes selling in this age group.
4 of them sold for an average price per square foot of $125. They were on the market for 52 days and average lot size was .27 acres. These homes came out of Grouse Meadows, Finucane, Emerald Estates and Sabrina’s Place.

One home in Meadow View that sold for $201 per square foot. It was on a .31 acre lot and sold in 42 days.
We had 2 homes one in Valley Green and one that wasn’t in a community that sold for $117 per square foot on average. These 2 homes were on an average lot size of .30 and spent an average of 62 days on market. The home that was not in a subdivision sold for 5k over asking price.
And our final 2 in this age group sold for $139 per square foot on average and they were located in Avondale, and Valley green. The average days on market were 26 days and the average lot size was .32 acres. The Valley Green home sold for $12k over asking price.
May 2017 had 7 homes of this age group sell.
They averaged $126 per square foot and were on the market for an average of 38 days. The average lot size was .37 acres.

We had a busy May 2018 for homes on larger lots. 4 Homes sold this May.
2 of them selling for an average price of $239 per square foot. They were in Avondale on Hayden and Forest Hills average lot size was .52 of an acre and they averaged 45 days on market.
The other 2 one in Pine Hayden that went for $176 per square foot ( .66 of an acre and 61 DOM) and one in Sabrina’s Place that went for $90 per square foot( .72 of an acre and 59 DOM).

May 2017 had 32 homes on 1 acre lots sell. They were located in East shore and Forest Hills. These homes averaged $188 per square foot and were on the market for an average of 71 days.

One in Steele that sold for $232 per square foot. 4.5 acres 47 dom.
One in Herford Ranch that sold for $196 per square foot. 4.73 acres 73 dom.
One in Hayden Lk Irrigation 3.08 acres that sold for $141 per sq.ft. It spent 324 days on market
Two that were not in a subdivision they averaged $127 per square foot and were on 5.50 acres 135 dom.

it was in Hayden lake Irrigation. It sold for $154 per square foot and was on the market for 63 days. Lot size was 4.78 acres.
