Hayden Idaho July 2019 Real Estate Update

69 homes sold during July 2019 up a few from the 61 homes sold in July 2018 and up slightly from the 66 homes sold in July 2017. There is currently 182 homes for sale in Hayden or 2.62 months of inventory. Still very much a sellers market.

Volume in sold New Construction homes for Hayden is down by 6 houses compared to July 2018. The average price per sqft is down by $1.

8 New construction homes in the Hayden area were sold in the month of July 2019. The average price per sqft was $179. The average lot size was 0.19 acres.  These homes sold for an average of 99% of the listed price.

The high seller of the group was a Williams Grove home that sold for an average of $222 per sqft. The low seller of this group was a Hayden North home that sold for an average of $135 per sqft.

14 New Construction homes sold in the month of July 2018 in Hayden for an average of $180 per sqft.

Hayden in 2017 had 10 New Construction homes sell; they averaged $164 per sqft.

Volume is up in the newer home category for the month of July 2019 compared to July 2018. Numbers are up by 11 houses and the average price per sqft is up by $28.

24 Homes in the Hayden area that were built between 2000 and 2017 were sold in the month of July 2019. The average price per sqft was $202.  The average lot size was 0. 36 acres and the average days on market was 63 days. These homes sold for an average of 96% of the listed price. 

The high seller of the group was a Hayden Lake Park home that sold for an average of $299 per sqft. The low seller of the group was a Strawberry Fields home that sold for an average of $147 per sqft. 

Homes sold this month included homes in the Stoddard; Strawberry Fields; and Rosenberger communities.

16 Homes in the Hayden area that were built between 1980 and 1999 were sold in the month of July 2019. The average price per sqft was $178. The average lot size was 0.24 acres and the average days on market was 48 days.  These homes sold for an average of 96% of the listed price.

The high seller of the group was a home built in 1995 that sold for an average price of $242 per sqft. The low seller of the group was a Davis Center home that sold for $131 per sqft. 

Homes sold this month included homes in the Grouse Meadows; Avondale on Hayden; and Loch Haven Hills communities.

The volume of sold waterfront homes is up by 3 houses and the average price per sqft has increased by $61 compared to July 2018.

7 Waterfront homes were sold in the Hayden area for the month of July 2019. The average price per sqft was $335. They spent an average of 74 days on the market. These homes sold for an average of 100% of the listed price.

The high seller of this group was an English Point home that sold for an average of $629 per sqft.  The low seller of this group was an Avondale on Hayden home that sold for an average of $237 per sqft.

The volume of sold condos in this month has increased by 2 homes and the average price per sqft has increased by $32 compared to July 2018.

The high seller of this group was Ridgewood condo that sold for an average of $173  per sqft.  The low seller of this group was a Honeysuckle Glade condo that sold for $129 per sqft.
