June 2018 Hayden Idaho Real Estate Home Values update! Hayden had 71 homes sell in the month of June 2018 up 4 homes from June 2017. There is currently 237 homes on the market or roughly 3 1/2 months worth of inventory. Hayden has 4 homes on the market that are under $100k and 5 Homes that are on the market that are under $200k. 34 Homes that are under the 300k price range. 58 Homes under $400k range. 27 Homes under $500k, 21 homes under 600k and 81 homes over $600k.

There are 32 New construction homes listed for sale in Hayden today. Or about 4 months worth of inventory.
Hayden June 2018 New Construction volume is up by 2 homes prices are up tremendously with a total of 8 homes selling this month!
The average price per square foot for June 2018 New Construction is $200. The range of price though is fairly broad. you have one home selling in Country Hollow selling for an average price per square foot of $156. Home built by Thompson. Hayden Grove ranged from $162 per square foot all the way up to $204 per square foot. All built by Eagle Ridge. Rosenberger and Aspen homes both built in StoneCreek with the average price per square foot ranging from $198 per square foot all the way up to $225 per square foot. Your high seller for the month was a home in Forest Ridge that sold for an average price per square foot of $249.

25 Homes sold this June in 2018. The average price per square foot of those home sales was $157. The average days on market were 70 days and the average lot size was .23 acres.
These homes ranged with Stoddard coming in at $108 per square foot, to Strawberry fields that ranged from $114-$135 per square foot. Broadmore sat in there at $141 to $155 per square foot. We had 5 homes selling in the Month of June that was built pre 1979. These homes averaged $133 per square foot with average days on market of 40 days. The average lot size was .32 of an acre. These homes ranged from Hayden Orchards at $100 per square foot to Emerald Estates which ran from $140 to $146 per square foot.

14 Homes actively for sale on over 1 Acre. This number includes the 2-acre homes so this section we have about 3 months worth of inventory. So still a lot of competition here!
We had 3 homes selling on an average of 1.35 acre lots in June of 2018. They averaged $162 per square foot with average days on market of 91 days. These homes were located in Avondale on Hayden and Hayden Lake Irrigation District.
Homes on 2 Acre Lots
We had 2 homes in June selling on an average of 2.55 acres. These homes averaged $229 per square foot. Homes were in Starling Meadows and one home that was a Hayden Lake secondary home.
Homes on 5 Acre Lots
15 homes for sale in the 5-acre range. Looking at the amount of volume that is selling in these homes we can determine that we have 5 months worth of inventory in this category.
June 2018 had 3 homes sell that were on 5-acre lots.
These 3 homes averaged $127 per square foot. None of them were in subdivisions. The average lot size was 5.33 acres and the average days on market were 118 days.
May 2017 had 1 home on a 5-acre lot sell.

11 Homes for sale that are close to the 10-acre mark. And 7 homes that are over 10 acres. Also lots of inventory in this section also.
2018 June had 1 home that sold on a 10-acre lot. That home sold for $241 per square foot and was on the market for 60 days.
Hayden Waterfront Homes
29 Waterfront homes for sale as I write this. All on Hayden lake except 1 that is on Avondale Lake. This nets out to about 7 months worth of inventory on the market. June 2018 Hayden Waterfront Sales held steady with 4 homes selling
The 4 homes we had to sell this month were quite diverse in the values. We had 2 of the homes selling for an average price of $265 per square foot. These homes were in Hayden Lake and Split Rock. Average square footage of these 2 homes was around 2700 sq ft. The other 2 homes sold for an average price of $699 per square foot. They were actually older cabins in great spots with an average square footage of about 860 sq ft. Lot size was on average this month at .46 acres and the average days on market were 52 days.
June 2017 had 4 waterfront homes sell
2017 had 7 homes on Hayden lake sell in 2017. The average price per square foot was $276.

2 of these homes were in Hayden pines and averaged $44 per square foot. Average days on market were 41 days. The other manufactured home was in the 55+ community of Heatherstone and it averaged $101 per square foot and was on the market for 106 days.

3 Condos sold this month of June 2018. 2 in Ridgewood ranging from $125 per square foot all the way to $190 per square foot. The other condo was in Avery Estates and it sold for $146 per square foot on average. The average days on market for these was 65 days.

3 Condos selling in 2017 which sold for $128 per square foot.
