Hayden/Hayden Lake March 2020 Housing Market update

39 Homes sold in Hayden Idaho during March 2020. 98 Homes are currently on the market, so about two and a half months of inventory.

The volume of home sales for Hayden are down by 16 homes compared to March 2019 which had 55 home sales. March 2018 had 40 home sales and March 2017 had 49 home sales.

Now during the COVID-19 pandemic, we will be sharing the housing inventory in each category so you can see how the real estate market is holding up.

Hayden New Construction

The volume of new construction home sales has decreased by 7 homes and the average sales price has decreased by $16 per sqft. compared to March 2019. There are currently 23 new construction homes on the market.

6 New construction homes sold in Hayden Idaho during March 2020 for an average of $194 per sqft. The average lot size was 0.2 acres.

These homes sold for an average of 100% of the listed price. The high seller of the group sold for an average of $276 per sqft. and was from the Creekstone Corners subdivision. The low seller of the group sold for an average of $141 per sqft. and was from the Hayden North subdivision.

March 2019 had 13 new construction homes sell for an average of $210 per sqft.

2018 had 7 new homes selling for an average price per sqft of $201. 2017 had 9 new homes selling for an average price per sqft of $155.

The volume of home sales in this group has decreased by 4 homes and the average sales price has increased by $19 per sqft. compared to March 2019. There are currently 23 homes on the market in this group.

These homes sold for an average of 99% of the listed price. The high seller of the group sold for an average of $286 per sqft. The low seller of the group sold for an average of $123 per sqft. and was from the Strawberry Fields subdivision.

The volume of home sales in this group has declined by 11 homes and the average sales price has increased by $24 per sqft. compared to March 2019. There are currently 9 homes on the market in this group.
