Hayden/Hayden Lake  2019 June Housing Market update

63 homes sold in June 2019 down 8 homes from June 2018 which sold 71 homes. June 2017 had 67 homes. So volume sold slightly down from that as well.

11 new construction homes selling in Hayden during June 2019. Prices are up $23 per sqft over last June 2018.

They sold for an average price per sqft of $223.  The average lot size this month was .35 acres. 

Your high seller this month was a Forest Ridge home selling for $301 per sqft and your low seller this month was a Hayden North home selling for $144 per sqft. 

New construction numbers this month include Williams Grove, Hayden North, Maple Grove and more. 

8 homes sold in June 2018 for an average price per sqft of $200. June 2017 had 6 homes selling for an average price per sqft of $150.

Existing Homes sold built between 2000 and 2018

19 Existing homes sold that were built between 2000 and 2018.  Prices are up $27 per sqft over June 2018. Days on market are down by about 20 days as well.

June 2019 sold for an average price per sqft of $193 with an average days on market of 51.  The average lot size was .28 acres and these homes sold for 98% of the original list price. 

The high seller this month belonged to a Stonecreek home selling for $237 and the low seller was a Strawberry Fields home selling for $134 per sqft. 

Homes sold this month include homes in Strawberry Fields, Hayden Grove, Forest Ridge, Rosenberger and more. 

25 Homes sold June 2018.  They sold for an average price per square foot of $157 with average days on market of 70 days lot size .23 acres. June 2017 had 32 homes selling for an average of $137 per sqft.  The average lot size was .24 of an acre and they spent an average of 47 days on market.

Home prices are up $11 per sqft in this age group over June 2018 homes spent a little less time on the market as well. by about 2 weeks.

11 existing homes selling for an average price per sqft of $167 with an average days on market of 51 days.  The average lot size was .27 acres and these homes sold for 98% of the original list price. 

The high seller this month was an Avondale on Hayden home selling for $253 per sqft and the low seller was a Leisure Park home selling for $99 per sqft. 

Homes selling this month included Kyler, Ironwood on Hayden and more. 

June 2018 had 12 homes averaging $156 per square foot and were on the market for an average of 68 days.

Home prices are down $8 per sqft in this age group over June 2018 and days on market are up by 79 days on the market.

3 Homes sold that were built prior to 1979.  They sold for an average of $125 per sqft with an average of 119 days on the market.  The average lot size this month was .37 acres and these homes sold for 95% of the original list price. 

June 2018 had 5 homes that were built pre-1979.  They averaged $133 per square foot with an average of 40 days on market.  The average lot size was .32 of an acre.

Hayden June 2017 had 32 existing homes selling for an average of $137 per square foot.  The average lot size was .24 of an acre and they spent an average of 47 days on market.

4 Homes on 1 acre lots:

1 New construction home in Rimrock Meadows Estates selling for $285 per sqft.  3 Existing homes selling for $322 per sqft with an average of 42 days on the market.  The average lot size was 1.04 acres and these homes sold for 96% of original list price. 

We had 3 homes selling on an average of 1.35 acre lots in June of 2018.  They averaged $162 per square foot with average days on market of 91 days.

2 Homes on 5 acre lots selling for an average price per sqft of $213 with an average of 70 days on market.  The average lot size was 4.8 acres.  These homes sold for 97% of original list price. 

3 homes selling in June 2018 averaging $127 per square foot with an average of 118 days on market.

Hayden Homes on 10 Acre Lots

2 homes on 10 acre lots selling for an average price per sqft of $196 with an average of 120 days on market.  The average lot size was 10.45 acres and these sold for 93% of original list price. 

June 2018 had 1 home selling for $241 per square foot and was on the market for 60 days.

Hayden Waterfront Homes

Hayden waterfront prices are down $125 per sqft over last June. Days on market are holding steady.

3 Waterfront homes selling in Hayden this June 2019.  They sold for an average price per sqft of $357 with an average of 56 days on the market.  The waterfront sold for 93% of original list price this June 2019. 

Your high seller this month was an English Point home selling for $425 per sqft and the low seller was a Point Hayden property coming in at $298 per sqft. 

June 2018 had 4 homes selling for an average price per sqft of $482 with an average of 52 days on market. June 2017 had 7 waterfront homes selling for an average price per sqft of $276.

7 Manufactured homes on leased lots selling in June 2019.  They sold for an average price per sqft of $96 with an average of 46 days on the market.  They sold for 97% of original list price this month. 

June 2018 had 3 homes selling for an average price per sqft of $63 with an average of 73 days on market. June 2017 had 3 homes selling for an average price per sqft of $64.

Condo prices have gone up over $30 per sqft from June 2018 which had also seen a price increase of almost $30 per sqft.

One condo selling in Jun 2019 for an average price per sqft of $187 with an average of 57 days on market. The condo this month sold for 97% of original list price.

2018 had 3 condos selling for an average price per sqft of $153 with an average of 65 days on market. June 2017 had 3 condos selling for an average price per sqft of $128.
