Hayden/Hayden Lake  2019 Housing Market update

64 homes sold in Hayden Market in July 2019 Down about 6 homes from the 70 homes of August 2018.  We had 62 homes selling in August 2017.  There are currently 182 homes for sale in Hayden and Hayden Lake.  We are sitting down 55 homes compared to last years available inventory at this time.  We currently sit with 2.84 months worth of inventory.  Very much a seller’s market.

Hayden New Construction

Volume in new construction has gone down by 4 homes in Hayden for the month of August 2019 compared to August 2018. The average price per sqft has decreased by $2.

10 New Construction homes sold in Hayden, Idaho for the month of August 2019. These homes sold for an average of $196 per sqft. The average lot size was 0.23 acres.

The high seller of this group was a home in The Falls/Hayden Lk subdivision that sold for an average of $346 per sqft. The low seller of the group was a home in the Maple Grove subdivision that sold for an average of $124 per sqft. 

Homes sold in this category also include the homes in the Hayden Grove subdivision.

Hayden New Construction had 14 homes selling in August 2018. We did have one that was the high-end home in The Falls that sold for $291 per square foot.  The rest of the homes averaged $198 per square foot and were on an average lot size of .25 acres. 

5 New Construction homes sold in Hayden in August 2017.  They sold for an average price per square foot of $158.

Existing Homes sold in Hayden Idaho  2019 built between 2000 and 2018

Volume is up for homes built in 2000 or newer by 9 houses sold in the month of August 2019 compared to August 2018. The average price per sqft has increased by $16.

22 Existing homes built-in 2000 or newer sold in Hayden for the month of August 2019. These homes sold for an average of $182 per sqft and spent an average of 54 days on the market. The average lot size was 0.245 acres. These homes sold for an average of 98% of the listed price.

The high seller of the group was a Rosenberger home that sold for an average of $300 per sqft. The low seller of the group was a Broadmore home that sold for an average of $115 per sqft.

Homes in this category include the Rosenberger; Hayden Grove; Broadmoore; Strawberry Fields; and Stoddard communities.

Hayden existing homes that were built between 2000 and 2017 had 12 homes selling in the month of August 2018.  Prices ranged from $150 per square foot all the way up to $191 per square foot.  With the average coming in at $166 per square foot.  The average days on market were 59 days and the average lot size was .27 of an acre. 

13 Homes sold in 2017 for an average price per square foot of $155.  The average days on market were 58 days and the average lot size was .26 of an acre.

Volume is down in homes sold in this category by 3 houses in the month of August 2019 compared to August 2018. The average price per sqft has increased by $17.

10 Existing homes built in 1980-1999 were sold in Hayden for the month of August 2019. These homes sold for an average of $177 per sqft and spent an average of 71 days on the market. The average lot size was 0.314 acres. The homes in this category sold for an average of 96% of the listed price.

The high seller of the group was an Ironwood on Hayden home that sold for an average of $234 per sqft. The low seller of the group was a Leisure Park home that sold for an average of $123 per sqft.

Homes in this category include homes in the Avondale on Hayden and the Loch Haven Hills communities.

Hayden Existing homes that were built from 1980 to 1999 had 13 homes to report in the month of August 2018.  These homes averaged out to $160 per square foot with the prices ranging from the $141 range all the way up to a few in the $199 per square foot range.  The average days on market for this group was 62 days and the average lot size was .29 acres.

9 Existing homes that were built pre-1979 were sold in Hayden for the month of August 2019. The average sales price was $140 per sqft. The average lot size was 0.31 acres and these homes spent an average of 82 days on the market. Homes in this category sold for an average of 97% of the listed price.

The high seller of the group was a Rainbow’s End home that sold for an average of $267 per sqft. The low seller of the group was an Emerald Est. home that sold for an average of $158 per sqft.

Homes in this category also included the Avondale on Hayden and Pineview communities.

6 Existing homes built pre-1979 were sold during the month of August 2018.  These homes sold for an average price per square foot of $137  and spent an average day on the market of 59 days. 

7 existing homes selling in August 2017.  The homes sold for an average price per square foot of $116.  They were on the market for 60 days and had an average lot size of .27 acres.

No home sales with 1-acre in the month of August 2019.

2 Homes on 1 acre lots sold in August 2018.  These 2 homes averaged $177 per square foot and were on the market for an average of 72 days. 

2017 August had 5 homes on 1 acre lots sell.  They sold for an average price per square foot of $156.  They were on the market for an average of 79 days.

Homes on 5 Acre Lots

Volume is down by only one home and the average price per sqft has decreased by $29 for homes with 5-acre lots in the month of August 2019 compared to August 2018.

4 Homes on 5-acre parcels were sold in Hayden during the month of August 2019. These homes sold for an average of $185 per sqft and spent an average of 87 days on the market.  The average lot size was 4.53 acres. Homes in this category sold for an average of 95% of the listed price.

The high seller of the group sold for an average of $277 per sqft. The low seller of the group sold for an average of $132 per sqft.

Hayden had 5 homes on 5 acre lots sell in the month of August 2018.  They sold for an average price per square foot of $214 and were on the market an average of 154 days. 

August 2017 had 1 home on a 4.7-acre lot selling.  It averaged out at $216 per square foot

Hayden Homes on 10 Acre Lots

One home with over 10-acres sold in Hayden during the month of August 2019. It sold for an average of $823 per sqft and spent an average of 92 days on the market. The lot size was an average of 280 acres. It sold for an average of 100% of the listed price.

Hayden Idaho homes on 10 acre lots: we had 2 selling in August 2018.  One in 4-S Ranch and one in Mountain Springs.  They were on the market for an average of 210 days and they sold for an average price per square foot of $171. 

We were up on 10 acre lots as well with 1 home selling in 2017 for an average price per square foot of $100.  It was on the market for 233 days.

Hayden Waterfront Homes

Volume in Hayden Waterfront Homes has decreased by one home and the average price per sqft has decreased by $27 in the month of August 2019 compared to August 2018.  

4 Residential Waterfront homes sold in Hayden during the month of August 2019. These homes sold for an average of $323 per sqft. They spent an average of 249 days on the market. The average lot size was 0.44 acres.

The high seller of this group sold for an average of $374 per sqft. The low seller of the group was an Avondale on Hayden home that sold for an average of $225 per sqft. Homes in this category included houses in the Honeysuckle Hills and Avondale on Hayden communities.

Hayden had 5 waterfront properties sold in August 2018.  3 of them in Hayden Lake park they sold for an average price per square foot of $417.  The other 2 homes also on Hayden lake sold for an average price per square foot of $250.  They were on the market for an average of 86 days.

Comparatively to August 2017 which had 4 waterfront homes sell 3 of them on Hayden Lake and one on Alpine Lake.  They sold for an average price per square foot of  $218 and spent an average of 268 days on market.

Volume in sold manufactured homes has increased by one home and the average price per sqft has decreased by $14 in August 2019 compared to August 2018.

3 Manufactured homes on leased lots sold in Hayden during the month of August 2019. They sold for an average of $86 per sqft and spent an average of 39 days on the market. These homes sold for an average of 99% of the listed price.

The high seller of the group was a Heatherstone home that sold for an average of $112 per sqft. The low seller of the group was a Hayden Pines home that sold for an average of $70 per sqft.

55+ communities prevail in the month of August 2018 with 2 homes selling on rented lots one in Heatherstone that sold for an average price per square foot of $136.  The other home in Sun Air Estates that sold for an average price per square foot of $64.  The average days on market were 37 days.

The volume in sold Hayden Condos is down by 2 homes this month compared to August 2018. The average price per sqft has increased by $5.

One condo was sold in Hayden during the month of August 2019. It sold for an average of $168 per sqft and spent an average of 45 days on the market. It sold for an average of 106% of the listed price.

2018 August had 3 condos sell.  One in Village Drive Condos, one in Village at Hayden.  The condos this month averaged out at $163 per square foot and were on the market an average of 45 days.

2017 had 1 condo sell it was in Loch Haven Hills and sold for an average price per square foot of $96.  it spent 63 days on the market.
