Remember Idaho is a non-disclosure state so you are not going to find exact values here.  But a good rule of thumb take the style of home your interested in and take the average price per sqft and multiply it by the square footage of the home you like.  You will be in the ballpark.  Contact us to crunch those numbers tighter.

4th Quarter 2018

Multi-Level Homes

2 Existing Multi- level homes sold in Prairie FAlls during the 4th quarter.

They sold for an average price per sqft of $130 with an average of 61 days on market.  The average lot size was.22 acres.  They were both 4/3 with a 2 car garage.

The high sale was $138 for a 1999 build the low sale was $125 per sqft and this home also paid $3000 towards buyers closing costs.

Ranchers

6 Ranchers sold this 4th quarter in Prairie Falls  they sold for an average price per sqft of $183 and was on the market for an average of 49 days.

You had 1 home with zero days on market which is skewing the numbers a little.  I would expect overall days on market to be closer to 65.

All homes selling were 3/2 with a 2 car garage.  Built from 1997 to 2002.  Your high seller was a 1999 build selling for $208 per sqft and your low seller was a 2001 build selling for $174 per sqft.

Split Entry Homes

One Split entry sale this 4th quarter of 2018.  It was a 3/2 with a 2 car garage built in 1999 and selling for $130 per sqft. The average days on market was 64 days.  The home was built in 1999.

3rd Quarter 2018

7 homes sold during the 3rd quarter of 2018.  3 Ranchers on a basement, 1 Multi-level home, 2 ranchers and a split entry.

Ranchers on a Basement

3 ranchers with a basement sold for an average price per sqft of $119.  They were on the market for an average of 90 days.

All 3 of these were 3 baths with an assortment of 3,4 or 5 bedrooms.  Your high seller was a 4/3 with a 2 car selling for an average of $127 per sqft and your low one this quarter was a 3/3 with a 2 car coming in at $106 per sqft.

Multi-Level Homes

One Multi-level home selling for an average price per sqft of $157 with an average of 33 days on market.

The home was a 3/2.5 with a2 car garage.

Ranchers

2 Ranchers sold this quarter price was pretty diverse with one selling for $173 per sqft 3/2 with a 3 car garage 41 days on market and the other one going for $133 per sqft with 88 days on market.

Split Entry Homes

One split entry home selling for $112 per sqft.  The average days on market was 95 days. 

The home was a 3/3 with a 2 car garage.

2nd Quarter 2018

10 Homes sold in Prairie Falls during the 2nd quarter of 2018.  One rancher with a basement, 5 Ranchers, 4 split entries and a tri level.

Rancher with Basement

A rancher with a basement sold for an average price per sqft of $109Days on market was 73 days. 

It was a 4/3 with a 2 car garage.

Ranchers

5 Ranchers sold for an average price per sqft of $172.  Days on market averaged 37 days. 

These homes did have a little range in the price of these with the high sale going for $193 per sqft and the low sale coming in at $159 per sqft.  That one was a 4/2.5 with a 2 car garage the rest were all 3/2 with a 2 car garage.

Split Entry Homes

4 Split entry homes sold this quarter for an average price per sqft of $139.  The average days on market was 47 days. 

Price was tight on these with them all selling within $5 of the average.  Most of these were a 3/2 with a 2 car did have 1 4/2 and one with a larger garage.

Tri-Level Homes

One tri-level home selling for an average price per sqft of $147.  It was on the market for 26 days. 

The home was a 4/2 with a 2 car garage.

1st Quarter 2018

5 homes sold during the first quarter of 2018 in Prairie falls.  It included ranchers with basements and 3 split entry homes.

Ranchers on Basements

2 Ranchers sold for an average price per sqft of $101 and were on the market for an average of 111 days.

You had a good spread on the average here with one home selling for an average price of $89 per sqft and the other selling for $115 per sqft.   One was a 4/3 with a 2 car garage and the other was a 4/2 with a 2 car garage.

Split Entry Homes

3 Split Entry homes sold for an average price per sqft of $116 and were on the market for an average of 82 days. 

The 4/3 with a 2 car was the low sell of this style coming in at $104 per sqft and the high sale of this stle this quarter was a 4/2 with a 2 car coming in at $125 per sqft.
