4th Quarter 2018

Ranchers

4 Ranchers sold in Woodbridge during the 4th quarter.  They sold for an average price per sqft of $174 and were on the market for an average of  51 days.  The average lot size was .19 acres.

Your high seller in this group this quarter was a 3/2/2 selling for $194 per sqft it was a 2002 build.  Your low seller was a 2004 build 3/2/2 selling for $155 per sqft.

If you were going to buy in here or sell one in good condition I think you should budget somewhere between $180 per sqft up to $195 per sqft.

Multi- level

One Multi level home selling during the 4th quarter.  It sold for $160 per sqft and was on the market for 44 days.  The home was a 4/2/2 and built in 2003.  Seller did pay $5188 in buyers closing costs on this one.

3rd Quarter 2018

8 home sold in Montrose in the 3 rd quarter 5 Ranchers and 3 Split Entry homes.

Ranchers

The 5 ranchers sold for an average price per sqft of $181.  The average days on market were 52 days.  

You did have a good spread in there this month with the low sale coming in at $156 per sqft and the high sale coming in at $200 per sqft.  Condition and amenities are making a difference.

Split Entry Homes

3 split entry homes sold this quarter.  They sold for an average price per sqft of $127.  They spent an average of 58 days on market. 

Most of these were 4/2 or 3 with 2 car garages.

2nd Quarter 2018

Montrose 2nd quarter had 5 homes sell.  2 ranchers, 2 split entries and a tri-level.

Ranchers

The 2 ranchers sold for an average price per sqft of $173 with an average of 34 days on market. 

These 2 homes were both 3/2 with a 2 car garage.

Split Entry Homes

The 2 split entry homes sold for an average price per sqft of $137 they were on the market for an average of 54 days. 

One of these homes was a 3/2 with a 2 car garage and the other was a 4/3 with a 2 car garage.

Tri-Level Homes

And one Tri-level home selling for an average price per sqft of $147.  It was on the market for 45 days.

The home was a 3/2.5 with a 2 car garage.

1st Quarter 2018

3 Ranchers sold for an average price per sqft of $162.  They were on the market for an average of 110 days.

You did have a good range in here on home prices with the high seller coming in at $190 per sqft.  (104 days on market) and the low seller coming in at $141 per sqft  (178 days on market.  The average price is what sold quickly.  I am sure condition and amenities had something to do with the low and high price.
