Coeur d Alene Idaho September 2017 Market Report

Coeur d Alene closed 173 properties in September 2017! These are new constructions, old homes, residential waterfront, manufactured homes, and condos combined. In the previous year, they’ve sold about 171 properties! Sold Volume very similar.  Prices up in most categories.

 

7 New Construction homes sold September 2017

These properties averaged 0.16 acres and sold for $147 per sq ft. They were on the market for 130 days on average. The new homes are located in Anthem at Lake Forest, Lake Forest West, Columbus Park, Garden Grove, Mill River, Cd’A Place and Lake Forest West Subdivisions. In 2016, 14 new construction homes were sold. They averaged 0.2 acres and sold for $127.3 per sq ft. The homes were on the market for an average of 133 days. Volume is down yet the prices are up $20 per square foot.

56 Homes Built between the years of  2000 to 2016 Sold

The homes averaged 0.19 acres and were on the market for only 71 days! They were sold for an average price of  $153 per sq ft. The properties are located in the subdivisions of  CdA City, Northwest Townsite, The Trails, The Landings at Waterford, Cd’A Place, Mill River, Meadow Ranch, Princetown, Hawks Nest, Lake Forest Townhouse, Sunshine Meadows, Black Rock Golf Cottages, Canfield Corners, Black Rock, Ramsey Meadows, Heartland, North Pines, Bentwood Park and Woodland Heights Subdivisions. The previous year, 49 homes of this type were sold. 2 of them are townhomes. They averaged 0.21 acres and sold for $137.12 per sq ft. They were on the market for 87 days on average. Volume is up and there’s also a significant increase in price!  Prices up about $16 per square foot.

 

28 Homes Sold that were  Built in between the years of  1980-90s

On average, it only took 2 months to sell these properties. They averaged 0.24 acres and sold for $126 per sq ft. The homes are located in Armstrong Park, Carriage Court, Cd’A Place, Heartland, Best Hills Meadows, Woodland Heights, Fairway Meadows, Hoffman, Davis Park, North Park, Foothills, Park Place, Beckers, Fairway Forest and Pinegrove Park Subdivisions. In 2016, 22 homes were closed. They averaged 0.24 acres and sold for $119 per sq ft. The homes were on the market for 75 days on average. Volume is up and prices are up approximately $7 per square foot.

32 Homes Sold that were  Built between the years of  1920 to 1979

These existing homes averaged 0.22 acres and sold for $115 per sq ft. They were on the market for 68 days on average. The properties are in Fairway Est, Woodland Heights, Pine Hills, Cherry Heights, Fairway Forest, Sanders Park, Best Land, Fruitlands, Sleepy Hollow, Whitla, Becks, Boothe, Glenmore Add, Northwest Townsite, Best Land Annex, Simms, Allens, CdA & Kings, Reids, Simms, Columbus Park, Stetler, Craik Park and Forest Hills. The previous year, 27 properties that averaged 0.28 acres were sold for $109 per sq ft. They were on the market for 108 days on average. Again, the volume is up and the prices are up about $6 per square foot.

 

10 Homes Sold that were Built Pre 1920’s Selling in Coeur d Alene

These properties were on the market for 92 days on average before it was sold for $141 per sq ft. The homes averaged 0.22 acres. They’re mostly inthe Coeur d Alene Garden District:  Cda & Kings, Reids, O’Brien, Reids, Kootenai, Spokane Add and Whitla subdivision. In 2016, 11 properties that averaged 0.16 acres were sold.  They were on the market for 65 days on average and sold for $179.38 per sq ft.  Condition may be the reason these numbers are down a little this month.

5 Homes on 1-2 Acre Lots

These homes are in Daboll Estates, Armstrong Park, Harbor View and Summerset Ridge. They averaged 1.2 acres and sold for $199 per sq ft. It took an average of 74 days on average to sell these homes. In September 2016, 4 properties that averaged 1.2 acres were sold for $160.35 per sq ft. They were on the market for 97 days on average. Volume is up and prices up $39 per square foot over last year.  

2 Homes sold September 2017  on 2-4 Acre

These properties averaged 2.62 acres and sold for $136.46 per sq ft. They were on the market for 74 days on average. One of this type was sold in 2016. It’s a 1992 home located in Armstrong Park. Its size was 2.57 acres and sold for $206.35 per sq ft. It stayed on the market for only 55 days. Volume is up by one price not up but maybe condition related.

4 Properties on 4-5 Acre Lots Closed

One of these is built by Bestway Builders and took 85 days to sell on average. They sold for an average price of  $138 per sq ft. In 2016, 3 homes that averaged 4.61 acres were sold. They stayed on the market for 104 days and sold for $137 per sq ft.

2 Homes on 6-10 Acre Lots Sold September 2017

These two properties were built in 1978 and 1991. Average days on market were  136 and 116 days respectively. They sold for an average of $113 per sq ft and averaged 8.22 acres. The previous year, 2 homes of this property type were closed. They averaged 8.13 acres and sold for $176.2 per sq ft. The homes stayed on the market for 143 days.

2 Homes on 10+ Acre Lots Sold September 2017

They averaged 14.25 acres and sold for $196.1 per sq ft. On average, it took 180 days to sell on the market. In 2016, one 1987 home that was 28.8 acres in size was sold. It took 91 days to sell on the market and sold for $131.12 per sq ft. Prices definitely up in this category.

2 Waterfront Homes on Lake Coeur d Alene  Selling in September

The two properties averaged 0.98 acres and were on the market for 50 days before selling for $371 per sq ft on average.  The first home was built in 1978, sold for $1.4 million and located in Blackrock Bay. The second property is in Rockford Bay and sold for $647K. In September 2016, 4 waterfront properties were sold. They’re in Black Rock (2 properties), 1 in Rockford Bay and another in Kidd Island. They averaged 0.72 acres and sold for $318 per sqft and was on the market for 133 days.

 

 5 Waterfront Homes on the Spokane River Sell In September 2017

These homes averaged 0.54 acres and sold for $336.45 per sq ft. They were on the market for 168 days. They’re located in Courtyard Homes and Edgewater Subdivisions. One of these properties is a condo that was sold for $453.21 per sq ft. It stayed on the market for 104 days.

12 Condos Selling this September

The properties were on the market for only 68 days on average and sold for $193 per sq ft. 11 condos were sold in 2016. They were purchased for $170 per sqft and was on the market for 106 days on average. Volume up and prices up about $23 per square foot.

 

6 Manufactured Homes on Rented Lots Sold this September

4 of these are in Oakcrest, 1 in Cd’A Village and another in Ramsey Meadows. They were on the market for only 61 days and was sold for $49 per sq ft. In 2016, 12 homes of this type were closed. They were on the market for 44 days and sold $39.5 per sq ft. Volume is down a little but prices up almost $10 per square foot.
