Post Falls January 2018 Market Report
Post Falls has started the year with volume up 70 homes closed in January! 2017 January, had 59 homes sold. Volume is up as well as the prices!
Currently, there are 225 homes that are active in Post Falls. 165 of these properties are pending so that leaves about 60 available homes for sale. That’s less than 1 month of inventory. Of all the market in Kootenai County, Post Falls has the least amount of inventory which means there is no better time to sell your home!
Twenty-Six New Construction Homes sold this January 2018.These properties averaged 0.22 acres and were on the market for 221 days on average. They sold at $123 per sq ft. The new homes are located in Foxtail, North Place, Starweather Estates, Whiskey Flats, North Place, Crown Pointe, Tullamore, Blue Grass Corner, Country Meadows, Millers Landing and Viking Estates. Most of these new properties were built by Viking Construction, Hallmark Homes, Hayden Homes and Monogram Homes. Last year, only 13 new homes were closed. The properties averaged 0.2 acres and stayed on the market for 221 days – same as this year. The volume went up by 100%.
Homes Built Between 2000-2016
Fifteen Homes built between 2000 and 2016 sold this January 2018. The homes stayed on the market for 106 days and sold for an average price of $136 per sq ft. They averaged 0.17 acres and mostly located in Crown Pointe, Obsidian Acres, Crossings, Tullamore, Greenside Vista, Fieldstone, Riverside Harbor, Montrose, Treaty Rock and Prairie Falls Subdivisions. In 2017, 13 homes of this age sold. They averaged 0.18 acres, were on the market for 75 days and sold for $124 per sq ft. The volume is up and the prices are up about $12 per square foot. Or a dollar a month!
Homes Built Pre 1999
The homes that were built prior to 1999 we had 19 homes close this January 2018. They were on the market for an average of 98 days. They averaged 0.25 acres and sold for an average price of $122.88 per sq ft. The location of these homes are in Alan Park, River Run, Caseys Place, Compton, Fairwinds, Tall Pines, Highland Park, River Park, Royal Highlands, Riverview Park, Riverview, Bentley Village, Post Falls Irrig, Drumhellers and Post Falls Subdivisions. The previous year, the same number of homes were sold. They averaged 0.23 acres and sold for $108 per sq ft.
1 Home on 1/2 Acre Lot
This is a manufactured 1975 home with 0.6 acre in size. It was on the market for only 40 days and sold for $70 per sq ft. In 2017, 3 homes that averaged 0.53 acres were sold. they were on the market for 70 days.
3 Homes on 4-5 Acre Lots Sold
Two of these properties are located in Greenacres and Mica Acres Subdivisions. They averaged 5.1 acres and sold for $150 per sq ft. In January 2017, 2 homes that averaged 4.6 acres were sold and were on the market for 111 days.
2 Properties on 6-10 Acre Lots
These are 1968 and 1996 homes that averaged 6.3 acres. There average days on market were 123 days for $129.14 per sq ft.
1 Manufactured Property on Leased Lot Closed
Located in River City Village, this 1969 home was sold in only 22 days! It was purchased for $22.1 per sq ft. Last year, one property located in Lucky Pines was sold. It stayed on the market for 76 days and sold for $25 per sq ft.
2 Condos Sold
These 2 condominiums are located in Prairie View Terrace and were on the market for less than 2 months for an average day on market. Built-in 2007 and 2008, the condos sold for $128.7 per sq ft. 2 condos were also sold in 2017. The properties were on the market for 97 days and sold for $176 per sq ft.
