Athol Idaho 83801 June 2018 Home Values Update

Athol sold a total of $6,208,870 worth of homes this June 2018.  A total of 14 homes compared to 8 homes in 2017.  Actually still down 1 home from 2016 which sold 15 homes.  There are currently 61 homes for sale in the Athol market or almost  4 1/2 months worth of inventory.  To compare to last year and 2016 read here.

 

New  Construction in Athol Idaho

4 new construction homes this June sold in Athol.  We had one home built by timberland that sold for $103 per square foot  ( home with an unfinished basement) it was on 5 acres.  The other 3 homes sold for an average price per square foot of $195.  These homes were built by Daum Construction in Bright Star and TRCH had the other 2 in non-subdivided communities.

No 2017 new construction to compare to.

We had 4 homes selling this June in the town of Athol.

2 Manufactured homes in Amberlee Park that sold for an average price of $124 per square foot.  The average days on market were  125 days.  These homes were on a .19 acre lot.

The other 2 homes were stick built homes one in Pinetree Ranch selling for $197 per square foot.  It was on a .25 acre lot.  The other home was in Farragut community and it sold for $174 per square foot and was on a .99 acre lot.  The average days on market for those 2 homes was 33 days.

Prices are down slightly on stick built homes compared to 2017.  2017 had 1 stick built home on .25 acres selling for $210 per square foot.

Athol Homes on 5 Acres

6 homes on 5 acre lots sold this June in Athol Idaho.

They broke out with 2 homes selling for $140 per square foot.  One of these was in Eightmile Prairie and the other was not in a subdivision.  The one that was not in a subdivision was a large home over 4000 sq ft.  Hence the reason a little lower price per square foot.  The average days on market for these 2 was 80 days.

One home in Hackney Field that was a very large home that sold for $38 per square foot.  Days on market was 11 days.

And the final 3 homes averaged $212 per square foot they were on the market for an average of 92 days. They were in Sienna Ridge and  Flying W Ranch.

2017 had 4 homes selling on 5 acres with the average price .per square foot coming in at $152 per square foot.

Homes on 10 Acres in Athol

June 2018 had 3 Athol homes on 10 acre lots sell.  They averaged $172 per square foot and were all manufactured homes. The average days on market were 50 and the average lot size was 9.86 acres.  No subdivisions for any of these 3 homes.

Compared to 2017 prices are down on these homes with the average price per square foot running $209 per square foot.  These homes were also manufactured homes.

Athol Homes over 10 Acres

.June 2018 had 2 homes that were on larger lots sell.

One manufactured home that was on 12.5 acres sold for $180 per square foot and was on the market for 71 days.  The other home was a stick built home on 20 acres that sold for $189 per square foot and was on the market for 69 days.
