Athol Idaho Real Estate Market Update for April 2019


11 Homes sold in Athol Idaho during April 2019 down slightly from 15 home sales in April 2018 and up tremendously from the 7 homes sold in 2017.

There is currently 44 homes for sale in Athol Idaho or roughly 4 months worth of inventory.

 

New  Construction in Athol Idaho

New Construction prices are up $27 per sqft over last April!

3 New Construction homes sold during April 2019. All on 5 acre lots.   2 Timbered Ridge homes selling for an average price per sqft of $251 per sqft They were in Timbered Estates and Lewellen Creek Estates Respectively.  And One Daum Construction build in Lodge Haven selling for an average price per sqft of $202.

April 2018 also had 3 New Construction homes selling for an average price per sqft of $224.  These homes were also on 5 acre lots.  April 2017 had 1 new construction home selling for $190 per sqft.

One home on a city lot selling in April 2019.  This home was in Pinetree Ranch on .25 of an acre selling for an average of $181 per sqft with 48 days on market.  This home sold for 94% of list price.

April 2018 had no home sales on city lots or lots less than 1 acre.  April 2017 had 1 home in Pine Tree selling for $130 per sqft with 35 days on market and on a .25 acre lot.

Homes on 1-2 Acre lots

Homes on 1-2 acre lots.  We had one manufactured home selling this April for an average price per sqft of $182 with an average of 25 days on market.  It was on a 2.5-acre lot and sold for 100% of list price.

April 2018 had no home sales on lots of this size.  April 2017 had 1 home selling for $117 per sqft it was on 1 acre and spent 60 days on the market.

Athol Homes on 5 Acres

2 Existing homes on 5 acre lots sold in April 2019.  The prices were so far off this month I am going to give them to you separately.

One that was not in a community selling for $244 per sqft with 78 days on market.  It was a 2017 build and a 1700 sqft home.  The other home was a 3332 sqft home built in 2015 that sold for an average price per sqft of $130 with an average of 156 days on market.

April 2018 had 6 homes selling for an average price per sqft of $170 with an average of 96 days on the market.  The average lot size was 4.5 acres.  2017 had 2 homes selling for an average price per sqft of $165 with 82 days on the market.  The average lot size was 5.06 acres.

2 homes on 10 acre lots selling in April.  Both homes were Manufactured homes in Abbott Dells.  They sold for an average price per sqft of $196 with an average of 61 days on the market.

April 2018 had 5 homes selling for an average price per sqft of $191 with an average of 67 days on the market.  The average lot size was 9.9 acres.  April 2017 had 1 home selling for $171 per sqft with 104 days on the market.  

 

Athol Homes over 10 Acres

2 Homes over 10 acres sold this April 2019.  They sold for an average price per sqft of $203 with an average of 222 days on market. 

One of the homes was a 1999 build on 16 acres it sold for an average price per sqft of $169 with 201 days on market.  It sold for 96% of the original list price.

The other home was a 2014 build on 19 acres selling for an average price per sqft of $261 with 243 days on market.  It sold for 87% of the original list price.

April 2018 had 1 Kelso lake property selling for $391 per sqft it was on 37 acres and spent 165 days on market.  2017 had 1 home on a 15-acre lot selling for $185 per sqft with 104 days on market.
