Coeur d Alene Idaho Market Report for May 2018
Coeur d Alene Volume down by 14 homes this May 2018 compared to last May. We sold 154 Homes in May 2017 compared to 140 homes in May 2018. The total volume of home sales for 2017 was $53,634,475 compared to $43,946,425 in May of 2018 or down in total volume $9,688,050 to break it down a little further for you. 523 active homes on the market of which 182 are pending. We are still running in a seller’s market! If you are thinking of selling now is the time.
Coeur d Alene New Construction
New construction volume held close to steady with 21 new homes selling this May 2018. Homes sold included homes in Coeur d Alene Place, The Trails, Anthem at Lake Forest, Orchard Lands and Alpine Point. The average price per square foot for the new homes this month came in at $148 per square foot.

41 Homes in this age group sold this May 2018. These homes average $164 per square foot. Prices up substantially from last year. The average lot size was .20 acres, average days on market were 61 days and the average price per square foot was $164. Homes selling this month included homes in Sunshine Meadows, Coeur d Alene Place, Trinity, Lake Forest, Hawks Nest, The landings at Waterford and more.

2017 had 6 homes selling on larger than regular city lots. 2 Homes in Hayden View that were on an average of .68 acres that sold for an average price of $116 per square foot 37 DOM ( Days on Market). 2 Homes in Best hills Ranch that sold for an average price per square foot of $182 167 DOM. And 1 home in Indian Meadows that went for $142 per square foot, on .82 of an acre and spent 39 DOM. And one home in Creekside Meadows that went for $64 per square foot, 99 DOM, and .63 acres.

2018 had one home on an acre lot sell. That home was at Ridge at Cougar bay it was on the market for 40 days and sold for $261 per square foot.
2017 had 7 Homes on 1 acre lots sell. Prices are again all over the board.
- One home in Black Rock that sold for $333 per square foot. It spent 45 DOM and was on .96 acres. This was a very large home at 6705 sq ft.
- One home in Syringa Heights that was on 1.49 acres spent 37 DOM and sold for $183 per square foot.
- One home in Blackstone Estates that was on a .89 acre lot. 91 DOM and sold for $167 per square foot.
- One home in Gardendale that spent 118 DOM was on a .91 acre lot and sold for $95 per square foot.
- 3 Homes that were not in any subdivision.
- one on 1.03 acres that sold for $125 per square foot 38 DOM
- One on 1.26 acres that sold for $140 per square foot 46 DOM
- One on 1.37 acres a 1956 build that sold for $66 per square foot. 99 DOM. This was a very large home 4895 sq ft.

May 2018 had 1 home on 2.4 acres sell it was in Powers and it sold for $151 per square foot and was on the market for 110 days.
2017 had 2 Homes selling on 2-4 acres. One Secondary home in Harbor View that was on 1.9 acres it sold for $189 per square foot. 98 DOM. The other home was a River Ridge Terrace property 4117 per square foot home was built in 1983 and it sat on 3.82 acres.

Coeur d Alene Homes on 4-5 acre lots had 4 homes sell this May 2018. They averaged $156 per square foot with average days on market of 56 days. The average lot size was 4.34 acres.
May 2017 had 3 homes on 4-5 Acre lots sell. None in Subdivisions they sold in the low to mid $300k range. With one 4.77 acre lot coming in at $91 per sq ft with 62 DOM, One coming in at $113 per sq ft it was on 5.02 acres and spent 56 DOM the other home was on a 5 acre lot and sold for $119 per square foot and was on the market for 44 days.

May 2017 had 4 homes selling on 6-10 acre lots. One in Kroetch Estates that was on 7.53 acres that sold for $195 per sq ft. One in Hayden View that was on 10.24 acres that went for $112 per sq. ft this was a big house at 5789 sq ft. and 2 that were not in subdivisions. One on 10.29 acres that went for $144 per sq ft. and one on 10.06 acres that went for $253 per sq ft.
