Coeur d Alene Idaho Market Report for April 2018

 

2018 had 135 homes sell this April 2018.  Volume up slightly from 2017 which had 129 homes sell.  See how the home prices did in each age group this year over last.  Prices up in some price ranges but not all.  See how it breaks out below.  There is currently about 3 1/2 months worth of inventory for sale in Coeur d Alene.  Still very much a seller’s market in most price ranges.

 

Coeur d Alene New Construction

 

2018 New Construction held pretty steadily at 16 homes selling this April 2018 verses 15 from last year.  The homes that were built this month were all quite large and I would expect a lot of them had unfinished basements.  So your number is a little skewed A couple of single level homes that sold this month went for $157 per square foot and one in Garden Grove went for $197 per square foot.  Otherwise, the monthly average was $140 per square foot.  Homes that closed this month were a few in Coeur d Alene Place built by Greenstone.  Lake Forest West, Anthem at Lake Forest and a Couple at The Trails.   Average lot size was .18 acres.  Build time is appearing to be in the approx 5-6 month timeframe.

2017 New Construction in Coeur d Alene had 15 homes selling in April.  Those homes averaged $154 per square foot and were on a .15 lot on average.

Coeur d Alene Homes built from 2000 to 2017

40 Existing  Homes sold this April 2018 in Coeur d Alene that were built from the year 2000 to 2017.  Down slightly in volume from last year.  Home prices held steady from last year with homes selling for an average of $153 per square feet.  Average days on market were 57 days also pretty similiar to last year and average lot size was .22 acres.  The majority of the homes selling in this division include homes at The Landings at Waterford, Hawks Nest, Coeur d Alene Place, Legacy place and North Pines.

April 2017 had 46 homes selling in this age group.  These homes averaged $153 per square foot were on the market for an average of 51 days.  These homes averaged.20 acres.

22 Existing Homes sold in this age group April 2018 in Coeur d Alene.  Up slightly from last year.  Average sales price is also up in this age group with the average price per square foot coming in at $145.  Average days on market are slightly longer than last year with 69 days.  Average lot size is .23 of an acre.     Homes in this age group include Coeur d Alene Place, Best Land, Fairway Meadows and Park Terrace.

April 2017 had 18 homes selling that were built from 1980 to 1999.  These homes averaged $124 per square foot.  They were on the market for 51 days on average.  Lot size was .21 acres on average.

Coeur d Alene Homes built from 1940 to 1979

Volume down slightly in this age group with 15 homes selling this April 2018.  Prices are up though with the average price per square foot coming in at $122.  Average days on market is down slightly at 64 days and the average lot size held quite steady at .28 acres.  Homes in this age group include homes in Best Land Annex, Costellos, Alhambra Park, Fruitlands and more.

21 Homes selling in April 2017 in this age group.  These homes averaged $105 per square foot and were on the market for an average of 69 days.  These homes averaged out on lot sizes of .27 acres.

2018 Volume held pretty steadily over last year with 10 homes selling in this age group.  The average price per square foot is up tremendously at $192 per square foot.  Average days on market have also held pretty steady with average days on market of 69 days.   There were several homes in this age group that sold for more than there list price.    Not enough to change the total number of my spreadsheet but a few did see over asking price.   Homes selling in this section included O’Brien, Sherman Park, Reids, Simms, and Calquohns.

2017 April had 9 homes that were built before 1939 sell this month.  These homes averaged $161 per square foot.  The average lot size was .22 acres and these homes averaged 61 days on market.

Homes on 1 Acre Lots

Volume held steady in this section for April 2018 with 4 homes selling this month.  Two in Harbor View that were both secondary lots.  Those homes went for $142 per square foot and $164 per square foot.  33 days on market and 97 days on market respectively.  One in Black Rock that went for $270 per square foot. 619 days on market for that one and one that was on 1.4 acres not in a subdivision also a secondary lot that went for $179 per square foot.  That home was on the market for 75 days.

2017 had 4 homes selling in April.  These homes averaged $167 per square foot.  They averaged 108 days on market and the average lot size was 1.18 acres.

Homes on 6-10 Acre Lots

One 2018 Home sale in April 2018.  The home was an older home built in 1948 on 6.72 acres that sold for $175 per square foot.  It was on the market for 36 days.

One 2017 April home selling it was a River view lot that sold for $221 per square foot.  It spent 325 days on market and was on 10.72 acres.

One home selling on 21.81 acres.  This home went for $318 per square foot and was on the market for 76 days.   This was a major custom home with log accents, guest cabin and lots of upgrades.

2018 Waterfront Homes Sales

Volume way up over last year.  Prices are across the board!

  1.  One home in Cougar bay area on .5 of an acre that sold for $170 per square foot. 269 days on market
  2. One home in Lakeshore that was on .58 of an acre that sold for $215 per square foot.  18 days on Market
  3. One in Blackstone Estates on .81 acres that sold for $251 per square foot.  249 days on market
  4. One in Woodland Shores on .20 acres sold for $357 per square foot 81 DOM.
  5. One in Pilot Rock that was on 1.21 acres sold for $305 per sq ft.  83 DOM.
  6. One in The Terrace that sold for $538 per sq ft.  200 DOM.
  7. One in Washington  Place on .88 acres that went for $518 per sq ft.  42 DOM.
  8. One in Bellerive on .23 acres that sold for $448 per square foot.  69 DOM.

Condo Sales in Coeur d Alene Idaho

2018 Condo Sales

Condo volume down slightly with 6 Condos selling this April 2018.  We had 2 major price breaks this month with 3 Condos selling for an average price per square foot of $165.  These homes were in Whispering Pines, Condos at Mill River and Village Condos.  The average days on market were 115 days.

The other 3 condos sold for an average price of $258 per square foot.  The condos in this price range were 2 condos at Coeur d Alene North, and one Condo at Village at Riverstone.  The average days on market for this group was 67 days.

2017 Condo Sales

8 Condos selling this April in 2017.  We had 4 condos that include Village Condos and Pheasant Run condos that average $135 per square foot.  These condos averaged 54 days on market.

The other 4 Condos included Village at Riverstone and Lofts.  These condos averaged $227 per square foot with the Village at Riverstone Condos topping out at $273 per square foot.  Average days on market for these was 109 days.

Manufactured Homes on Leased Lots in Coeur d Alene

April 2018 volume down slightly from last year with 5 Manufactured homes selling.  The average price per square foot was $56 with average days on market of 40 days.  Most of these homes were in Oakcrest with one in Hidden Hills and one in Northwood.

April 2017 had 8 Manufactured homes on Rented Lots sell.  2 in Cda Village that average $65 per square foot and the rest in Oakcrest.  The Oakcrest homes averaged $38 per square foot.
