Coeur d Alene Idaho Market Report for November 2018

108 Homes sold this November 2018 down from the 122 homes sold in November 2017 and up slightly from the 103 properties that sold in November 2016.  There are currently 386 homes on the market in Coeur d Alene or 3 1/2 months worth of inventory.  Still a very strong seller’s market!

Although this month you will note that days on market are slightly longer for some properties and one of the big differences I noted this month is a lot of homes are doing some price reductions fairly quickly to get sold.  You will notice this month I gave you a percentage of what the home sold for from the original list price ( the day it was listed) along with its final list price after an adjustment to what percentage of the list price that the home finally sold for.  Those are soft signs of a changing market and also evidence of not as many multiple offers ( or any at all)  on homes as previous months have indicated.

November appeared to still have big jumps in home values over last year for homes built 2000 and newer and some good values in the homes that have been remodeled.  Numbers are slightly flat in age groups that usually need remodeling or repairs.

 

Coeur d Alene New Construction

12 New Construction homes sold during November 2018 in CDA.  They sold for an average price per sqft of $152.  The average lot size was .17 acres this month.

Most of these sold in Cd’A Place, Anthem at Lake Forest and Circuit at Seltice.  Builders included Greenstone, Hallmark, Active West Builders, and K. Hill Construction.

Your high seller in here this month was a Lake Forest West home built by Hallmark selling for $212 per sqft.  Your low seller was a Greenstone Home in CD’A place selling for $100 per sqft.

We had 14 new Construction homes during 2017 selling for an average price per sqft of $148.  2016 had 16 New construction homes selling for an average price per sqft of $146.

Coeur d Alene Homes built from 2000 to 2017

24 Existing Homes sold during November that were built between 2000 and 2017.  They sold for an average price per sqft of $182 and were on the market for an average of 72 days.  The average lot size was .22 acres.

The homes this month sold for 88% of their original list price and sold for 90% of their adjusted list price.  These 24 homes saw a $1,228,400 price reduction from their original list price to sales price this month.

Homes selling in this category included homes in Sunshine MeadowsThe Landings at Waterford Cd’A Place, Armstrong Park, Hawks Nest and more.

Comparatively, November 2017 had 38 homes sell in this age group and they sold for an average price per sqft of $146.  the average days on market was 67 days.  2016 had 23 homes sell for an average price per sqft of $145 with 66 days on market.

Coeur d Alene Homes Built 2000-2017

Coeur d Alene Homes built from the 1980s to 1999

20 homes sold that were built between 1980 and 1999.  They sold for an average price per sqft of $136 and were on the market for an average of 77 days.  The average lot size was .26 acres.

These homes sold for 96% of there original list price and 98% of there adjusted list price.  Overall they had a $214,380 price reduction from original list price.

Homes in this age bracket included homes from Woodland Heights, Cda Place, Harbor Island, Honeysuckle Glen, Heartland and more.

2017 had 12 homes sell in this age group selling for an average price per sqft of $129 with days on market averaging 74 days.  2016 had 17 homes selling for an average price per sqft of $116.  Days on market were 74 days.

Coeur d Alene Homes Built 1980-1999 For Sale

19 Homes sold that were built between 1940 and 1980.  They sold for an average price per sqft of  $131 and were on the market for an average of 81 days.  The average lot size this month was .30 acres.

These homes sold for 92% of there original list price and 96% of there adjusted list price.  Overall they had a price haircut of $524,500.

Your high seller this month was a Lakeshore secondary property selling for $230 per sqft.  Your low sale was a Simms property selling for $88 per sqft.  Overall this month I think the average would have bought about half of the homes and to step it up to $155 per sqft you would have been able to buy most of them.

Homes in this age group came from Woodland Heights, Fairway Estate, Simms, Costello and more.

Comparatively, 2017 had 24 homes selling for an average price per sqft of $107.  The average days on market were 99 days.   2016 had 16 properties selling for an average price per sqft of $108 with average days on market of 95 days.

6 Homes sold during November 2018 that were built prior to 1940.  They sold for an average price per sqft of $182 and were on the market for an average of 52 days.  The average lot size was .13 acres.

These homes sold this month for 95% of original list price and 97% of adjusted list price.  Overall these homes had a $70,500 price reduction from original list price. 

Homes selling in this group included Hahn’s Subdivision, Woodlawn Park, Columbus Park and more.

Your high seller was the Columbus Park home coming in at $278 per sqft.  Your low seller was Kaesmeyer home coming in at $141 per sqft.

2017 had 8 homes selling for an average price per sqft of $143 with an average of 73 days on market.  2016 had 8 homes as well selling for an average price per sqft of $159 and 114 days on market.

Homes on 1 Acre lots we had 6 homes selling this November.  They sold for an average price per sqft of $136 and were on the market for an average of 85 days.  The average lot size was .91 acres.

Homes selling in here included Indian Meadows, Rude, Fairway Hills and more.

The high seller was a home not in a community selling for $165 per sqft and the low sell was the Fairway Hills at $104 per sqft.

They sold for 90% of original list price and 96% of adjusted list price.

No 2017 Comparisons

Homes on 2 Acre Lots

2 Homes sold on 1.7 acre lots they sold for an average price per sqft of $192 and were on the market for an average of 94 days.

2017 had 2 homes selling on 2.25 acre lots.  They sold for an average price per sqft of $186 and were on the market for 117 days on average.  2016 had 8 homes with the average lot size of 1.47 acres selling for  $150 per sqft with the average days on market coming in at 182.

Homes on 5 Acre Lots

2 Homes sold on 5 acre lots.  They sold for an average price per sqft of $225 and were on the market for an average of 51 days.  The average lot size was 5.6 acres.

2017 had 3 homes sell they averaged $134 per sqft and were on the market for an average of 73 days.  2016 had only 1 home sell averaging $193 per sqft and 124 days on market.

Homes on 10 Acre Lots

One home on a 10-acre lot selling for an average price per sqft of $163.  It was on 10 acres 167 days on market.

2017 had 3 homes sell they were on an average of 9.73 acres.  Selling for $144 per sqft and 121 days on market.

Homes on more than 10 Acres

2 homes on lots over 10 acres.  One on 42.78 acres selling for an average price per sqft of $154.  It was on the market for 138 days.  The other home was on 80 acres and it was a small house so don’t let its number shock you.  It sold for  $1389 per sqft.  It spent 79 days on market.

2 Waterfront properties this November.  One in Sanders Rockford Bay selling for $494 per sqft It was on the market for 253 days and was on a .74 acre lot.  The other was a Mill River selling for $420 per sqft and was on the market for 113 days.  It was on a .16 ac re lot.

2017 had 1 Riverfront Property selling for $407 per sqft it was on the market for 16 days.  2016 had 1 riverfront home sell for $153 per sqft and 69 days on market.

2017 Lakefront homes had 1 waterfront on 14.2 acres selling for $435 per sqft it was on the market for 258 days.  2016 had 1 lakefront sell as well.  It sold for $221 per sqft and 151 days on market.

Condo/Townhomes Sales in Coeur d Alene Idaho

2 Townhomes selling for an average price per sqft of $128.  Average days on market were 43 days.  One of these was in Meadow Ranch and the other in Katerine Est.

2 Condos sold this November one in Lofts selling for an average price per sqft of $249 it was on the market for 235 days.  The other one was a Village Condos selling for an average price per sqft of $148 it was on the market for 89 days.

6 Condos sold in 2017 for an average price per sqft of $176 they were on the market for 74 days.  2016 had 8 condos and they sold for $148 per sqft and were on the market for 117 days on average.

Townhomes sold 2 in 2017.  They sold for an average price per sqft of $172 and were on the market an average of 154 days.

Manufactured Homes on there own and on  Leased Lots in Coeur d Alene

2 Manufactured homes on there own lots.  Both in Fruitlands One sold for $119 per sqft and the other sold for $86 per sqft.  they were both built in 1977

 

6 Manufactured homes on leased lots selling for an average price per sqft of $65.  They averaged 71 days on market.  They sold for 90% of there original list price and 96% of there adjusted list price.  Homes in this group were from Oakcrest, CdaVillage and Hidden Hills.  The Cda Village was the high seller at $79 per sqft and Hidden Hills was low at $39 per sqft.

2017 results for Manufactured homes on leased lots

7 manufactured homes sold in 2017 for an average price per sqft of $53 with average days on market of 73.  2016 had 4 homes sell for for an average price per sqft of $39 with 57 days on market.
