Coeur d Alene Idaho Real Estate Market Update for August 2018

180 homes sold this August 2018 in the Coeur d Alene Real Estate market. Compared to 161 home sales in August of 2017.  There is currently 502 homes on the market or about 2 1/2 months worth of inventory.  Still very much a seller’s market.

Please keep in mind these figures are averages.  I try to give you a range in some of the age groups or lot sizes if there is a large difference.  As with anything Real Estate Location, Condition and Motivation always help dictate the price.  Any home you are wanting specific information on please contact us and we are happy to run you some specific numbers.

 

 

Coeur d Alene New Construction

22 new Construction homes sold this August 2018.  They were predominantly in Lake Forest West, Garden Grove.  We did have a couple in Mill River, The Club at Rock Creek, Anthem at Lake Forest and a couple of others.  The main builder closing homes this month was Hallmark Homes, Monogram Homes, and Stach Construction.  The homes sold this month for an average price per square foot of $200.  We did have a couple down in the low $157 range coming in at Coeur d Alene place and Anthem at Lake Forest.  Your high sellers came in at The club at Rock Creek at $233 built by Monarch.  The average lot size this month was .18 acres.

 

2017 had 12 New construction homes sell.  They were predominantly Cd’A Place, and Anthem at Lake Forest.  The homes sold last year for an average price per square foot of $143.  They were on an average lot size of .20 acres.  Builders were mostly Greenstone and Hallmark.

Volume down this month compared to last year but price up substantially!

49 homes sold in August 2018 that were built from 2000 to 2017.  We are still seeing some homes in this age bracket sell for more than asking price but it appears to be specific individual homes.  Our original list price for this age bracket this month was  $19, 480,800 and we sold this age bracket for $18,939,150 or for 97%  of list price just to give you an idea of how much potential wiggle room there could be overall.  Now of course condition, location etc always come into play when you are negotiating price.

These homes sold for an average price per square foot of $200 they were on the market for an average of 61 days and the average lot size was .23 of an acre.  Homes in this age group included a lot of homes from The Landings at Waterford, Sunshine Meadows, Canfield Park, Coeur d Alene Place, Hawks nest and more.

 

56 Homes sold August 2017 of this age group.  They sold for an average price per square foot of $150.26.  They averaged 72 days on market and the average lot size was .21 acres.

25 Homes sold in Coeur d Alene that were built from 1980 to 1999 in August 2018.  Our original List price for this age group this month was $8,646,145 and we sold them for $8,533,600 or 98% of list price.  These homes sold for an average price per square foot of $146 and were on the market for an average of 56 days.  The average lot size was .26 of an acre.

17 Homes sold in this age group in August of 2017.  They sold for an average price per square foot of $137.  They were on the market for an average of 55 days and the average lot size was .26 of an acre.

27 homes sold this August in this age group.  They sold for an average price of $137 per square foot and were on the market for an average of 64 days.  This age group was on an average lot size of .28 acres. This bracket sold for 99% of asking price this month.  homes in this age group came from Pinegrove Park, Woodland Heights, Taylors Addn to CDA, Booth, Fernan Lake Terrace, Fairway Hills, Fruitdale and more.

This age group probably sees the most fluctuation in the price range as a group as due to the age they are in an assortment of the condition.  We do see some as low as $90 per square foot all the way up to $261 per square foot.  So if you have a home to sell in this age.  The condition is everything.  And you want to take this monthly average with a grain of salt in comparison to how your home compares.  I am always happy to run you an individual market report if you want one.

August 2017 had 26 homes sell in this age group.  They sold for an average price per square foot of $121.  They were on the market for an average of 51 days and the average lot size was .28 of an acre.

9 Homes selling this month.  The average price per square foot of homes this age was $189.  The average days on market came in at 74 days and the average lot size is .18 acres.  These homes sold from North Park this month along with Reids and Russell.

13 Homes sold August 2017.  They averaged $135 per square foot and were on the market for an average of 52 days.  The average lot size was .14 acres.

6 Homes on 1 acre lots sold this month in the Coeur d Alene market.  4 of those homes were in Dalton Gardens and one in Rude.  These homes sold for an average price per square foot of $168.  they were on the market for an average of 83 days and the average lot size was .96 of an acre.

August 2017 sold 8 homes in this category.  They averaged $134 per square foot and were on the market for an average of 75 days.  The average lot size was 1.08 acres.

3 homes on 4 acre lots sold this month.  They averaged $223 per square foot and were on the market for an average of 87 days.  The average lot size was 2.3 acres.

August 2017 had 2 homes sell.  They averaged $196 per square foot and were on the market for an average of 77 days.  The average lot size was 2.195 acres.  These homes were in Dalton Gardens.

Homes on 4-5 Acre lots

2 homes on an average of 4.33 acres sold this August 2018.  They averaged $289 per square foot and were on the market for an average of 63 days.

3 Homes sell August 2017.  They averaged $161 per square foot and were on the market for an average of 138 days.  The average lot size was 5.acres.

one 6 acre lot selling this month.  It was on the market for 98 days and sold for an average price per square foot of $212.  This home was also a manufactured home.

Homes on more than 15 Acres

2 Homes on larger lots sold this August 2018.  One home on a 20-acre lot selling for an average price per square foot of $179.  And one home on a 104-acre lot that sold for an average price of $278 per square foot.  It was on the market for 71 days.

6 Waterfront homes sold this month.  You had a Kidd Island Bay community waterfront property selling for an average price per square foot of $272.  A Riverfront property coming in at $236 per square foot and then 3 lakefront properties coming in at an average price per square foot of $525.  The average days on market for these is 97 days and the average lot size was .57 of an acre.

6 Waterfront homes also sold in August of 2017.  Overall the waterfront averaged $302 per square foot.  But that would not be quite fair to leave you with that.  We had a cabin in Rockford bay that averaged $697 per square foot.  We had 3 Rockford bay homes one selling for an average price of $336, one come in at $198 and one coming in at $219 all per square foot.  We also had a Mill river coming in at $220 and a Riverfront condo coming in at $329 per square foot.  The waterfront averaged 220 days on market.

13 Condos sold this month in Coeur d Alene.  They really break out into being 2 price ranges/ amenities ranges.  The first 7 of them sold for an average price of $179 per square foot.  These averaged 83 days on market and were located in Northwest Village, Shadowood, Pheasant Run and Village at Riverstone.

The following 6 were in Village at Riverstone, Meadow Ranch and Riverfront House and they averaged $329 per square foot and were on the market for an average of 68 days.

 

August 2017 had 7 condos sell.  They sold for an average price per square foot of $195 and were on the market for an average of 68 days on market.

8 manufactured homes on leased lots this August 2018.  They averaged $67 per square foot and were on the market for an average of 79 days.

August 2017 had 6 manufactured homes on leased lots.  They sold for an average price per square foot of $61 and were on the market for an average of 49 days.
