Coeur d Alene Idaho Real Estate Housing Market Update for June 2018

 

June 2018 had 166 homes sell in the Coeur d Alene /Dalton Gardens area compared to 177 homes selling in 2017.  There are currently 532 homes for sale in Couer d Alene Idaho or roughly 3.2 months worth of inventory, overall 89 of those homes offered is new construction so removing those from the equation that leaves Coeur d Alene with about 2 1/2 months worth of inventory that is move in ready.  See how that breaks down to inventory availability in different categories of home sales.

Coeur d Alene New Construction

 

This June 2018 we had 18 new construction homes sell.  Prices are up substantially with the average sales price coming in at $184 per square foot.  We price ranged from about $160 per square foot in Coeur d Alene Place all the way up to $273 at Bellerive.  Lake Forest West averaged in there between $175 to $190 per square foot.  Mill River came in at $194 for an average price per square foot.  Just to give you some ideas.  Builders include Greenstone coming in with the lower priced homes, Hallmark, Monogram and Aspen coming in at the average for the month or a little more.  And then your higher end builders this month was Milionis Homes who built Bellerive, Active West was next and Monogram right behind them.

 

2017 16 New Construction homes sell for an average price of $154 per square foot.  Average lot size was .19 acres.

91 homes currently available in this age group of homes.  Or about 2 months worth.  Expect competition when you are purchasing in this age group of home and be prepared for multiple offer situations.

44 Homes sold this June.  The average price per square foot came in at $168 per square foot for homes of this age.   Up,$28 from last year on the average price per square foot.   That broke out with about half of them selling below that number and half of them selling above.  The homes selling below were predominantly Coeur d Alene Place, Lake Forest, The Landings at Waterford, Hawks Nest and Ramsey Meadows.  The price range on those homes was as low as $125 per square foot all the way to the $168 per square foot.  With the majority of them coming in right around $150 per square foot.

The other half of the spectrum ranged from $168 all the way up to $242 per square foot.  With your high sellers coming in as Meadow Ranch, Mill River, Cumberland, and Bentwood Park.  The majority of those at that end ranged from $188 to $192 per square foot.

This age group of homes averaged 51 days on market very similar to last year and the lot size averaged out at .21 acres.

39 homes sold in this age group in 2017.  These homes sold for an average price of $140 per square foot and were on the market for an average of 52 days.  The average lot size was .21 acres.

43 Homes for sale in this age group.  Or barely 2 months worth of inventory.

June existing home sales for homes built from 1980 to 1999 had 23 homes sell in this age group.  Down 2 from last year.  The average price per square foot was $166 per square foot.  Up almost $30 per square foot from last year.  These homes ranged between $134 per square foot all the way up to $210 per square foot.  With the majority in the lower half came in from Davis Park, Trinity, and Best Hills Meadows.  The upper end of this spectrum showed up from Whispering Pines, Best Land, Timberlane Estates, and Heartland.

 

This age group averaged 45 days on market for 2018 and were on an average lot size of .16 acres.

 

25 Homes sold in June 2017 built between 1980 and 1999.  These homes averaged $138 per square foot.  they were on the market for an average of 51 days and the average lot size was .25 acres.

49 homes for sale in this age group.  Possibly the most available inventory with about 2 1/2 months worth.

2018 June has the volume down a bit in this age group with 20 home sales.  The average price per square foot through is up!  Coming in at $140 per square foot this month has your average up once again almost $25 per square foot.  Or growing at a pace of $2 per month.

This is an age group that gets hit real hard by condition so you are going to see that the price ranges run from $95 per square foot all the way up to $220 per square foot with the majority of this age group hovering around $150 per square foot. Your high seller was a Roche Park home followed by Reids, CDA &Kings, and Forest Park.  Some of the bargains were Kenworthy, Fairway Hills, and Costello.

These homes averaged 57 days on market and the average lot size this month was .21 acres.

June 2017 had 31 homes sold that were built between 1940 and 1979.  These homes sold for an average price per square foot of $114.  The average days on market were 54 days and the average lot size is .27 acres

39 Homes available in homes pre 1939.  A whopping 3 months worth of inventory.

June 2018 13 homes sold that were built Pre 1939.  Our price is down a little this year from last year coming in at $152 per square foot for an average.  Days on Market are quicker at 45 days on market on average and the average lot size was .16 of an acre.   Condition again a determining factor with homes as low as $83 per square foot all the way to $212 per square foot.   Some of the lower priced ones came out of Columbus Park, CDA  & Kings, and Forest Heights.  The higher end came out of Ft Sherman, Russell, and CDA & Kings.

14 Homes sold in June 2017 that was built Pre 1939.  Home sales averaged $170 per square foot with average days on market of 65 days.  The average lot size was .16 of an acre.

There are currently 111 homes on acreage on the market.  Or roughly very close to 6 months worth of inventory overall.  How that breaks for each category.

  • 35 homes for sale on 1/2 acre lots = 5 months worth
  • 12 homes for sale on 1 acre lots = 4 months worth
  • 15 homes for sale on 2-4 acre lots = 4 months worth
  • 10 homes for sale on 4-6 acre lots
  • 16 homes for sale on 6-10 acre lots =4 months worth
  • 6 homes on 10-15 acre lots = 6 months worth
  • 12 Homes for sale on lots larger than 15 acres = 6+ months worth of inventory

 

Homes on 1/2 acre lots

2018 Coeur d Alene June sales had 7 homes on less than an acre sell.  They averaged being on a .72 of an acre lot.  The average price per square foot was $140.  The average days on market was 86 days.  Prices ranged from $97 per square foot in Hayden View all the way to $194 per square foot in Best Hills Ranch.  Other homes in this lot size group come from Armstrong Park Indian Meadows and Dalton Gardens

 

Homes on 1 Acre Lots

3 Homes on 1 acre lots sold June 2018.  Those homes averaged $181 per square foot.  The average lot size was 1.33 acres and the average days on market was 55 days.  Homes were in Rude, Woodland Heights and Forest Park.

2017 June had 3 homes selling in this acreage size or smaller.  They averaged around $260 per square foot with average days on market of 37 days and an average lot size of .5 of an acre.

Homes on 2-4 Acre Lots

We had 4 homes selling June 2018 on 2  – 4 acre lots.  The 2 homes on 2 acre lots averaged $165 per square foot and were on the market for an average of 45 days.  The other 2 homes were on 4 acre lots and averaged $85 per square foot and were on the market for an average of 112 days.  Both of the 4-acre homes were large older homes 7000+ sq ft homes one in Sunnyside and one in Murphy Lane Estates.

 

2017 had 3 homes on 2-4 acres.  They averaged 1.87 acres and sold for an average price of $129 per square foot.  The average days on market is 73 days.

Homes on 6-10 Acre Lots

4 Homes sold in this acreage size this June 2018 in Coeur d Alene.  Those homes averaged 8.5 acres and were on the market for an average of 63 days.  The average price per square foot was $161.

2017 had 3 homes sell on an average lot size of 5.3 acres.  They sold for an average price of $177 per square foot and averaged 58 days on market.

Homes on 10-15 Acre Lots

No June 2018 Sales on lots this size.

2017 June had 4 homes on over 10 acres sell.  They averaged $162 per square foot with average days on market of 75 days and an average lot size of 10.62 acres.

Homes on more than 15 Acres

No June 2018 Sales on Lots this size.

2017 June had 2 homes selling this month.  One on 16 acres selling for $135 per square foot and the other on 32 acres that sold for $270 per square foot.

 

 

 

Waterfront Homes in Coeur d Alene

 

Lots of inventory here we have 65 waterfront homes for sale as of the writing of this post.  Or almost 11 months worth if you consider how many we sell on an average month.

6 Waterfront homes sold this June 2018.   Prices are up!

4 Homes sold that were on Lake Coeur d Alene averaged $337 per square foot.  Prices ranged from $276 per square foot up to $402 per square foot for the high seller of the month.  Homes were in Kidd Island, Lakewood, and Falls Bay.  Your high seller this month was not in a community.  The average days on market were 141 brought up substantially by your high seller of the month which took 392 days to sell.

The other 2 homes for the month were on the Spokane River and they averaged $417 per square foot.  That was 1 coming in at $401 and the other coming in at $465. The average days on market were 25 days and the average lot size was .23 acres.

6 Waterfront homes waterfront homes sold in 2017.  they ranged in price per square foot from $273  all the way up to $355 per square foot.  The average days on market were 121 days and the average lot size was .58 of an acre.

Condo Sales in Coeur d Alene Idaho

52 Condos currently for sale in Coeur d Alene.  10 of them are for sale under $200k, 10 of them are for sale under 300k, 6 are under 400k, 8 are under 500k, 7 are for sale between the 600k and 1 mil price point and 12 are priced under 3.24 mil.

Condo sales held steady with 14 condos selling in Coeur d Alene in 2018 as well.

Condo prices are up!  Of those 14 condos, we had 7 condos sell for an average price of $184 per square foot with average days on market of 68 days.  Those condos were coming from Princetown at Waterford, Whispering Pines, Condos at Mill River and Garden Terraces.

The other 7 condos were from Village at Riverstone and they averaged $269 per square foot with average days on market of 80 days.

And last but not least was a Parkside Condominium that sold for an average price of  $529 per square foot.  It was on the market for 466 days.

 

14 Condos sold in 2017 for an average price of $166 per square foot and average days on market of 78 days.

Manufactured Homes on Leased Lots in Coeur d Alene

We currently have 15 Manufactured homes for sale on the  MLS.  Or as you look at these numbers a month and a half of inventory.  Very much a sellers market and expect competition.

 

10 manufactured homes on leased lots sold in Coeur d Alene June 2018.  These homes averaged $57 per square foot.  They were in Oakcrest, Northwood and Coeur d Alene Village was your high seller at $97 per square foot.

June 2017 sold 8 Manufactured homes on leased lots.  They sold for an average of $54 per square foot and spent an average of 52 days on market.
