Coeur d Alene Idaho Market Report for  January 2019

72 homes sold in Coeur d Alene/ Dalton Gardens this January 2019.  Down from the 88 homes, we sold in January 2018 and also down from the 79 homes we sold in January 2017.  There are currently 299 homes on the market down slightly from the 302 homes that were on the market this time last year.  We currently have about 4 months worth of inventory on the market.  Still very much a seller’s market.  Most home values are up anywhere from $15 to $25 per sqft over last January.  Or gaining anywhere from $1 to $2 per sqft a month.

 

Coeur d Alene New Construction

10 New construction homes sold in CDA during January 2019.  They sold for an average price per sqft of $179.  The average lot size was .21 acres.  The majority of these homes were in Coeur d Alene Place with a couple in Lake Forest and one in Alpine Point.  Your high seller this month was a greenstone home selling for $224 per sqft in Cd’A Place the low seller was an Aspen home selling for $146 per sqft in Cd’A place.

January 2018 had 17 New Construction homes selling for an average price per sqft of $161.  January 2017 had 14 new construction home sales selling for an average price per sqft of $172.

24 homes sold during January 2019 in Coeur d Alene that were built from 2000 to 2017.  They sold for an average price per sqft of $171 with average days on market of 78 days and the average lot size was .21 acres.  This is one of the first months that we have seen price reductions on this age of the home.

The homes this month sold for 93% of there original list price.

Homes selling this month include homes in Black Rock, Sunshine Meadows, Heartland, Canfield Park, The Landings, Coeur d Alene Place, Lake Forest and more.

Your high seller this month was a black rock home selling for $247 per sqft your low seller this month was a Coeur d Alene place home coming in at $115 per sqft.

Comparatively, we had 17 homes selling January 2018 for an average price per sqft of $152.  Days on market were 77 days on average and the lot size was .23 acres.  January 2017 had 17 homes sell as well.  Selling for an average price per sqft of $123 with 98 days on market.

11 existing home sales of homes built from 1980 to 1999.  They sold for an average price per sqft of $147 with average days on market of 79 days and the average lot size of .23 acres.

This age group sold for 96% of list price this month.

Homes sold this month included homes in Hoffman, Best Hills, Fairway Forest and more.

Your high seller was home in best hills Meadows selling for $196 per sqft.  Your low seller was a Park Terrace coming in at $120 per sqft.  The average this month would buy you a home that probably needed some remodeling.  You are going to be up closer to the $175 per sqft for one that has been remodeled.

January 2018 had 7 homes selling in this age group for $131 per sqft.  99 days on the market on average.  January 2017 had 19 homes selling in this age group for $122 per sqft on average and 76 days on market.

9 existing homes sold January 2019 built between 1940 and 1980.  The homes this month sold for an average price per sqft of $115 with an average of 93 days on market.  The average lot size was .28 acres. 

These homes sold for 93% of original list price. 

Your high seller in this age group this month was a Cd’A Lagoon home selling for $189 per sqft.  Your low seller was a Springwater home selling for $97 per sqft.

Your average price this month would have bought all but 3 of the homes in this age group.  For one that has been remodeled, I would budget closer to the $150-$175 per sqft range.   Homes in this age group came out of Costellos, Davis Park, Fairway Hills and more.

January 2018 had 18 homes selling in this age group.  They sold for an average price per sqft of $117 and were on the market for 117 days on average.  Lot size was .30.  January 2017 had 10 homes selling they sold for an average price per sqft of $105 and were on the market for 94 days on average.

6 existing home sales for homes built prior to 1940.  They sold for an average price per sqft this January 2019 of $169 with an average of 53 days on the market and the average lot size was .13 acres. 

You have a very low seller this month that has brought the average down.  Your high seller went for $235 per sqft and your low seller went for $70 per sqft.  The low was in Sims and the high was in CD’A city.

You are going to want to budget up around $225 per sqft to buy a home in this age group that doesn’t need a lot of work.   These homes sold for 97% of list price this month.

January 2018 had 7 homes selling in this age group for an average of $155 per sqft.  Average days on market were 221 days.  January 2017 had 9 propertie4s selling for an average of $131 per sqft with 117 days on the market.

Homes on 1-2 Acre Lots

3 homes on smaller acreage lots this January 2019.  They sold for an average price per sqft of $158 and were on the market for 171 days.  The average lot size was 2.16 acres.  The homes in this group came out of Dalton Gardens, and Powers.

They sold for 80% of there original list price.

January 2018 had 4 homes selling for an average price per sqft of $148 with 147 days on the market on average.  The average lot size was 1.7 acres.  No 2017.

Homes on 4-5 Acre Lots

No 2019 sales.

One home selling for an average price per sqft of $126 with 358 days on market in January 2018.  No 2017.

Homes on 6-10 Acre Lots

3 Homes on 10 acre lots selling for an average price per sqft of $150 per sqft.  The average days on market were 134 days.

These homes sold for 94% of the original list price.  None of these homes were in communities this month.

January 2018 had 1 property selling for $213 per sqft on 19.36 acres.

January 2018 had 2 waterfronts selling for an average price per sqft of $287 with an average of 310 days on market.  

 

Condo Sales in Coeur d Alene Idaho

3 existing condos and 1 townhome selling this January.  The prices are so diverse this month that I am separating them all out.

One Village Condo selling for $125 per sqft with 65 days on market.  It sold for 95% of list price.

One Ridgepoint condo selling for $294 per sqft with 136 days on market. It sold for 103% of list price.

One Riverfront Condo selling for $329 per sqft with 73 days on market.  It sold for 88% of list price.

And one Parkside condo selling for $521 per sqft with 64 days on market.  It sold for 97% of list price.

January 2018 had 4 condos selling for an average price per sqft of $224 with 138 days on the market on average.  January 2017 had 2 condos sold for $158 per sqft on average and 95 days on the market.

Manufactured Homes on Leased Lots in Coeur d Alene

2 Manufactured homes selling January 2019.  They sold for an average price per sqft of $68 and were on the market for an average of 155 days.

They sold for 87% of the original list price this month.

January 2018 had 6 manufactured homes selling for an average price per sqft of $52.  They were on the market for 58 days on average.  January 2017 had 2 homes selling.
