Coeur d Alene Idaho Real Estate Market Update for September 2018

 

Volume is down this September compared to last year and the year before.  We had 154 Homes sell in Coeur d Alene Idaho this September 2018. Compared to 173 homes in September 2017 and 171 sold in September 2016.  There is currently 444 homes for sale in Coeur d Alene or slightly less than 3 months worth of inventory!  Home prices are up $30-$40 per sqft over 2017.  See how that breaks down:

Coeur d Alene September 2018 had 12 New Construction homes sell this month.  They sold for an average price per square foot of $187 and the average lot size was .15 acres.

 

These homes were built in areas like Circuit at Seltice, Garden Grove, The Trails,  Cd’A Place and more.  Your average price per sqft is about a dead center this month.  You have a Lake Forest West home as low as $157 per square foot and as high as the Circuit at Seltice homes that are selling for approximately $250 per square foot.  Builders closing homes this month included Active West Builders, Monogram, Greenstone and Hallmark.

September 2017 had 7 new homes sell for an average price per sqft of $147.  September 2016 had 14 new homes sell for an average price per sqft of $127.

40 Homes sold this September between 2000 and 2017.  They sold for an average price per square foot of $193 and the average days on market were 68 days the average lot size was .18 acres.

You will find the average price about 2/3 thru the homes that sold this month.  So you could expect about 25 of these homes sold for less than the average and as low as a Cd’A place selling as low as $125 per square foot. Homes selling in this age group came from The Landings at Waterford, Hawks nest, Cd’A Place, Sunshine Meadows, Canfield park and more.    The higher end of this age group sold as high as $340 per square foot with a Black Rock home.  A couple in the $280 per sq ft another Black Rock Home, a Marcott, and a Ridge Pointe.

September 2017 had 56 homes sold that were built between 2000 and 2016 they sold for an average price per sqft of $153 and were on the market for 71 days.  2016 had 49 sales for $137 per sqft and were on the market for 87 days on average.

Coeur d Alene Homes built from 1980’s to 1999

We had 14 homes sold this September built between 1980 and 1999.  They sold for an average price per square foot of $157, spent an average of 72 days on market and the average lot size was .18 acres.

Homes selling in this age group came from Davis park predominantly this month, Taylors Addn to Cd’A, Vintage place, and Heartland.  You had a pretty good spread this month with the average coming in about dead center.  you did have a couple that ran up into the $197 per sqft Vintage place and one that wasn’t in a subdivision.  Otherwise, the average give or take $10 per sqft.  Pretty much covers this age group this September.

September 2017 had 28 homes sold that were built between 1980 and 1999.  They sold for $126 per sqft on average and were on the market for approx 60 days.  2016 had 22 homes sell and they sold for an average price per sqft of $119.  DOM was 75 days.

25 Homes Built between 1940 and 1979 sold this September 2018.  They sold for an average price per sqft of $128 and were on the market for an average of 72 days.  The average lot size was .21 acres.

The average price per square foot this month gets you about to the halfway point on the list of homes.  you have some as low as $84 per square foot coming in at Monte Vista, and CDA & Kings and you have 4 homes over $200 per square foot coming in at approx $235 per sqft and some of those are Costellos, Craik park, and Reids.  Some of the other subdivisions in this age group include Northshire, Best Lands, Glendalia Park and Sherman Add to Cd’A.

I was tracking a little different last year for the next 2 categories.  So 2017 had 32 homes sold that were built 1920-1979 they sold for $115 per sqft and were on the market for 68 days.  2016 had 27 properties sell for $109 per sqft and were on the market for 108 days.

13 Homes sold this September that were built pre 1939.  they sold for an average price per square foot of $184 and were on the market for an average of 66 days.  The average lot size this month was .16 acres.

There was a range in this group this month with the low-end ones being in the $113 per square foot mark all the way up to the high seller being Taylors Addn’ to Cd’A coming in at approx $283 per square foot.  This group is totally dependent on Condition!  The refurbished homes are in a super desirable neighborhood.  Including Cotman Garden, O’Brien’s, Sanders Park and more.

Homes built Pre 1920’s in September 2017 had 10 homes selling for $141 per sqft and 92 DOM.  2016 had 11 Properties sell for $179 per sqft and 65 dom.

Homes on 1 Acre Lots

7 Homes on 1 acre lots sold this September 2018.  They sold for an average price per square foot of $186 and were on the market for an average of 63 days.  The average lot size was 1.18 acres.

The sales this month included Dalton Gardens, Woodland Heights and Rude.  Your high seller was not in a subdivision and sold for approx $325 per square foot.  The lower priced home this month was the Woodland Heights coming in at $119 per sqft.

September 2017 had 5 homes sell they sold for an average price per sqft of $199 dom of 74.  September 2016 had 4 homes sell for $160 per sqft on average.  97 dom. 

Homes on 2-3 Acre Lots

4 Homes on 2 acre lots sold this month.  They sold for an average price per square foot of $255.  The average days on market were 158 and the average lot size was 2.03.

Homes in this lot size included homes from Lakeshore, Sunnyside and Hayden Lk Irrigation.

September  2017 had 2 homes sell they averaged 2..62 acre lots and sold for $136 per sqft.  74 days on market.  2016 had 1 home sell and it was a 2.57 acre piece selling for $206 per sqft.  55 days on market.

Homes on 4-5 Acre Lots

4 Homes sold this September on 4-5 acre lots.  They averaged 4.83 acres and sold for an average price per square foot of $160.  Average days on market were 91.

Only one of these homes was in a community.  It was in Armstrong Park the rest was no community.

 

September 2017 had 1 property sell.  Going for $138 per sqft. 85 dom.  2016 had 3 homes sell and they went for $137 per sqft with 104 days on market.  

Homes on 10 Acre Lots

2 homes sold this September.  They were on an average lot size of 9.65 and sold for an average price of $127.  Average days on market were 157.

Neither of these homes were in Subdivisions.  So No CC and R’s or HOA.

 

September 2017 had 2 homes sell they were on the market for approx 136 days and sold for $113 per sqft.  2016 had 2 homes as well and they went for $176 per sqft and were on the market for 143 days.  

Homes on more than 10 Acres

2 homes on an average of 13.28 acres sold this September 2018 in Coeur d Alene.  They sold for an average price per sqft of $167 and were on the market for an average of 54 days.

September 2017 had 2 homes as well selling for $196 per sqft and 180 days on market.  2016 had 1 home and it went for $131 per sqft and was on the market for 91 days.

We had 5 Waterfront homes sell this September 2018.  Overall they sold for an average price per square foot of $306 and were on the market for an average of 175 days.  The average lot size was .93 acres.  We also had 1 Waterfront Condo that sold for an average price per square foot of $312.  It was at The Terraces at Lk CDA.

So how that really breaks out.  You had a fairly large diversity with your high seller being in Davey Landing Sub ( lakefront home) selling for as high as $454 per square foot.  You had a Harbor Island in the ballpark of that price that was a Riverfront.  Then you had the bottom which was also a Harbor Island coming in at $241 per square foot.

September 2017 had 2 waterfront lakefront homes sell for an average price per sqft of $371 with 50 days on market.  Sept 2016 had 4 waterfront sell and they sold for an average of $318 per sqft with 133 dom.  

Condo Sales in Coeur d Alene Idaho

10 Condos sold this September 2018 for an average price per square foot of $236 with an average days on market of 63 days.

Most of these condos sold in Village at Riverstone or Pheasant Run.

4 townhomes sold this September as well.  They sold for an average price per square foot of $132 and were on the market for an average of 56 days.

These homes were in Lake Forest Townhouses and Sorbonne.

12 Condos September 2017 going for an average price per sqft of $193 and 68 dom.  2016 had 11 condos and they went for $170 per sqft with 106 dom.

Manufactured Homes on Leased Lots in Coeur d Alene

4 Manufactured homes on Leased Lots sold for an average price per square foot of $80.  The average days on market were 80 days.

These homes sold this month in Coeur d Alene Village and Oakcrest.

 

September 2017 had 6 manufactured homes on rented lots.  They sold for $49 per sqft and were on the market for 61 days.  2016 had 12 homes sell and they went for $39 per sqft and wer on the market for 44 days.
