Coeur d Alene Idaho Market Report for July 2018

Volume is up and its still a seller’s market in Coeur d Alene.  157 Homes sold this July 2018 compared to 139 of 2017.  There is Currently approximately 525 homes for sale in the Coeur d Alene area or about 3 1/2 months worth of inventory.  See below how those numbers break up for you.

Coeur d Alene New Construction

We start this month off with 20 new Construction homes selling.  They sold for an average price of $185 per square foot.  That was a range of some big homes that sold for as little as $124 per square foot.  Probably some unfinished basements in here all the way up to a Rosenberger build at the Club at Rock Creek that went for an average price of $252 per square foot.  But this average number lands you right in the middle with some homes at CDA place and Lake Forest Way.  Other new builds in this bunch included O’Brien.  Most of the homes this month are dominated by Greenstone, Hallmark Homes and Architerra with a monogram Homes, Stach Construction and Rosenberger mixed in.  The average lot size was .18 acres.

2017 July New home prices were sitting at approximately $145 per square foot with 16 homes sold.

Coeur d Alene Homes built from 2000 to 2017

36 homes sold this July that were built from 2000 to 2017.  These homes sold for 99% of asking price and were on the market for an average of 72 days.  The average price per square foot was $160.  Prices ranged from $117 to a Black Rock Golf Cottage that averaged $402 per square foot.  At $160 per square foot that puts you about right in the middle of this months home sales.  An average range would be all the way up to about $185 and as low as $140 per square foot for a home that doesn’t need a lot of work.

37 Homes in this age group sold in 2017.  they sold for an average price per square foot of $135.  The average days on market was 57 days.

Coeur d Alene Homes built from 1980’s to 1999

37 Homes sold that were built in these years this July 2018.  these homes sold for 99% of there list price.  These homes break up into 2 price ranges.  The ones that need work coming in at $139 per square foot.  And the ones that are not needing work coming in at $202 per square foot.  The average days on market is about the same coming in at 65 days on market.  The average lot size is about .24 of an acre.  Homes in this age group included homes in CDA Place, Park Place, Fairway Forest, Best Hills Meadows, Heartland, Forest Heights, Pinegrove Park, Armstrong Park and Northshire.

16 Homes sold in July 2017 in this age group.  They averaged $127 per square foot and were on the market for an average of 57 days.  The average lot size was .21 acres.

22 Home Sales in this age group for July 2018.  These homes also sold for 99% of there asking price.  These homes averaged 50 days on market and the average lot size was .25 acres.  Prices are pretty scattered in this group as well with the majority of these homes averaging approximately $113 per square foot.  The other 7 homes averaged $199 per square foot.  A huge difference in price depending on condition.  Homes in this age group came from Woodland Heights, Pine Hills, Roche park, Krotzers Add, Thomas Park, Freeway and more.

16 Homes sold in this age group in July 2017.  They sold for an average price per square foot of $110.  They averaged 61 days on market and the average lot size was .33 acres.

6 homes sold this July that was built pre 1939.  You have 2 price ranges in this group as well.  The needs repairs group coming in at approximately $129 per square foot and the doesn’t need workgroup coming in approximately $265 per square foot.  The average days on market were 76 days and the average lot size was .22 acres.  This age group sold for 95% of asking price.

12 Homes sold in this age group in July 2017.  they averaged $157 per square foot and average 57 days on market.  The average lot size was .18 acres.

2018 home sale on 1 acre lots netted us 4 sales this month.  These homes sold for 93% of asking price coming in with an average price per square foot of $262.  These homes averaged 148 days on market and the average lot size was 1.14 acres.

2017 had 2 sales in July.  The average price per square foot was $144 with an average of 96 days on market.  The average lot size was 1.65 acres.

3 Homes on 2-4 acre lots sold this July 2018.  These homes averaged 2.45 acres and were on the market for an average of 77 days.  The average price per square foot was $178.  These homes sold for 98% of asking price.

We sold 3 homes on 4-5 acre lots.  These homes average 4.92 acres and averaged $225 per square foot.  The average days on market was 145 days.  These homes sold at 94% of asking price.

2017 had 3 homes sell in this category.  They averaged $165 per square foot and were on the market for an average of 153 days.  The average lot size was 10.67 acres.

July 2017 had 2 homes sell in this category.  A 16.46-acre lot that averaged $111 per square foot and a 139-acre property that averaged $357 per square foot.

2018 Waterfront Home Sales

With 3 waterfront properties selling this July 2018.  We had 2 homes selling for an average price per square foot of $460.  These 2 homes averaged 109 days on market and sold for 89% of asking price.  The other home that sold this month sold for an average price per square foot of $399 and was on the market for 78 days.  It sold for 91% of the asking price.

8 Waterfront properties sold in 2017.  2 of them were Condos selling for an average price of $488 per square foot.  The other 6 were homes that sold for an average price of $340 per square foot.

Condo Sales in Coeur d Alene Idaho

2018 July had 11 condos sell this month.  We sold 6 of those condos for an average price of $167 per square foot with average days on market of 82 days.  All of the condos sold for  99% of list price.  The condos in this group included Condos at Mill River, Village Condos, and Pheasant Run.  Our next 4 condos sold for an average price per square foot of $262.  They average 30 days on market.  Condos in this group included Village at Riverstone.  And our last condo was a Parkside Condo that sold for an average price per square foot of $399.  It was on the market for 35 days.

2017 Condo sales in July had 8  condos sell that averaged $174 per square foot.  The average days on market were 108 days.

 

We also had several townhomes sell this month they averaged $176 per square foot and averaged 36 days on market.  These homes were in Garden Terraces, Best Land Annex, and Lake Forest Townhomes.

Manufactured Homes on Leased Lots in Coeur d Alene

July saw 5 homes on Leased lots sell.  They sold for an average of $56 per square foot and spent an average of 29 days on market.  These homes sold for 92% of list price.

July 2017 had 10 homes sell they sold for an average price per square foot of $44.  They spent an average of 36 days on market.
