Coeur d'Alene housing market
96 homes sold in Coeur d Alene this December 2018 down from 102  homes in December 2017 and down slightly from 104 homes sold in December 2016.  Home prices are still going up overall.  We have seen a slow down in multiple offer situations and you will note that some homes are having to come down in price to get sold.  Homes on land are getting hit the hardest with price reductions followed by the homes built between 1940 to 1999.   There is currently 306 homes on the market or 3 months worth of inventory.  See more here.

Coeur d Alene New Construction

15 New Construction homes sold this December 2018 in CDA.  They sold for an average price per sqft of $174.  The average lot size was .16 acres.

Homes built this month included Lake Forest West, The Trails, Anthem at Lake Forest Cd’A Place and more.  Builders included Hallmark Homes, Greenstone, and Architerra Homes.

Your range in here included a couple of large homes with basements pulling in the bottom at $113 per sqft.  Greenstone Built in Cd’A Place.  Your high sale this month was an Alpine Point Home built by Aspen Homes selling for $215 per sqft.

19 New Construction Homes sold in December 2017 these properties averaged 0.22 acres and sold for $156 per sq ft in 154 days on average.

2016, 11 homes sold They averaged 0.23 acres and  $164 per sq ft.

20 Homes sold this December that were built between 2000 and 2017.  They sold for an average price per sqft of  $186 and were on the market for an average of 66 days.  Average lot size this month was .18 acres. 

These homes sold for 98% of the list price this month.

Homes selling this month included CdA place, Canfield Park, Sunshine Meadows, Ramsey Meadows, Hawks Nest and more.

25 homes sell the Month of December 2017.  These homes averaged 0.2 acres, sold in 73 days for $145 per sq ft.  2016, 25 homes sold They averaged 0.22 acres and sold for $151.02 per sq ft. They were on the market for 88 days on average.

11 homes built between 1980-1999 sold during December 2018.  They sold for an average price per sqft of $141 with an average of 74 days on market.  The average lot size was .27 acres. 

Homes selling this month included Best Hills meadows, Woodland Shores, Roche Park, Hoffman and more.

The high sale this month was a Gardendale home selling for $207 per sqft and the low sale this month was a best hills Meadows selling for $109 per sqft.

These homes sold for 97% of there original list price this month and 98% of there adjusted list price after a price adjustment.

December 2017 30 homes selling this month they were on the market for an average of 70 days they sold for an average price of $123 per sq ft. They averaged 0.28 acres. 

2016, 20 homes were sold in 81 days on average. The average size is 0.23 acres and sold for $112 per sq ft.

These homes sold this month for 96% of the original list price and 98% of the adjusted list price.

Your high seller in this group this month was home not in a community selling for $160 per sqft and the low seller this month was a  large home in English selling for an average price per sqft of $78.   Condition! Condition! for this age group.

18 homes sold December 2017 built between 1940-1979.  They sold for an average price per sqft of $118 and were on the market for an average of 74 days.  The average lot size was .26 acres.

Your high seller was a Krotzers Add home selling for $254 per sqft and the low seller this month was the Sherman Add to Cda coming in at $107 per sqft.  A couple of deals in this group.  Condition rules this age group!

December had 7  selling they averaged 0.15 acres, sold for $137 per sq ft in 62 days on average. December 2016, 11 properties that averaged 0.2 acres they were on the market for 137 days and sold for $145 per sqft.

6 homes sold this month on 1 acre lots.  They averaged 1.11 acres and were on the market for an average of 154 days.  The average price per sqft was $188.

These homes sold for 93% of the original list price and 96% of the adjusted list price.

Homes included Syringa Heights and Dalton Gardens.  The high seller this month was a Syringa Heights home selling for $247 per sqft and the low seller was a Dalton Gardens selling for $112 per sqft.  The average this month would buy you everything but Syringa Heights.

6 Homes on 1-2 acre lots sold  December 2017.  These properties averaged 1.32 acres and sold for $162.32 per sq ft. They were on the market for 179 days on average. 2016, 2 homes sold they averaged 1.35 acres, sold for $137 per sq ft in 113 days on average.

Homes on 2 -3 Acre Lots

3 homes sold on an average of 2.86 acre lots.  They sold for an average price per sqft of $143 with an average of 198 days on market. 

These homes included Fernan Lake Terrace and Hayden Hills.

These homes sold for 90% of the original list price and 96% of adjusted list price.

 

Homes on 4-5 Acre Lots

1 home selling this month on 3.55 acres.  It was a Black Rock home selling for $416 per sqft.  It spent 328 days on market and sold for 76% of its original list price and 97% of its adjusted list price.

December 2017 One home on a 4-5 acre lot.  This is a 1987 home sold for $263 per sq ft. It took 124 days to sell this property. 3 homes on 4-5 acre lots were sold in 2016. They were on the market for 104 days and sold for $117 per sq ft.

4 Homes on an average of 9.71 acres.  These homes sold for an average price per sqft of $200 and were on the market for an average of 145 days. 

 

These homes sold for 86% of the original list price and 93% of the adjusted list price.

 

December 2017 2 homes They were on the market for 128 days on average and sold for an average price of  $147 per sq ft. In 2016, 1 home in Cougar Bay sold. It was on the market for 257 days and sold for $144 per sq ft.

1 home on a 110-acre lot selling for an average price per sqft of $453.  It was on the market for 71 days.

One in Harbor Island selling for an average price per sqft of $343.  It was on the market for 105 days. 

The other home was in Theis and sold for an average price per sqft of $268 with average days on market of 126.

The average lot size on these 2 was .43 of an acre.

2 Spokane river homes in 2017 These homes averaged 0.39 acres, sold for $261 per sq ft in 110 days on average.

In 2016, 1 sold,  47 days on market and sold for $355 per sq ft.

3 Homes on Lake Coeur d Alene sold this December 2017.  They averaged 1.42 acres and sold for $173.03 per sq ft. The homes were on the market for 119 days.

December 2016, 1 home on Lake Coeur d Alene  It was on the market for 606 days and sold for $397 per sq ft.

3 Condos sold during December they sold for an average price per sqft of $148 and were on the market for an average of 197 days.

Luxury Condos

2 Luxury Condos sold this December for an average price per sqft of $332.  Average days on market was 109 days.

Condos this month included a Black Rock condo in riverfront House Cn and a Riverstone Condo.

December 2017  4 Condo sales They were on the market for 46 days and sold for $213 per sq ft.

December 2016 8 condos sold. They were on the market for 82 days and sold for $149 per sq ft on average.

One manufactured home on a leased lot selling for an average price per sqft of $59.  It was on the market for 18 days. 

The home was in Oakcrest.

December 2017  had 3 manufactured homes on rented lots.  They sold for  $42 per sqft on average and were on the market for 96 days.

December 2016  5 properties sold for $43 per sqft and were on the market for 90 days.
