Coeur d Alene Idaho Market Report for  2019

116 homes sold in April 2019 that is down 19 home sales for April 2018 which had 135 homes selling and April 2017 which had 129 homes selling.  There is currently 436 homes on the market up slightly from the 423 of 2018 at the same time.  We are sitting with 3 3/4 months worth of inventory available right now.  Up slightly from last year.  Still very much a seller’s market in Coeur d Alene.

Coeur d Alene New Construction

New Construction Volume up by 10 homes prices are up by $44 per sqft!

26 New construction homes selling in Coeur d Alene during April 2019.  2 of those homes were on acreage and will be in the acreage section the other one was a townhome and will be in that section.

23 of those homes were on city lots. They sold for an average price per sqft of $184.  The average lot size was .20 acres.

Your high seller this month was a Mill River home built buy Anthem Pacific Homes selling for $304 per sqft.  Your low seller this month was a home built in The Trails by Architerra coming in at $116 per sqft.

Homes selling this month were in areas such as Lake Forest West, The Trails, Garden Grove, CD’A Place,  Alpine Point and more.

April 2018 had 16 homes selling that was New Construction.  The average price per sqft for the month was $140.  2017 had 15 new construction homes selling for $154 per sqft.

Existing home sales volume down by 19 homes for homes built between 2000 and 2018!  Prices are up $24 per sqft compared to April 2018!

These homes sold for an average price per sqft of $177 with an average of 66 days on the market.  They sold for 98% of the original list price and the average lot size was .19 acres.

Your high seller this month was a home in O’Briens selling for $259 per sqft and your low seller was a home in The Landings coming in at $133 per sqft.  Your average per sqft this month would have bought about half of the homes.  The other half are predominantly priced from there to about $205 per sqft.

Homes selling this month included The Landings at Waterford, Hawks Nest, Coeur d Alene Place, Provence Twenty and more.

 

40 existing homes built from 2000 to 2017 sold in April 2018.  they sold for an average price per sqft of $153 with an average of 57 days on market.  April 2017 had 46 homes selling for an average price per sqft of $153 with 51 days on the market.

Homes built between 1980 and 1999 volume is down by 8 homes and the prices are up by $10 per sqft compared to April 2018!

14 Homes sold during April 2019 that were built 1980 to 1999.  They sold for an average price per sqft of $155 with an average of 48 days on the market.  The average lot size was .25 acres and thee homes sold for 98% of the original list price. 

Your high seller this month was a Whispering Pines home selling for $222 per sqft and your low seller was a Davis Park home selling for $93 per sqft.

Homes selling this month included Woodland Heights, Breckinridge, Centennial, Hoffman and more.

April 2018 had 22 homes in this age group selling for an average price per sqft of $145 with an average of 69 days on the market. The average lot size was .23 acres.  April 2017 had 18 homes selling for an average of $124 per sqft and 51 days on the market.  The average lot size was .21 acres.

They sold for an average price per sqft of $145 with an average of 65 days on the market.  The average lot size was .23 acres and they sold for 97% of original list price. 

  Your high seller was home in Woodland Park selling for $261 per sqft and your low seller this month was home in Costello’s selling for $84 per sqft.  Homes in this group include O’Briens, Spokane Add, Sherman Add to Cd’A, Springview Terrace, Sunrise, Pinegrove and more.

April 2018 had 15 homes selling in this age group for an average price per sqft of $122 with 64 days on the market.  The average lot size was .28 acres.  April 2017 had 21 homes selling for an average price per sqft of $105 with an average of 69 days on the market.  The average lot size was .27 acres.

Homes built Pre 1939 for April 2019.  Volume up by 2 and the prices are up by $6 per sqft on average.

12 homes sold in Cda in April 2019 that were built pre 1940.

They sold for an average price per sqft of $198 with an average of 59 days on the market.  The average lot size was .15 acres and this age group sold for 96% of its original list price.

Your high seller was a Sanders Park home selling for $320 per sqft and your low seller was a Glenmore Add selling for $145 per sqft.  If you are buying this age group the average price per sqft this month won’t buy you a lot of these homes.  You are going to want to budget up around $250 per sqft to pick up some of the more updated homes.  On the plus side a lot of them are fairly small square footage wise.

April 2018 had 10 homes selling in this age group for an average price per sqft of $192 with an average of 69 days on the market.  April 2017 saw 9 homes selling for an average price per sqft of $161 with an average of 61 days on the market.

One home on a 1-acre lot selling this April.  It was a Hayden View home selling for $150 per sqft with 161 days on market.  it was on 1.07 acres and sold for 93% of list price.

April 2018 had 4 homes on 1 acre lots selling for an average price per sqft of $188 with an average of 206 days on market.  April 2017 also had 4 homes selling for an average price per sqft of $167 and 108 days on the market.  

Homes on 2-4 Acre Lots

2 homes selling on 2-3 acre lots.  Both New construction!

They sold for an average price per sqft of $227 with an average lot size of 2.88 acres. 

One was built by Sheldon Construction and the other by Premier Homes & Inv.  Your high seller was the Sheldon build not in a community selling for $246 per sqft and your low seller was in Bella Ridge selling for $208 per sqft.

Homes on 4-6 Acre Lots

5 Homes sold in April that were on 4-6 acre lots.

They sold for an average price per sqft of $208 with an average of 97 days on the market.  The average lot size was 5.77 acres this month and these homes sold for 89% of original list price.

April 2018 had 1 home selling for $175 per sqft with 36 days on market.  It was on 6.72 acres.  No April 2017.

Homes on 10 Acre Lots

3 Homes selling that are on 10 acre lots.

They sold for an average price per sqft of $187 with an average of 122 days on the market.  The average lot size was 10.15 acres and these homes sold for 93% of original list price.

None of these homes were in a community.  Your high seller this month sold for $269 per sqft and 86% of list price.  Your low seller sold for $158 per sqft and 94% of list price.

April 2018 had no sales.

April 2017 had 1 home selling for $221 per sqft with 325 days on market.  It was on 10.72 acres.

No April 2019 sales.  

April 2018 had 1 home selling for $318 per sqft and 76 days on market.  It was on 21.81 acres.  April 2017 had no sales.

They sold for an average price per sqft of $312 with an average of 218 days on market.  The average lot size was .68 acres and these homes sold at 86% of original list price. 

Your high seller this month was a Kidd Island Bay home selling for $362 per sqft and your low seller was a Theis home selling for $260 per sqft.  The other home represented this month was a Mill River home selling for the Average at $312 per sqft.

April 2018 had 8 waterfront homes selling for an average price per sqft of  $350 with an average of 126 days on the market.  No 2017 Waterfront sales.

4 Condo sales this April 2019.

They sold for an average price per sqft of $212 with an average of 37 days on the market.  They sold for 99% of list price.

Your high seller was a Riverstone Condo selling for $289 per sqft.  Your low seller was a Northwest Village condo selling at $128 per sqft.

April 2018 had 6 condos selling for an average price per sqft of $211 with an average of 115 days on the market.  April 2017 had 8 condos selling for an average price per sqft of $181 with an average of 81 days on the market.

They sold for an average price per sqft of $62 with an average of 46 days on the market.  They sold for 93% of list price. 

Your high seller this month was an Oakcrest home selling for $76 per sqft and your low seller was also an Oakcrest home selling for $50 per sqft.

April 2018 had 5 manufactured homes selling for an average price per sqft of $56 with an average of 40 days on the market.  April 2017 had 8 homes selling for an average price per sqft of $44 per sqft.
