Coeur d’Alene May 2019 Market Update

Coeur d Alene Idaho Market Report for  2019

142 Homes sold in May 2019 down a couple of homes from the May 2018 number of 140 and still down from May 2017 with 154 homes.  New Construction homes are down by 7 homes for May 2019.  Numbers are up pretty much across the board on New construction and homes built after 2000.  Numbers are a little flat for homes built 1980 to 1999 and numbers are slightly down for homes on land. Coeur d Alene New Construction

14 New Construction homes selling for an average price per sqft of $200.  The average lot size this month was .15 acres.  The high seller this month was a Bellerive home selling for $350 per sqft built by Atlas Building Group and the low seller was a Coeur d Alene Place home selling for $111 per sq ft built by Greenstone Homes.  Other new construction this month included some Townhomes in O’Brien’s built by Stach and an Aspen Home in Alpine Point.

Comparatively 21 New homes sold in 2018.  selling for an average price per sqft of $148 down a couple in volume from May 2017 which had 23 new homes selling for an average price per sqft of $155.  The Average lot size was .17 acres.

Coeur d Alene Homes built from 2000 to 2017

44 homes selling in the month of May that was built 2000 to 2018.  They sold for an average price per sqft of $185 with an average of 66 days on the market.  They sold for 98% of the original list price this month.

Your high seller this month was a  Meadow Ranch home selling for $242 per sqft.  Your low seller this month was a $115 Hawks Nest home.  Homes selling this month included Homes in Hawks Nest, The Landings, Harbor View, Sunshine Meadows, CdA Place and more.

May 2018 had 41 homes selling for an average price per sqft of $164 with an average of 61 days on the market.  That was up substantially from May 2017 with 37 homes selling for $140 per sqft and an average of 67 days on market.  The average lot size was .20 acres for both years.

Coeur d Alene Homes built from the 1980s to 1999

27  homes sold that were built between 1980 to 1999.  They sold for an average price per sqft of $169 with an average of 43 days on the market. The average lot size was .22 acres.  These homes sold for 99% of the original list price this month. 

The high seller was a Hill View Estates home selling for $235 per sqft. The low sale was a Hoffman home selling for $129 per sqft.  Homes selling this month included Woodland Heights, Fairway Meadows, Bluegrass Meadows, Best Hills and more.

May 2018 had 18 homes selling for an average price per sqft of $165 with an average of 50 days on the market.  May 2017 had 19 homes selling for $143 per sqft and spent 81 days on market.  The average lot size was .20 acres.  

Coeur d Alene Homes Built 1980-1999 For Sale

Coeur d Alene Homes built from 1940 to 1979

16 homes sold that were built between 1940 to 1979. They sold for an average price per sqft of $169 with average days on market of 90 days.  These homes sold for 97% of the original list price this month.  The average lot size this month was .31 acres.

The high seller this month was home not in a community selling for $317 per sqft.  The low seller was a Fairway Hills home selling for $106 per sqft.  Homes selling this month included Fairway Hills, Best Land Annex, Sherman Add to CDA and O’Brien.

May 2018 had 22 homes selling for an average price per sqft of $123 with an average of 69 days on the market.  18 homes sold in May 2017 in this age group selling for $114 per sqft with an average of 46 days on market.

14 Homes sold for an average price per sqft of $195 with average days on market of 33 days. The average lot size was .18 acres.  These homes this month sold for 101% of original list price. 

The high seller was a Cda City home selling for $366 per sqft and the low seller was a Fort Sherman home selling fo $131 per sqft.  Omes selling this month included homes in Cda&Kings, Simms Reids, Forest Heights and more.

May 2018 sold 10 homes selling for an average price per sqft of $184 with average days on market of 59.  The average lot size was .14 acres.  May 2017 had 12 homes selling for an average price per sqft of $143 with an average of 61 days on the market.

8 homes on 1-2 acre lots sold in May 2019.  They sold for an average price per sqft of $193 with an average of 55 days on the market.  The average lot size was 1.5 acres.  The homes sold for 97% of original list price. 

The high seller this month was a Dalton Gardens property selling for $229 per sqft and the low seller was a manufactured home on 2 acres selling for $144 per sqft.

May 2018 had 9 homes selling for an average price per sqft of $202 with an average of 55 days on the market.  May 2017 had 13 homes selling for $109 per sqft with an average of 68 days on the market.  

 

Homes on 5 Acre Lots

4 homes on 5 acre lots selling this May 2019.  They sold for an average price of $202 per sqft with an average of 74 days on the market.  The average lot size was 4.73 acres.  These homes sold for 95% of original list price this May 2019.  None of thee homes were in a community.

May 2018 had 5 homes selling for an average price per sqft of $155 with an average of 82 days on the market.  May 2017 had 5 homes selling for an average price per sqft of $130 with average days on market of 90 days.

Homes on 10 Acre Lots

2 Homes on 10 acre lots selling in May.  They sold for an average price per sqft of $141 with an average of 88 days on the market.  They sold for 94% of original list price.  Neither home was in a community.

May 2018 had no homes on 10 acre lots selling.  May 2017 had 4 homes selling for an average price per sqft of $176 with average days on the market.

Waterfront Homes in Coeur d Alene

2 Waterfront homes selling in Coeur d Alene this May 2019.  They sold for an average price per sqft of $347 with an average of 195 days on market.  They sold for 91% of original list price.  Both homes were in Mill River.

May 2018 had 1 home selling for $291 per sqft and May 2017 had 4 waterfront properties selling for an average of $335 per sqft. 

 

Condo Sales in Coeur d Alene Idaho

9 Condos selling this May.   8 of them sold for an average price per sqft of $196 with average days on market of 67 days.  They were on the market for 67 days and sold for 98% of the original list price. 

We did have 1 Parkside Condo selling this month for $605 per sqft. It was on the market for 267 days and sold for 87% of the original list price.   It is not included in the average as it would really mess our average this month.  Condos selling this month included Village Condos, Village at Riverstone and Pheasant Run.

May 2018 condos sold 8 condos selling for an average price per sqft of $148 with an average of 96 days on market.  There was one Trails Edge condo that sold for $354 per sqft not included in the average.  May 2017 had 6 condos selling May 2017.  4 of them sold for an average of $149 per sqft.  One Riverstone selling for $200 per sqft and one McEuen Condo selling for $377 per sqft.

Manufactured Homes on Leased Lots in Coeur d Alene

2 Manufactured homes on rented lots selling this May 2019.  They sold for an average price per sqft of $53 with an average of 15 days on the market.  These homes sold for 91% of original list price this month.  Homes sold included Cd’A Village and Oakcrest.

May 2018 homes on leased lots sold 5 homes for an average of $74 per sqft and an average of 46 days on market.  May 2017 had 7 homes selling for an average price per sqft of $42 with an average of 44 days on the market.
