Coeur d Alene sold 77 homes in February 2019 down from the 96 homes sold in February 2018 but comparable to the 76 homes sold in February 2017.  There are currently 302 homes for sale in Coeur d Alene or almost 4 months worth of inventory.  Still very much a Seller’s market!

Coeur d Alene New Construction

16 New construction homes sold this February 2019 in Coeur d Alene.  I calculated these numbers this month with 14 of them.  They sold for an average price per sqft of $186.

The average lot size was .18 acres.

The additional New Construction included:

There is one new construction condo in Tilford Place selling for $325 per sqft.

The other new construction was a 1-acre homebuilt by Benway selling for $291 per sqft.

Homes selling this month included Cd’A Place, Lake Forest West, Anthem at Lake Forest and Alpine Point.

The high seller was a Kaesmeyer home selling for $227 per sqft built by Vance Mitchell Construction.

Your low seller was an Architerra home at The trails selling for $131 per sqft.

2018 had 18 new construction homes close at an average price of $165 per square foot and 2017  had 8 New Construction Homes selling for an average price of $167 per square foot.

Prices up significantly from last year in this age group this month!

27 existing homes sold during February 2019 that were built between the years 2000 to 2018. They sold for an average price per sqft of $172 with the average days on market at 92 days.  The average lot size this month was .25 acres.

 These homes sold this month for 94% of the original list price and 98% of the adjusted list price.  So a few price reductions in here this month.

Homes selling this month included homes in The Landings, Hawks Nest, Sunshine Meadows, Black Rock, Lake Forest and more.

The high seller in this group this month was a Sanders Park home selling for $256 per sqft and the low seller this month was a Hawks Nest home selling for $91 per sqft.

2018 had 22 existing homes sell for an average price of $136 per square foot and  2017 had 17 existing homes sell for an average price of $138 per square foot.

Prices are down slightly this month compared to 2018 and 2017 for homes built in these years.

7 existing homes selling this February that was built between 1980 and 1999.  They sold for an average price per sqft of $131 with average days on market of 60 days.  The average lot size was .24 acres.

Homes selling in this group came out of Fairway Meadows, Fairway Forest, Vintage Place and more.  The high seller was the Vintage Place home selling for $214 per sqft and the low seller was the Fairway Forest home selling for $100 per sqft.

  Homes selling this month sold for 96% of original list price and 97% of adjusted list price.

2018 had 8 homes sell in this category for an average of $135 per square foot and 2017 had 11 homes sell in this category for an average price of $138 per square foot.

Prices are up!!

9 existing homes sold that were built between 1940 and 1979.  They sold for an average price per sqft of $160 with average days on market of 77 days.  The average lot size was .30 acres.

Homes selling this month included Fairway Hills, Cherry Heights, Fruitdale and more.

Homes sold this month for 95% of the original list price and 97% of adjusted list price.

2018 had 13 homes in this category sell at an average price of $116 per square foot and  2017 had 12 homes sell in this category at an average price of $90 per square foot.

5 Existing homes sold that were built prior to 1940.  They sold for an average price per sqft of $168 and were on the market for 44 days. The average lot size was .14 acres.

Homes selling this month included Sanders Park, Krotzers Add, Briarwood and CDA and Kings.

The high seller this month was a Taylors Add’n to Cda selling for $235 and the low seller was the Sanders Park home at $103 per sqft.

These homes had some movement this month as they sold for 94% of list price.

2018 had 13 homes sell in this category for an average price of $180 per square foot and 2017 had 6 homes sell in this category for an average price of $150 per square foot.

One home on a 1-acre lot. It sold for $165 per sqft and was on the market for 71 days.  The lot size was 1.43 acres.  This home sold for 96% of list price.

2018 had 1 home sell in this category for an average of $171 per square foot and 2017 had 1 home sell in this category for an average price of $150 per square foot.

Homes on 2-4 Acre Lots

February 2018 No homes selling on this lot size.

February 2017 No Homes sold on this size lot.

Homes on 6-10 Acre Lots

3 homes selling February 2019 in the 10-acre category.  They sold for an average price per sqft of $251 and with the average days on market being 184.  The average lot size was 9.44 acres.

These homes sold for 91% of the original list price and 94% of the adjusted list price.

February 2018 results for Homes on 6-10 acre lots had 1 home selling  It was on 6.97 acres and sold for $234 per square foot.  February 2017 had 2 homes selling. Average lot size was 6.67 acres. Average days on market were 108 days and they sold for an average price of $115 per square foot.

Homes on more than 15 Acres

One home on 55 acres sold February 2019.  It sold for $123 per sqft and was on the market for 259 days.  This home sold for 67% of list price.

February 2018 had no homes selling on these size lots.

February 2017 had 1 home on 26.8 acres sell it sold for $150 per square foot and was on the market for 122 days.

Waterfront Homes in Coeur d Alene

Coeur d Alene Idaho Waterfront Properties for Sale

One Waterfront home selling this February.  It was a Harbor Island home selling for an average price per sqft of $375 with average days on market of 87 days.  The lot size was .34 acres.

2 Waterfront homes selling in February 2018.  One sold for $211 per sqft and the other home was a riverfront home selling for $373  per sqft.  February 2017 had 4 homes selling for an average price per sqft of $337.  

Condo Sales in Coeur d Alene Idaho

Cda had 5 Condo sales this February 2019.  This included 1 luxury condo.  Excluding the luxury condo, the homes this month sold for an average price per sqft of $178  and an average of 70 days on market. The Parkside Luxury Condo sold for an average price per sqft of $545 with an average of 41 days on market.

February 2018 had 5 condos selling for an average price per sqft of $250.  February 2017 had 7 condos selling for an average price per sqft of $158.

Manufactured homes prices are down!

2 Oakcrest manufactured homes sold this February.  They sold for an average price per sqft of $29 with an average of 87 days on the market. 

February 2018 had 6 homes selling for $42 per sqft with 48 days on market and February 2017 had 4 homes selling for $37 per sqft with 74 days on market.
