35 Homes sold December 2018 in Hayden Idaho.  Down slightly from the 39 homes that sold in 2017 and down quite a few from the 46 homes sold in December 2016.

There is currently 147 homes for sale in Hayden or a little over 4 months worth of inventory.  This is one of the highest inventory numbers that we have seen in a couple of years.

Remember though 6 months worth of inventory is when it starts to become a balanced market.  So still very much a seller’s market but we are beginning to see some shifts. 

You will note that we are not having as many multiple offers and some categories are having to do some price reductions to get sold as quickly.  Read more below.

 

 

Hayden New Construction

6 new Construction homes sold in Hayden December 2018.  They sold for an average price per sqft of $191 The average lot size was.34 acres.

The high seller this month was a Rosenberger home built in Forest Ridge coming in at $266 per sqft and the low sale of the month was a Hayden Homes sale in Hayden North coming in at $127 per sqft.  Other homes selling this month included Clark Heights and Williams Grove.

December 2017 had 7 homes sell.  They sold for an average price per sqft of $185.  the average lot size was .31 acres.  December 2016 had 8 homes selling for an average price per sqft of $150.  Lot size of .22 acres.

Existing Homes sold in Hayden Idaho  2018 built between 2000 and 2017

10 Homes sold in Hayden built between 2000 and 2017.  They sold for an average price per sqft of $172 with average days on market of 86 days.  The average lot size was.26 acres. 

Your high seller this month was a CdA Country club home selling for an average price per sqft of $398 and your low seller was a Stoddard home selling for $94 per sqft.

These homes sold this month for 95 % of original list price and 96% of adjusted list price.

Homes selling this month included Stoddard, Rosenberger, Avondale, Moonridge, Strawberry Fields and more.

Hayden Lake Homes For Sale built 2000 and Newer

 

Hayden Idaho Existing Homes sold that were built from 1980 to 1999

8 home sold in Hayden December 2018 that were built between 1980 and 1999.  They sold for an average price per sqft of $159 with an average of 63 days on market.  The average lot size was .23 acres.

 

These homes sold for 92% of original list price and 98% of adjusted list price. 

Houses selling this month included homes from Grouse Meadows, Avondale, Loch Haven and more.

 

Hayden Idaho Homes Built Pre-2000

Hayden Existing Homes built pre-1979

4 homes sold this December that were 1979 or older.  They sold for an average price per sqft of $124 and were on the market for 117 days on average.  The average lot size was .28 acres.

 

They sold for 92% or original list price this month and 96% of adjusted list price.

Homes selling this month included Emerald Estates, Giovanni Estates, and Hayden Orchards.

Hayden 2017 sales on existing lots

Sorry, I just started breaking these up this year so we are slightly skewed from last years numbers.  

20 existing homes sold in 2017 for an average price per sqft of $124 with average days on market of 85 days.  2016 had 29 homes sell for $123 per sqft.

Homes on 1 Acre

2 homes selling on 1 acre lots.

First home was a Deer Park home on exactly 1 acre selling for an average price per sqft of $287 with 243 days on market. 

The other home was an Avalanche Estates home on 1.85 acres selling for $147 per sqft and was on the market for 258 days.

4 homes sold in 2017 selling for an average price per sqft of $155.  No 2016 sales.

December 2017  had 2 properties selling for $125 per sqft.  No December 2016

Hayden Homes on 10 Acre Lots

No 2018 sales or 17.

Hayden Homes over 10 Acres

One home on 16.89 acres selling for an average price per sqft of $240 with 36 days on market.  it was not in a community.

2017 had 1 home on a 20-acre lot selling for $204 per sqft.  322 days on market.  December 2016 had 1 property selling for $168 per sqft selling in 46 days.  

Hayden Waterfront Homes

2 Waterfront homes selling this December. One Split Rock home selling for $609 per sqft.  It was on the market for 333 days and was on 1.05 acres.  The other home was a honeysuckle Hills home selling for $202 per sqft and on the market for 259 days.  The lot size was .4 of an acre.

December 2017 sold 3 homes selling between a range of $198 to $288 per sqft.  202 days on average for days on market.

Hayden lake Manufactured homes on Rented Lots

One Manufactured home on a leased lot.  It was in Hayden Pines selling for $77 per sqft and on the market for 71 days.

No 2017 or 16 sales.

One townhome selling this December selling for $158 per sqft with 98 days on market.

2 Condo sales in 2017 selling for an average price per sqft of $109 with 68 days on market on average.  1 Condo and 1 townhome in 2016 selling for $128 per sqft with 186 days on market.
