Hayden/Hayden Lake July 2018 Real Estate Housing Market Results
61 Homes sold in the month of July 2018 in Hayden Idaho down slightly from the 66 homes sold last year. With 256 homes active on the market we are running at a little over 4 months worth of inventory. How that breaks down though is interesting. As we are beginning to see the market tip in certain categories. Homes on land and Waterfront properties are both running with over 6 months worth of inventory and a few of them with 8 months.
Hayden Idaho Real Estate – New Construction
14 New Construction homes sold in the month of July in Hayden up in volume and price from last year. They averaged $180 per square foot. The majority of the new construction this month was in Hayden North and Hayden Grove with a couple in Stone Creek. Prices ranged on these from as low as $146 all the way up to $252 for one out in Rimrock Meadows Estates. The average lot size was .21 acres.

Existing Homes sold in Hayden Idaho July 2018 built between 2000 and 2017
There are currently 43 homes for sale that were built from 2000 to 2017. Or about 4 months worth of inventory. So still a sellers market in these homes.
13 Homes sold in Hayden in the month of July they sold for an average price of $174 per square foot. The average lot size of these homes was .29 acres and the average days on the market were 58 days. To come with this averaged we had some homes down in Stoddard, Broadmore, and Stinson coming in under $150 per square foot. And a few ranging as high as $210 and $273 per square foot. Those homes were in Forest Ridge and Clark heights. A few other homes in this age group came from Strawberry Fields, Rosenberger, and Point Hayden.

With 33 homes for sale in this age group, we are running at approximately 3 months worth of inventory. Still very much a seller’s market for homes built between 1980 and 1999.
10 homes sold this July 2018 that were built between 1980 and 1999. These homes averaged $159 per square foot. They were on the market for an average of 58 days. The average lot size was .19 acres. These homes were in subdivisions such as Sabrina’s Place, Orchard Estates, Orchard Place, Loch Haven and Valley Green.

18 Homes are currently for sale in this age group. These are running at about 3 1/2 months inventory.
5 Homes sold in July 2018 that was built pre 1979. These homes averaged $105 per square foot. And that takes in a range from $97 per square foot all the way to $138 per square foot. The average lot size was .38 of an acre. And the average days on market were 41. These homes were located in Pineview, Emerald Estates, and Avondale.

With 20 homes for sale that are on 1/2 of an acre or a little more. I cut these off at .65 of an acre. We are running with a lot of inventory for homes on these lot sizes. probably because the average sales price is usually $500k or more.
One home this month that was close to a half acre lot. It was on .74 of an acre and sold for an average price per square foot of $133. The home was located in Avondale on Hayden. The average days on market were 45 days.
Homes on 1 Acre
16 Homes currently for sale that are on a 1-acre lot. Inventory a little low on these with about 2 1/2 months worth of homes.
Volume is up on these with July 2018 coming in at 6 homes on a 1-acre lot sell. These homes averaged $180 per square foot and were on the market for an average of 49 days. The average lot size was 1.38 acres. Most of these homes were in Avondale.
2017 Home sales had 2 homes selling for an average price of $184 per square foot. They averaged 76 days on market.
Homes on 5 Acre Lots
11 Homes currently available on 5 acre lots. Or almost 1 years worth of inventory.
We had 1 home this month to put in this category. The home is on a 3.9-acre lot so al little small. it was on the market for 32 days and sold for an average price per square foot of $186.
July 2017 had 2 home on a 5-acre lot sell. They sold for an average price of $126 per square foot.
Hayden Homes on 10 Acre Lots
10 Homes available on 10 acre lots this July 2018 or about 10 months worth of inventory. We also have 4 homes available right now that are on over 10 acres.
One Hayden home selling this July 2018. On exactly 10 acres. The home was on the market for 72 days and sold for an average price per square foot of $165. No Subdivision on this one.
Compared to 2017 we had 2 homes on 10-acre lots sell. They averaged $263 per square foot. And an average of 61 days on market.

Volume is down compared to 2017. Prices are holding fairly steady!
We had 4 waterfront properties sell this July. 1 home on Avondale lake selling for an average price per square foot of $214. It was on the market for 79 days. The other 3 homes were on Hayden Lake They averaged $294 per square foot and averaged 67 days on market. The average lot size this month was .37 acres for all 4 of these.
July 2017 there were 3 homes on Avondale selling they sold in a range of $134 per square foot all the way up to $171 per square foot. And 5 Selling on Hayden Lake. The homes on Hayden Lake ranged from $162 per square foot all the way up to $322 per square foot.
Hayden lake Manufactured homes on Rented Lots

July 2018 had 2 manufactured homes on rented lots sell. Both homes in Sun Air Estates. They averaged 49 days on market and sold for an average price per square foot of $65.
July 2017 had 2 homes sell in this category as well.
Condos are running with barely 3 months worth of inventory right now. Very much a sellers market if you have one to sell.

July 2018 had 2 condos sell this month. These 2 condos averaged 51 days on market and sold for an average price of $122 per square foot. That was a compromise of the sales price with 1 going as high as $153 and the other coming in at $109. these homes were in Loch Haven Hills and Ridgewood.
July 2017 had 2 condos sell as well with an average price per square foot of $131. Average days on market for these was 44 days.
