Hayden/Hayden Lake September  2018 Housing Market update

Hayden Idaho had 79 homes sell in Hayden/ Hayden Lake this September 2018. One shy of a double from 2017 which sold 40 homes.   But holding close to our 2016 number of 73.  There is currently 237 Hayden Homes on the market or roughly 3 months worth of inventory.

 

 

Hayden Idaho New Construction

Hayden had 6 new construction homes sell this September.  Builders closing homes in Hayden this month were Hayden Homes, Aspen Homes, Rosenberger, and North Idaho Homes.  The Rosenberger home being built in Stonecreek was your high seller this month with an average price per square foot of $279.  North Idaho Homes built in Giovanni Estates and the rest of the homes were all built in Hayden North.  Giovanni Estates came in at an average price per sqft of $200 and the Hayden north was split in half with 2 coming in at $198 per square foot and the other 2 coming in at $170 per square foot.

Hayden  2017 New Construction

September 2017 had 4 new construction homes sell for an average price per square foot of $160.  September 2016 had 11 new construction homes sell they sold for $159 per square foot on average.

Existing Homes sold in Hayden Idaho May 2018 built between 2000 and 2017

24 existing homes sold in Hayden during the month of September that were built between 2000 and 2017.  The average price per square foot was $206 and the average days on market were 65 days. The average lot size was. 33 acres.  These homes sold this month for 96% of list price.

With that average, we saw a lot of diversity this month with a big home in Strawberry Fields being our bottom home coming in at $103 per square foot.  It was a 2006 build.  We had some middle prices coming in at the High $150 range to the mid $170 per square foot range included in those was Rosenberger, Sunview Meadows, Broadmore, Gianna Estates and more.  On the Higher end (coming in over our average price) we had a couple of Hayden Grove, Stonecreek, Stinson and a home at The Falls/Hayden Lake.

 Overall this month if you take the average price per square foot you should be able to buy just about in the middle of the list of homes sold so you will have more than enough for the lower half and you will be a little short on the upper end.  The average for the upper end came in at $222 per square foot.

Hayden Idaho Existing Homes sold that were built from 1980 to 1999

19 Home sold in Hayden this September that were built from 1980 to 1999.  The average price per square foot came in at $153 for this group.  Average days on market were 85 and the average lot size was .28.  These homes sold for 98% of asking price.

 

This age group is always a tough one because the condition is so apparent in the price range.  The average price per square foot does get you to the middle of this group barely.  It will buy you a Woodland Meadows, Hayden terrace, Leisure Park, Pine Hayden, and AvondaleThe Higher end of the average ($160 per square foot to $200 ) is going to take in a nice Finucane, Pineview, Emerald Estates and a Grouse Meadows.  The condition is paramount in this age group!

 

If I was going to suggest a budget for you I would say $170 to $180 per square foot will get you a home in good condition with some updates in this age group.

 

Hayden Idaho Homes Built Pre-2000

Hayden Existing Homes built pre-1979

4 Homes sold in Hayden that were built Pre 1979.  They sold for an average price per square foot of $134 and were on the market for an average of 56 days.  The average lot size was .37 acres and these homes sold for 93% of the listed price.

Homes in this age group came from Avondale, Pineview, and Hayden Lake Honeysuckle Hills.

We had a grand total of 24 existing homes sold in 2017 they sold for an average price per square foot of $152.  September 2016 had 50 homes sell with an average price per square foot of $140.

Homes on 1 Acre

3 Homes sold this September on 1 acre lots.  All in Avondale or Avondale on Hayden.  They sold for an average price per square foot of $150 with average days on market of 95 days.  The average lot size was 1.1 acres.  These homes sold for 95% of asking price.

September 2017 had 2 homes on 1 acre lots selling for an average price per square foot of $158 on the market for 100 days.  No 2016 sales.

Homes on 5 Acre Lots

2 Hayden Homes on 5 acre lots this September.  They sold for an average price per square foot of $168 with average days on market of 54 and the average lot size was 5.22 acres.  They sold for 97% of asking price.

Hayden Homes on 10 Acre Lots

2 Hayden homes on 10 acre lots sold this September.  They sold for an average price per square foot of $187 they were not in a community so No CC and R’s or HOA homes.  They were on the market for an average of 109 days and the average lot size was 9.54 acres.  They sold for 91% of list price.

September 2017 had 1 home on a 10-acre lot sell.  The average price per square foot was $126 and the average days on market were 32.

We had 1 Hayden property in Cherokee that was a 15.02-acre lot it was on the market for 118 days and sold for an average price per square foot of $165.

We also had 1 – 22-acre lot that was not in a community that sold for an average price per square foot of $367 and was on the market for 118 days.

Hayden Waterfront Homes

Good Month for Hayden Waterfront homes with 7 homes selling this month.

Avondale on Hayden and a home on English Point came in for an average price per square foot of $245 they spent average days on market of 62 days.

The next 3 sold for an average price per square foot of $347 and they were in Beverly Park, Triple C Estates and McCauley.   They spent average days on market of 85 days.

Your final 2 one in Hayden Haven and the other in Hayden Lake Country Club sold for an average price per square foot of $477 and were on the market for an average of 109 days.

 

Hayden 2017 Waterfront results were 6 total homes sold for an average price per square foot of $207 with you high seller coming in at $284 per square foot.

Hayden lake Manufactured homes on Rented Lots

2 manufactured homes on rented lots sold in Hayden in September one in Sun Air Estates and the other in Heatherstone.  They sold for an average price per square foot of $87 and were on the market for an average of 45 days.

September 2017 had 1 manufactured home sell it sold for $64 per square foot compared to 2 homes in 2016 that sold for $46 per square foot on average.

6 Condos sold in Hayden this September for an average price per square foot of $157 and average days on market of 54 days.

Condos sold were in Village Drive Condos, Loch Haven Village, Friar Hill Condos and Leisure Park.

September 2017 had 2 condos sell they sold for an average price per square foot of $140 and were on the market for 38 days.  No 2016 condo sales.
