Hayden/Hayden Lake April 2019 Housing Market update

50 Homes sold in Hayden This April 2019  compared to 53 homes sold in April 2018 and 54 Homes sold April 2017.  We had 205 homes on the market this time last year.   There are currently 178 homes for sale in Hayden and Hayden Lake Combined or roughly 3.5 months worth of inventory down 27 homes for available inventory compared to last year.

 

Hayden New Construction

8 New Construction homes selling in April in Hayden and Hayden Lake.

They sold for an average price per sqft of $172 per sqft. 

6 of the sales this month were in Hayden North with the high seller coming in at $186 per sqft and the low seller coming in at $140 per sqft.  Most of these built by Hayden Homes.  We also had one in Giovanni Estates selling for $190 per sqft and one in Williams Grove built by NWBC selling for An average price per sqft of $222.  That was the high seller of the new Construction this April 2019.

April 2018 had 8 New Construction homes as well.  They sold for an average price per sqft of $191.  The average lot size was .21.  April 2017 had 4 New construction homes selling for an average price per sqft of $171 with an average lot size of .21 as well.

Existing Home prices for this age group is up $39 per sqft from April 2018!

13 existing home sales for homes built 2000 or newer that were not new construction.  They sold for an average price per sqft of $198 with an average of 62 days on the market.  They sold for an average of 98% of the original list price and the average lot size this month was .38 of an acre.

Homes selling this month included Rosenberger, Broadmore, Stinson, Forest Hills, Forest Ridge and more.

The high seller this month was a Forest Hills home selling for $290 per sqft and the low seller this month was home not in a community selling for $106 per sqft.

Comparatively April 2018 had 8 existing homes selling for an average price per sqft of $159 with an average of 77 days on the market.  2017 had 17 homes selling for an average price per sqft of $149 and 74 days on market.

Hayden Idaho Existing Homes sold that were built from 1980 to 1999

19 existing home sales in Hayden that were built between 1980 and 1999.  They sold for an average price per sqft of $171 with an average of 80 days on the market.  These homes sold on average for 98% of there original list price this month.  The average lot size this month was .30 acres.

The high seller this month was a Loch Haven Hills home selling for $234 per sqft and the low seller this month was a Loch Haven Hills home selling for $130 per sqft.

Home sales this month included homes in Grouse Meadows, Honeysuckle Hills, Leisure Park, Avondale and more.

NOTE that I was not breaking this age group up last year so these numbers may not help you as much!

April 2018 had 16 Pre 2000 homes selling for an average price per sqft of $142 with an average of 64 days on market.  April 2017 had 16 homes selling for an average of $133 per sqft and 55 days on market.  The average lot size was .30 acres.

4 existing home sales for homes built prior to 1980.  They sold for an average price per sqft of $175 with an average of 69 days on the market.  These homes this month sold for 102% of original list price.  The average lot size was .44 acres.

Your high seller this month was a Hayden Haven home that sold for an average price per sqft of $361 and your low seller this month was a Hayden Lk Irrig. home selling for an average price per sqft of $82.

Condition speaks loudly in this age group.

Home sales this month also included Avondale and Emerald Estates.

One home sale on a 1-acre lot this April.  The home was in West Lacey Estates and sold for an average price per sqft of $201 with an average of 42 days on market.  This home sold for 97% of original list price.

April 2018 had 3 homes selling on a 1-acre lot for an average of $136 per sqft.  They averaged 42 days on market. And one home in 2017 selling for $152 per sqft with 129 days on market.  

Homes on 5 Acre Lots

3 homes on 5 acre lots this April 2019 sold.  They sold for an average price per sqft of $221 with an average of 265 days on market.  The average lot size this month was 4.7 acres.

Your high seller was a home not in a community selling for $272 per sqft and your low seller was also not in a community selling for $178 per sqft.  The only community represented this month was Hayden Lk Irrigation.

1 home on 5 acres in 2018 selling for an average price per sqft of $227 with 37 days on market.  2 Homes in 2017 selling for an average price per sqft of $148 with 59 days on market.  

Hayden Homes on 10 Acre Lots

One home selling in the 10-acre lot size.  It was a Homestead Meadows home selling for an average price per sqft of $181 with an average of 34 days on market.  This home sold for 98% of the original list price and was on a 9.85-acre lot.

One home on a 7.12-acre lot selling in 2018 for an average price per sqft of $253 with 62 days on market.  And one home on a 13-acre lot selling for $177 per sqft with 268 days on market.  2017 April did not have any homes on 10 acres.  One 20 acre home selling for $186 per sqft with 238 days on market.

2 Hayden Lake Waterfront properties selling this April 2019.

One in McCauley selling for an average price per sqft of $334 with an average of 31 days on the market.  It sold for 94% of original list price and was on a .75 acre lot.

The other home was a Honeysuckle Hills home selling for an average price per sqft of $153 with an average of 48 days on market.  It sold for 79% of original list price and was on a .35 acre lot.

April 2018 had 5 Waterfront homes selling.

  One on Avondale Lake selling for $155 per sqft.  

April 2018 Hayden Lake:  4 Homes sold on Hayden Lake

  1.  Honeysuckle Hills for $258 per square foot.  83 days on market .29 acre lot.
  2. Emerald Sub  for $231 per square foot 54 days on market and was on a .4 acre lot
  3. 1976 built a home that was on 1.38 acres selling for $150 per square foot.  34 days on market
  4. Hayden Lake Honeysuckle selling for $214 per square foot.  Was on the market for 10 days and was on a .74 acre lot.

April 2017 Hayden lake had 3 waterfront homes sold.  One on Avondale selling for $141 per sqft.  2 On Hayden lake one selling for $187 per sqft in Hayden Lk Pk with 442 days on market and one in Gem Shores selling for $232 per sqft with 440 days on market.

April 2018 had 1 home selling for $46 per sqft with 55 days on market.  2017 April had 2 homes selling for $24 per sqft with 14 days on market.
