Hayden Real Estate results for August 2018.  We had 70 Homes selling in Hayden Idaho this August 2018.  Up slightly from 62 home sales August 2017.  There is currently 237 homes for sale in Hayden or about 3 1/2 months worth of inventory.  So still very much a seller’s market.  Especially in the homes under $300k.  

See below which markets are trending up and which ones have held steady over last year.

 

 

Hayden Idaho New Construction

New Construction Volume is UP!!

Hayden 2018 New Construction had 14 homes selling this August 2018.  the majority of the homes were in Hayden North and Hayden Grove.  We did have one that was the high-end home in The Falls that sold for $291 per square foot.  The rest of the homes averaged $198 per square foot and were on an average lot size of .25 acres.  Those new construction prices ranged from the $150 range up to the low $200 per square foot range to come up with the average price per square foot.

Compared to 5 New Construction Homes selling in 2017.  They sold for an average price per square foot of $158.

Existing Homes sold in Hayden Idaho May 2018 built between 2000 and 2017

Hayden existing homes that were built between 2000 and 2017 had 12 homes selling this month.  Prices ranged from $150 per square foot all the way up to $191 per square foot.  With the average coming in at $166 per square foot.  The average days on market were 59 days and the average lot size was .27 of an acre.  Homes in this age group included Strawberry Fields, Broadmore, Stonecreek, Rimrock Forest Estates and a few more.

13 Homes sold in 2017 for an average price per square foot of $155.  The average days on market were 58 days and the average lot size was .26 of an acre.

Hayden Idaho Existing Homes sold that were built from 1980 to 1999

Hayden Existing homes that were built from 1980 to 1999 had 13 homes to report this month.  These homes averaged out to $160 per square foot with the prices ranging from the $141 range all the way up to a few in the $199 per square foot range.  The majority of homes in this age group sold from Grouse Meadows, Woodland Meadows, Loch Haven Hills, Dana Ct, and Emerald Estates.  The average days on market for this group was 62 days and the average lot size was .29 acres.

18 Homes selling this August 2017 that were built between 1980 and 1999.  The average price per square foot on these was $145.  With average days on market of 56 days and an average lot size of .29 acres.

2018 August Hayden existing Homes built before 1979.  This was a smaller lot of 6 homes.  These homes sold for an average price per square foot of $137  and spent an average day on market of 59 days.  The average lot size was .26 of an acre.  Homes in this age group included Hayden Orchards, Emerald Estates, Caravelle 1st Addn. and more.

Compared to 7 existing homes selling August 2017.  The homes sold for an average price per square foot of $116.  They were on the market for 60 days and had an average lot size of .27 acres.

No 2018 Homes on 1/2 acre for August.

3 in 2017 for an average price of $185 per square foot.  The average days on market were 78 days.

Homes on 1 Acre

2 Homes on 1 acre lots this August 2018.  These 2 homes averaged $177 per square foot and were on the market for an average of 72 days.   The average lot size was 1.16 acres.

2017 August had 5 homes on 1 acre lots sell.  They sold for an average price per square foot of $156.  They were on the market for an average of 79 days and the average lot size was 1.05 acres.

Homes on 2 Acre Lots

2 Homes on 2 acre lots selling this month.  One in Avondale on Hayden and the other was not in a development.  These 2 homes average $148 per square foot and were on the market for an average of 227 days.  The average lot size was 2.3 acres.  Just FYI the Avondale home carried this group.  It was on the market for 25 days and sold for an average price per square foot of $189.

2 2017 home sales as well.  They were on the market for an average of 53 days and sold for an average price per square foot of $167.   The average lot size was 2.33 acres.

Homes on 5 Acre Lots

Hayden had 5 homes on 5 acre lots sell this month.  They sold for an average price per square foot of $214 and were on the market an average of 154 days.  The average lot size was 4.838 acres.  Most of these homes were not in a development.

Our volume was high compared to August 2017 with 1 home on a 4.7-acre lot selling.  It averaged out at $216 per square foot.

Hayden Idaho homes on 10 acre lots we had 2 selling this August 2018.  One in 4-S Ranch and one in Mountain Springs.  They were on the market for an average of 210 days and they sold for an average price per square foot of $171.  The average lot size was 10.64 acres.

We were up on 10 acre lots as well with 1 home selling in 2017 for an average price per square foot of $100.  It was on the market for 233 days.

Hayden Idaho Homes on over 10 Acre Lots

We had 2 larger acreage lots sell this August.  One 13 acre property that sold for an average price per square foot of $240.  It spent 46 days on market the other home was a 15-acre lot that sold for an average price per square foot of $141.  It was on the market for 136 days.

August 2018 Hayden Waterfront Sales

Hayden had 5 waterfront properties sell this August.  3 of them in Hayden Lake park they sold for an average price per square foot of $417.  The other 2 homes also on Hayden lake sold for an average price per square foot of $250.  They were on the market for an average of 86 days.

Comparatively to August 2017 which had 4 waterfront homes sell 3 of them on Hayden Lake and one on Alpine Lake.  They sold for an average price per square foot of  $218 and spent an average of 268 days on market.

55+ communities prevail this month with 2 homes selling on rented lots one in Heatherstone that sold for an average price per square foot of $136.  The other home in Sun Air Estates that sold for an average price per square foot of $64.  The average days on market were 37 days.

3 Homes sold in Leisure Park this August.  They sold for an average price per square foot of $189.  The average days on market were 41.

 

Hayden Condos

Hayden Lake Idaho Condos For Sale

2018 August had 3 condos sell this month.  One in Village Drive Condos, one in Village at Hayden.  The condos this month averaged out at $163 per square foot and were on the market an average of 45 days.

2017 had 1 condo sell it was in Loch Haven Hills and sold for an average price per square foot of $96.  it spent 63 days on market.
