Hayden/Hayden Lake March 2019 Housing Market update

55 Homes sold in Hayden during March 2019

Up from the 40 homes sold in March 2018 and the 49 homes sold in March 2017. 

There are currently 155 homes for sale in Hayden and Hayden Lake or roughly 3 months worth of inventory.  Still very much a Seller’s Market.  Prices are up in almost all categories.  Days on the market are a little longer this month than some of the years past.  I am going to believe that it is probably stemming from our very nasty February weather that we had this year.

 

Hayden New Construction

13 New construction homes sold in Hayden during March 2019.

They sold for an average price per sqft of $210.  The average lot size was .21 acres. 

Homes selling this month came from Hayden North, Williams Grove, Fairway Glen, and Stonecreek.

Your high seller this month was the Stonecreek house built by Rosenberger selling for $286 per sqft.  Your low sale this month was a Hayden North Home built by Hayden homes selling for $175 per sqft.

Homes sold this month were built by Hayden Homes, Viking, Sherman Construction and more.

2018 had 7 new homes selling for an average price per sqft of $201 the average lot size was .26 acres.  2017 had 9 new homes selling for an average price per sqft of $155.

Existing home sales for homes built from 2000 to 2017.   Hayden had 16 homes selling for an average price per sqft of $177 with average days on market of 105 days.  The average lot size was .29 acres.

Homes selling this month included homes in Strawberry Fields, Broadmore, Sunview Meadows, Stoddard, and Avondale on Hayden.

These homes sold this month for 98% of the original list price.

2018 existing home sales for homes built from 2000 and newer we had 7 homes selling for an average price per sqft of $158 with an average of 37 days on market.  The average lot size was .23 acres.  2017 had 15 homes selling in March for an average of 4143 per sqft with an average of 81 days on the market.  The average lot size was .29 acres.

Hayden Idaho Existing Homes sold that were built from 1980 to 1999

14 existing homes sold during March 2019 that were built between 1980 to 1999.

They sold for an average price per sqft of $188 with average days on market of 73 days.  The average lot size was .31 acres.

Your high seller this month was a home in Hayden Terrace that sold for $209 per sqft and your low seller this month was a Bridle Trails home selling for $138 per sqft.

These homes sold this month for 97% of the original list price.

Homes selling this month came out of Grouse Meadows, Avondale on Hayden, Emerald Est, Forest Hills and more.

16 homes sold built prior to 2000.  they sold for an average price per sqft of $151 with an average of 72 days on market.  March 2017 had 11 homes selling for an average price per sqft of $124 with the average lot size of .32 acres.  57 days on market.

3 homes selling in Hayden that was built pre-1980.  They sold for an average price per sqft of $132 with an average of 63 days on the market.

  These homes sold for 95% of list price this March.

March 2018 had 1 home on a 2.2-acre lot selling for $116 per sqft and 58 days on market.

One home on a 5-acre lot selling for an average price per sqft of $128 with 117 days on market.  The lot size was 5.39 acres.

March 2018 had no homes selling on this lot size.  March 2017 had 2 homes selling for an average price per sqft of $179 with an average of 112 days on the market.  The average lot size was 4.65.

No March sales for the record on 10 acre lots.

Hayden Homes on More than 10 Acres

March 2019 had One 20 acre home selling for an average price per sqft of $268 with average days on market of 331 days.  The lot size was 20.49 acres.

Hayden Waterfront Homes

No March 2019 sales.  

March 2018 had 5 homes selling in March for an average price per sqft of $220 and one home on 1.77 acres selling for $439 per sqft.  March 2017 had 3 waterfront homes selling one on Avondale for $180 per sqft and one cabin on Hayden Lake selling for $440 per sqft.

Manufactured homes on leased lots selling for an average price per sqft of $52 with average days on market of 75 days.

Homes selling this month included Hayden Pines and Pine Hayden.

March 2018 had 1 manufactured home selling for an average price per sqft of $57 with an average of 42 days on market.  March 2017 had 1 home selling for $23 per sqft with 23 days on market.
