Hayden/Hayden Lake November  2018 Housing Market update

48 homes sold this November 2018 in Hayden up  Compared to 41 homes sold November 2017 and down slightly from the 50 homes sold November 2016.  We currently have 177 homes on the market in Hayden or 3 1/2 months worth of inventory.  Still very much a seller’s market as far as inventory goes.  Prices are still up in most categories from last year.

You will note some new numbers in this months market report.  We are beginning to see a little shift in the market as we don’t have as many multiple offers, or as many homes selling for above list price.  You will note this month I am giving you the percentage of original list price numbers and percentage of adjusted list price sold numbers.

Original list price is the number it came on the market with.  Adjusted list price is the number you will see after a price reduction.  Not every group is experiencing this yet nor is every market but on the ones that there is a significant difference I am adding you an additional number so you can watch the shift.  Be it selling you certainly want to sell before your home has very much of a shift or if you are buying you can see which groups are having the most movement if your budget is tight.

Hayden Real Estate New Construction

Volume is up!  Prices are still up although they did not climb as much this year as last.

10 New Construction homes sold during November 2018.  they sold for an average price per sqft of $177.  the average lot size was .20 acres.

Homes included in this month were sold in Hayden north, Hayden Grove and more.  Homes were built by Hayden Homes, Eagle Ridge and more.  Your high seller this month was a Forest Ridge build by Northwest Custom Homes selling for $261 per sqft.  Your low seller was a Hayden North home selling for $129 per sqft.

2017 had 7 new construction homes sell.  They sold for an average price of $170 per sqft.  The average lot size was .25.  2016 had 6 homes selling for an average price per sqft of $147 with the average lot size of .24 acres.

Existing Homes sold in Hayden Idaho  2018 built between 2000 and 2017

15 Homes sold during November that were built between 2000 and 2017. They sold for an average price per sqft of $175 and were on the market for an average of 66 days.  The average lot size this month was .29 of an acre.

These homes this month sold for 97% or original list price and after a 2% price reduction for adjusted list price they sold for 98% of adjusted list price.

Your high seller in there this month was a home in Forest Hills selling for $289 per sqft.  Your low sale in here was a Strawberry field home selling for $113 per sqft.  The average this month would be able to purchase about 2/3 of the homes sold.

Homes selling in this group this month included Strawberry Fields, Rosenberger, Loch Haven, Stinson, Avondale and more.

Hayden Lake Homes For Sale built 2000 and Newer

Hayden Idaho Existing Homes sold that were built from 1980 to 1999

10 Homes sold during November that were built between 1980 and 1999.  These homes sold for an average price per sqft of $156 and were on the market for an average of 69 days.  The average lot size was .29 this month.

This age group of homes sold at 92% of there original list price and after a 5% price reduction overall they sold for 96% of there adjusted list price. 

Your high seller this month was a Fairway Glen home selling for $207 per sqft and your low seller this month was a Pineview home selling for $108 per sqft.  The average would have bought 2/3 of the homes in this age group.

Homes included came out of Avondale, Grouse meadows, HoneysuckleHills, Miles, Emerald Est and more.

Hayden Idaho Homes Built Pre-2000

3 Homes sold in November that were built pre-1980.  they sold for an average price per sqft of $112 and were on the market for an average of 82 days.  They were on .34 acre lots on average.

These homes sold for 88% of there original list price and after an 8% price reduction to get to there sold list price they sold for 95% of the adjusted list price. 

Homes in this age group this month were predominantly Avondale homes

Hayden Existing homes had 20 homes sell in November 2017.  they sold for an average price per sqft of $146 and were on the market for an average of 80 days.  2016 had 33 homes sell with an average price of $130 per sqft and 93 days on market on average.

Homes on 1 Acre

Hayden homes on 1 acre lots had 3 homes sell this month.  They sold for an average price per sqft of $141 and were on the market for an average of 107 days.  The average lot size was 1.32 acres.

These homes sold for 96% of there original list price and had a 4% price reduction to get to their corrected list price of which they sold at 99% of list price.

These homes were from Avondale and Emerald Estates this month.

November 2017 had 4 homes selling for an average price per sqft of $159 with 134 days on market.  November 2016 was 1 home selling for an average price per sqft of $128 and 174 days on market. 

November 2017 had 2 homes on 2 acre lots sell.  They were both in Avondale and sold for an average price per sqft of $173 with 92 days on market.  No 2016 sales.

Homes on 5 Acre Lots

2 Homes on 5 acre lots selling for an average price per sqft of $143.  They spent an average of 129 days on market and were on a 4.86-acre lot on average.  They sold for 95% of list price.  These homes were from Hayden Lk Irrig and Garwood.

No 2017 or 2016 to compare to.

Hayden Homes on 10 Acre Lots

2 Homes on over 5 acre lots sold.  A 6.64 acre home that was a new construction built by Blackwolf Homes selling for an average price per sqft of $177.  And a very large 1985 build home selling for $181 per sqft it was on the market for 161 days.  It was on 10.33 acres.

4 Homes on 10 acre lots sold in November 2017.  They sold for an average price per sqft of $179 and were on the market for an average of 100 days.  November 2016 had 2 homes sell for an average price per sqft of $162 with 126 days on market. 

Hayden Waterfront Homes

3 Waterfront homes this November.  A 2007 build over 7000 sqft home selling for an average price per sqft of $136.  It was on the market for 584 days.  It was on 1.16 acres.

A 1999 build home that was on 15.1 acres selling for an average price per sqft of $344 it was on the market for 188 days and a 2004 Emerald Forest home selling for an average price per sqft of $357 it was on the market for 183 days and was on .33 acres.

November 2017 had 1 waterfront sell.  It sold for an average price per sqft of $219 and was 79 days on market.  2016 had 4 waterfront homes selling for an average price per sqft of $194 and an average of 394 days on market.

November 2017 had 1 manufactured home selling for $43 per sqft it was on the market for 63 days.  november 2016 also had 1 selling for $36 per sqft and on the market for 69 days.

No November 2018 sales.  

November 2017 had 1 condo selling for $117 per sqft and on the market for 59 days.  2016 had 2 condos selling for an average price per sqft of $113 with 56 days on market.
