Coeur d’Alene December 2017 Market Report

Coeur d’Alene closed 102 homes in December 2017!  December 2016 we had 104 properties sold. The volume is holding steady.  Prices are holding steady in most categories.  Up in some and down in others.  Read More Here to see how it breaks down:

 

New Construction Homes

19 New Construction Homes sold in December 2017 these properties averaged 0.22 acres and sold for $156 per sq ft in 154 days on average. They’re located in Meadow Ranch, Lake Forest West, Orchard Lands, Cd’A Place, The Trails, The Club at Rock Creek and Black Rock Subdivisions. In 2016, 11 homes were closed in 124 days on average. They averaged 0.23 acres and sold for $164 per sq ft.

 

Homes on City Lots Built Between 2000-2016

Homes built between the years 2000 to 2016 we had 25 homes sell the Month of December 2017.  These homes averaged 0.2 acres, sold in 73 days for $145 per sq ft. They’re located in Cd’A Place, Fort Sherman, Provence Twenty, Hawks Nest, Mill River, The Landings at Wate, Sunshine Meadows, Ramsey Meadows, Woodland Est, Canfield Corners and Woodland Heights. In December 2016, 25 homes of this property type also closed. They averaged 0.22 acres and sold for $151.02 per sq ft. They were on the market for 88 days on average. The volume the same, prices down slightly.

 

Homes Built Between  1980-1999

Homes built between 1980 to 1999.  We had 30 homes selling this month they were on the market for an average of 70 days they sold for an average price of $123.34 per sq ft. They averaged 0.28 acres. The locations of these homes are in Cd’A Place, Hoffman, Foothills, Davis Park, Fairway Forest, Northshire, Stanley Hill, Woodland Heights, Pinegrove Park, TWB, Baker & Lovlyn, Springview Terrace, Pinegrove Park, Indian Meadows, Nob Hill – Cd’A, Fairway Hills, Gardendale, Fairway Est, Mountain View, Spokane Add, Borah, Thomas Park, O’Brien’s and Roche Park. In 2016, 20 homes were sold in 81 days on average. The average size is 0.23 acres and sold for $112 per sq ft. Volume is up this December and prices are up about $11 per square foot.

 Homes on City Lots Built prior 1939

Homes built prior to 1939.  We had 7 of them closing here in December 2017 They averaged 0.15 acres, sold for $137 per sq ft in 62 days average. These properties are in Roche Park, Boothe, Craik Park, Sherman Add, O’Brien’s, North Park and Glenmore Add Subdivisions.  For December 2016, 11 properties that averaged 0.2 acres were sold. They were on the market for 137 days and sold for $145.22 per sq ft.  Volume and price down slightly.

Homes on 1-2 Acre Lots

6 Homes on 1-2 acre lots selling December 2017.  These properties averaged 1.32 acres and sold for $162.32 per sq ft. They were on the market for 179 days on average. The location of the properties is in Armstrong Park, Indian Meadows, Harbor View and North Cape. In 2016, 2 homes on 1-2 acre lots were closed. They averaged 1.35 acres, sold for $137 per sq ft in 113 days average. Volume and prices are up!  Prices are up $25 per square foot over last year.

 Home on 4-5 Acre Lot

One home on a 4-5 acre lot.  This is a 1987 home sold for $263 per sq ft. It took 124 days to sell this property. 3 homes on 4-5 acre lots were sold in 2016. They were on the market for 104 days and sold for $117 per sq ft. Volume down, prices up tremendously.

2 Homes on 6-10 Acre Lots Sold

They were on the market for 128 days on average and sold for an average price of  $147 per sq ft. In 2016, 1 home in Cougar Bay sold. It was on the market for 257 days and sold for $144 per sq ft.

2 Waterfront Spokane River Homes

These homes averaged 0.39 acres, sold for $261 per sq ft in 110 days on average. In 2016, 1 home closed in 47 days. It was sold for $335.5 per sq ft.

3 Homes on Lake Coeur d Alene

3 Homes on Lake Coeur d Alene sold this December 2017.  These properties are located in Harbor View and Sanders Rockford Bay. They averaged 1.42 acres and sold for $173.03 per sq ft. The homes were on the market for 119 days. December 2016, 1 home on Lake Coeur d Alene  It was on the market for 606 days and sold for $397 per sq ft.

Manufactured Homes on Rented Lots

These are located in Oakcrest and Northwood. It took 96 days on average to sell  3 manufactured homes on rented lots.  These properties sold for an average price of $42 per sq ft.  December 2016 saw a couple more properties sell with 5 properties closed. They were on the market for 90 days and sold for $43.21 per sq ft.  Prices holding pretty steady in this category.

4 Condos Sold

Condo Sales:  4 Condos selling December 2017 These condos are in Cd’A North, Riverstone, Pheasant Run and Village III Condos. They were on the market for 46 days and sold for $213.1 per sq ft. 8 condos were closed the previous year. They were on the market for 82 days and sold for $149.1 per sq ft. Volume is down but the prices are up!
