Post Falls Idaho April 2018 Housing Market Update

Post Falls Housing Sales volume held pretty steady 2018 compared to 2017 with 82 houses selling in 2017 and 89 houses selling in 2018. We currently have approximately 3 1/2 months worth of inventory available in Post Falls Idaho.  So still very much a seller’s market.

April 2018 Post Falls New construction sales are way up with 25 new construction homes selling in April 2018.   Prices are up slightly with the average price per square foot of $151.  Average lot size was .19 acres this month.  New Construction homes selling this month were homes in Viking Estates, Millers Landing, North Place, Tullamore and more.  Builders include Hallmark, Hayden Homes, Architerra, Viking and more.

Post Falls 2017 New Construction sales  16 New homes sold in April 2017.  The average price per square foot was  $149 per square foot.  Average lot size was .18 acres.

Post Falls Idaho Existing Homes on City Lots built from 2000 to 2017

Existing homes selling in this age group for April 2018 are down volume wise to 20 homes compared to 30 homes last year.  Home prices were up though with an average price per square foot at $150.  Average days on market is down substantially to 39 days.  Average lot size was .17 acres.   Homes selling in this age group included homes in Montrose, Woodbridge, Greensferry Landing,  Arnold Estates and more.

Demand was high for homes in this age group with these homes selling for a total of $37,155 over list price.  As I look thru my spreadsheet I see many homes selling for 4-6k over asking price.   But just taking it on the average that is $1857 over list price per every home that sold this  April.  If your buying you probably really need to be aware of these numbers it might be the magic number that you need to know to get your offer accepted.  

April 2017 Post Falls Idaho had 30 existing homes sell built from 2000 to 2016.  These homes sold for $122 per square foot and were on the market for an average of 64 days.  The average lot size was .19 acres.

Existing Homes in Post falls Idaho built Pre- 1999

April 2018 Post Falls homes sold that were built in 1999 or earlier.  This number held steady from last year with  26 homes sold in this category in April 2018.  These homes sold for $132 per square foot on average.  They spent 54 days on market on average and average lot size was .20 acres.  This year we are seeing this age group somewhat stabilize price wise as well.  We still have a huge demand for days on market is telling me that almost all of the homes are going under contract within 5 to 10 days of listing.

We are still seeing homes sell for more than list price.  This month these homes sold for a total of $3070 over what they were originally listed for.   Some of the homes that sold for more than list price included a couple in Singing Hills,  Harmony Place, Quail Ridge, and Compton.  This age group is not seeing quite the burning desire as the homes built from 2000 and up but still a good number of these are going over asking price.  The condition is where that is really going to come into play.

Homes selling in this category included homes in Dawns Place, Singing Hills, Harmony Place, Quail Ridge, Riverside harbor, Drumheller, Forest Park and Riverside Harbor. 

 

2017 had 26 homes sell in Post Falls that were built in 1999 or earlier.  These homes average $130 per square foot, averaged 55 days on market and were on an average lot size of .24 acres.

2018 didn’t give us a lot to work with for this size of lot this April.  One manufactured home selling for $108 per square foot.  It was on the market for 43 days and was on a .6 acre lot.

2017 had 2 homes sell one in River ranch that sold for $123 per sq foot.  66 days on market and .69 of an acre.  The other home was not in a subdivision and it sold for $202 per square foot.  358 days on market and was on a .54 acre lot.

Looking thru my spreadsheet Homes on acreage appear to be selling very close to the list price.  Maybe a slight negotiation downward ( 1-2k) but for the most part selling very close to asking price.

Post Falls April Homes on 1 acre lots.  We had 3 selling this April 2018.  One in the Meadows selling for $166 per square foot.  One in Highland park going for $102 per square foot and one that was not in a subdivision that went for $136 per square foot.  The only one that was comparable to last year was the home in The Meadows and as you can see the price held pretty steady up $2 per square foot.  Average days on market were 110 days for these homes and the average lot size was 1.24 acres.

2017 had 4 homes sell that were on a 1-acre lot.  The Homes were in The Meadows and Prairie Meadows.  The homes were on the market for an average of 105 days, average lot size was .96 of an acre and the average price per square foot was $164.

April 2018 held steady in volume with 3 homes selling this month as well.  These homes average $151 per square foot and were on the market for an average of 121 days.  Average lot size was 4.33 acres.  Thes homes were in Greenacres Irrig, and the other 2 were not in a subdivision.

 

2017 had 3 homes on 5 acre lots sell in April.  The homes average $143 per square foot.  Average lot size was 4.62 acres and the average days on market were 101 days. These homes were located in Brickert, Greenacres Irrig, and Meadowland.

Manufactured homes on Leased Lots

Post Falls April 2018 Manufactured homes on leased lots included 2 manufactured homes.  One in Camelot Estates that sold for $44 per square foot.  It was on the market for 69 days and the other one was in River City Village and it sold for $28 per square foot and was on the market for 142 days.

2017 had 2 homes sell in April One in River City village and the other in Windermere.  The average price per square foot was $37 and average days on market were 101 days.

Post Falls Condos

Post Falls Condos April 2018 volume is up with 4 Condos selling.  Prices are across the board depending on location so I broke them down for you as an average doesn’t give you an accurate view of the market.  We had 2 condos – one in Promenade and one in Riverwalk the Promenade sold for $110 per square foot and was on the market for 105 days.  The Riverwalk Condo was on the market for 47 days and sold for $133 per square foot.  Then we had a condo in River Run that sold for $180 per square foot and was on the market for 16 days and a Skywagon Condo that was on the market for 26 days and sold for $160 per square foot. That Skywagon condo was a small one at 666 square feet.

 Both the River Run and the Skywagon Condo sold for over asking price.  Each by about $6k.  

April 2017 Condos we had 2 condos selling.  One in Riverwalk Condos and one in Prairie View Terrace.  They averaged 83 days on market and sold for an average of $113 per square foot.
