Post Falls Real Estate totals are in for Residential home sales this August 2018 with 155 homes sold.

Post Falls New Construction Real Estate Update

43 New Homes sold this August 2018 in Post Falls Idaho.  14 homes sold with unfinished basements and sold for an average price per square foot of $132.  The balance sold for an average price per square foot of $178.  There was a lot of range on these as they ran from $157 in Viking estates and all the way to $217 per square foot in Bluegrass Pointe.

Price of ground quite often sets the price.  The higher end of the price range this month was in Bluegrass Pointe, North Place, and Kimberly Fields.  Some of the lower ends of the price spectrum were Crown Pointe, Millers Landing, Viking Estates and Montrose.

39 Homes sold this August that were built between 2000 and 2017.

  They sold for a total sum of $11,228,190.  The original list price on those was 11, 274,989 so even though we sold for less than the asking price Post falls existing homes still held at selling for 99% of asking price.  So still not a lot of wiggle room in this price range.

The average days on market were 64 days.  The average price per square foot for this group was $149.  That once again as last month is about dead center with a few homes running up to $200 per square foot and a few running down to the low $100’s.

 

I would budget for a home in this price range anywhere from $145 to $175 per square foot to have a better than the average home.

The average lot size was .199 acres.

Homes in this age group come from Riverside Harbor, Montrose, Fieldstone, Greensferry Landing, Prairie Falls, and more.

Post Falls  Existing Homes Sold that were built between 1980 to 1999

24 Homes sold in this age group August 2018.  They sold for an average price of $135 per square foot and were on the market for an average of 62 days.  They were on an average lot size of .21 acres.

You have a few fixers in here this month that really pulled down the average.  I would suggest a home in good condition in the $145-$165 price per square foot and the fixers were as low as $86 per sq ft this month.

Location and Condition get you every time!  These homes did sell for 98% of asking price.

Some of the lower priced ones came out of Forest Glen this month.  You had prairie Ridge and Harmony Place coming in on the high at $200 per square foot.

Post Falls Existing Homes Sold that were built Pre 1980

13 Homes in this age group this August.  They sold for an average price per square foot of $113.  They were on an average lot size of .28 acres and were on the market for an average of 57 days.

Other than one high one in Compton the rest are hovering very close to this average price.  Homes in this age group came from Forest Glen, Royal Highlands, Pinevilla and Falls River.

These homes sold for 98% of list price.

13 Homes on land sold this August 2018.

Homes on 1 -3  Acre

7 homes sold in this lot size this August.  4 of them in The Meadows.  Those 4 averaged 44 days on market and sold for an average price per square foot of $205.  They were all on 1 acre.

We had 3 other homes sell that averaged out on 1.81 acres they came in at an average price per square foot of $125 and spent an average of 38 days on market.  These were in Post Falls Irrig, and Greenacres.

Prices are so off on these that I am not going to average them.

August 2018 had 3 homes on 4-6 acre lots.  One in Greenacres on a 4.63-acre lot that averaged out at $121 per square foot.  One in Greenacres Irrig that was on a 4.9-acre lot that came in at $164 per sq ft and one on a 5.76-acre lot that came in at $229 per square foot.  It was on the market for 74 days.

Prices are also everywhere on these as well for August 2018.

A 6.51-acre lot selling for $125 per square foot.  A -1974 built home.  No subdivision.  A 7.4-acre lot with a 2004 built home that sold for $304  per square foot.  And a 10-acre lot that was a 1991 built home going for $145 per square foot.  All 3 of these saw some serious time on the market and came in at 184 days on average.

Post Falls Waterfront Homes Sold in August 2018

2 Residential Waterfront homes sold this August 2018.  One in Riverside harbor that sold for an average price per square foot of $112 and was on the market for 30 days.  The other home was in Timber River It was on the market for 512 days but did come in at $471 per square foot when it sold.  it was on 4.88 acres.

Waterfront had some major Condo sales this month.  With 6 New construction condos selling in Post Falls Landings all built by JCW Construction.  They sold for an average price of $292 per square foot.  We also had a Pier 20 on the Board sell this month and it went for $246 per square foot.

5 Condo sales this August 2018.  They sold for an average price per square foot of $142.  The average days on market were 42 days.
