Post Falls Idaho January Real Estate Monthly Market Update

72 homes sold in Post Falls in January 2019 running very close to January 2018 number of 70 home sales and still way up from 2017 home sales of 59 homes.  There are 242 homes currently available on the market or 3.37 months worth of inventory.  We had 225 homes on the market this time last year in 2018.

Post Falls New Construction Real Estate Update

23 New Construction homes selling on city lots.  They sold for an average price per sqft of $143.  The average lot size was .18 acres. 

Homes sold included homes in Crown Pointe, Montrose, Tullamore, and Whiskey Flats.

The high sale of the month was a Daum Construction home in Crown Pointe selling for $218 per sqft.  the low sale of the month was a Viking Construction home in Whiskey Flats selling for $88 per sqft.

2018 had 26 new construction homes selling for an average price of $123 per sqft and an average lot size of .22 acres.  2017 had 13 new construction homes sell in January.

Post Falls Existing Homes sold that were built between 2000 to 2017

17 existing homes sold that were built between 2000 and 2017.  They sold for an average price per sqft of $162 with average days on market of 87 days.  The average lot size was .22 acres.  These homes sold for 96% of the original list price. 

The high sale of this group of homes was a Country Meadows home selling for $233 per sqft.  The low sale of the group was a Fieldstone home selling for $115 per sqft.

15 homes sold in January 2018 in this age group.  They sold for an average price per sqft of $136 with an average of 106 days on market.  Average lot size was .17 of an acre.    13 homes sold in January 2017 with an average price per sqft of $124 and average days on market of 75 days.

13 existing homes selling that were built between 1980 and 2000.  They sold for an average price per sqft of $138 with an average of 65 days on market.  The average lot size was .23 acres.  These homes sold for 98% of list price this month. 

Your high seller this month in this age group was a Pioneer Ridge home selling for $186 per sqft.  The low sale was a Ponderosa Park selling for $108 per sqft.

Homes selling in this age group included Ponderosa Park, Pioneer Ridge, Riverview Park, Dawn’s Place and more.

2018 had 19 homes of this age group selling for an average price per sqft of $123 with an average of 98 days on market.  Average lot size was .24 acres.  2017 had 19 homes sell as well for an average price per sqft of $108.

8 existing homes sold that were built 1979 or older.  They sold for an average price per sqft of $110 with average days on market of 90 days.  The average lot size was .27 acres.  These homes sold for 95% of original list price this month.  

Your high seller this month was a home not in a community that sold for $135 per sqft.  The low sale was a Riverview home selling for $93 per sqft.

5 Acre- One 5 Acre parcel selling for $304 per sqft.  This home was on the market for 102 days and sold for 97% of list price.

2018 had 3 homes selling for an average price per sqft of $150.

10 Acres- One 10 acre parcel selling for an average price per sqft of $118 with an average of 63 days on market.  This home sold for 75% of list price.

2 properties in 2018 selling for an average price per sqft of $129 with an average of 123 days on market.

2 Waterfront homes sold  this January

One in Green Ferry selling for $423 per sqft with average days on market of 238.  It was on a .95 acre lot.  This home sold for 80% of list price.

One in Majestic View selling for $143 per sqft with an average of 40 days on market.  The lot size was .22 acres and sold for 99% of list price.

No 2018 or 2017 to compare.

4 Condos sold this January 2019.

One New Construction home that was built by JCW Construction in Post Falls Landing selling for $292 per sqft.

3 Existing Condos selling for $189 per sqft with an average of 115 days on market.

Homes selling this month included Skywgon Condos and Riverwalk Condos.

2018 had 2 condos selling for an average price per sqft of $128 and 2017 had 2 condos sell as well for an average price per sqft of $176.

2 Manufactured homes on leased lots selling for an average price per sqft of $61 with average days on market of 74 days.  These 2 homes sold for 87% of list price. 

Homes sold were from Camelot Estates and River City Village.

2018 had  1 manufactured home selling for $22 per sqft.  2017 also had 1 manufactured home selling for $25 per sqft.
