Post falls Idaho had 137 homes sell in the month of July. Up from the 120 homes sold in July 2017. We are still seeing home prices climb for New Construction and Existing homes.  Prices are holding fairly steady for homes on land and Waterfront.  Read More Here:

July 2018 New Construction sales there were 32 homes sold.  The homes sold for an overall price of $146 per square foot.    How that breaks out for you is the homes with unfinished basements actually came in at $127 per square foot and the finished homes or ranchers came in at $166 per square foot.  Just to give you a better budget idea when you are planning your purchase.  Most of the new construction closing this month were Viking Construction in Montrose, Hayden Homes in Tullamore, Daum in Crown Pointe and Hallmark Homes in Tullamore, Crown Pointe and more.

The average price per square foot of July 2017 was $130.  We sold 27 new homes last year as well.

Post Falls Existing Homes sold that were built between 2000 to 2017

43 Existing Home sales in Post Falls this July that were built between 2000 and 2017.  These homes averaged $149 per square foot.  That truly was about the dead center for this month’s homes as we had some in this age group as low as $107 per square foot and as high as $213 per square foot.  With the majority of the ranchers coming in around the $166 to $185 price range.  Homes in this age group were sold out of Woodbridge which was on the high end of this age group this month and also the bottom.  Crown Point, Fieldstone, Camden Place was your high seller.  We are beginning to see the condition affecting the prices in this age group.  The average days on market for this group was 52 days.   The average lot size was .16 of an acre.

Post Falls  Existing Homes Sold that were built between 1980 to 1999

26 Homes sold Post Falls 2018 that were built between 1980 and 1999.  These homes sold for an average price per square foot of $143.  The average days on market were 56 days and the average lot size was .21 acres.  Homes in this age group came from Prairie Ridge, Pioneer Ridge, Pinevilla West, Riverside Harbor and more.  The condition also quite obvious in this group with the low sales being in the $113 per square foot range all the way up to $195 per square foot for a smaller home in Windsong.  I would suggest that the average price per square foot of $143 is really probably a reflection of an average home in this age group.   It is about the middle this month as well.  With quite a few homes up in the $165 per square foot range.

Post Falls Existing Homes Sold that were built Pre 1980

9 Homes sold in this age bracket this month.  With the average price per square foot coming in at $104.  The average days on market were 54 days and the average lot size was .27 of an acre.  Condition pretty obvious the driver in this age group.  You have one high seller coming in at $150 per square foot to pull these up a little.  Otherwise, this age group is hovering around the $100 per square foot market.  Give or take $20 per square foot.

July 2017 had 72 Existing Homes sell in all age groups combined.  The average price per square foot was $129 and the average days on market were 55 days.  This was up from 68 homes in 2016 that sold for $118 per square foot.   Just so you have an idea of how far we have traveled in a couple of years price wise.

11 homes sold on land this July 2018.  Comparatively, we had 8 homes on land sell in July 2017.   See how it breaks out below.

Homes on 1 -3  Acre

3 Homes on 1 acre lots all in The Meadows.  They sold for an average price per square foot of $184.  The average days on market were 71 days and the lot size was 1 acre.  We also had one home on 2.99 acres sell it was in East Greenacres and it sold for an average price per square foot of $170.  It was on the market for 54 days.

July 2017 sold 3 homes as well.  2 in The Meadows and one in Prairie Meadows.  The average price per square foot was $182.  49 days on market on average.

Homes on 4-6 Acres

6 Homes on 4-6 acres.  They averaged out to 5.01 acre lots and were on the market for an average of 86 days.  These homes sold for an average price per square foot of $167.  That was pretty much a middle average as well this month with your low one coming in at $145 and your highest priced one coming in at $217 per square foot.

July 2017 had 4 homes on 5 acre lots sell for an average price per square foot of $204.

Homes on 6-10 Acres

One home on a 10.05-acre lot.  It was on the market for 19 days and sold for an average price per square foot of $165.

Compared to 1 home in 2017 that sold for $172 per square foot.   And 2 homes that sold in 2016 for an average price per square foot of $167.

Post Falls Waterfront Homes Sold in

5 Waterfront homes this July 2018. We had 1 that was on a 5-acre lot that sold for an average price per square foot of $149.  The other 4 sold for an average price of $314 per square foot.  They all averaged about 73 days on market and the average lot size for this final 4 was .37 of an acre.  Homes this month were in Riverside Harbor and Rodkey Subdivision.

July 2017 had 6 homes selling on the Spokane River.  They sold for an average price per square foot of $161.  The average days on market were 55 days.

4 Condos selling this month.  They sold for an average price of $146 per square foot.  The average days on market were  79 days.  Condos selling this month were in Skywagon Condos, Promenade and Riverwalk Condos.  We did have a pretty good range on them with Promenade as low as $126 per square foot and Skywagon as high as $162 per square foot.

Compared to 2017 of 5 condos selling for an average price of $154 per square foot.  The average days on market were 106.    2016 also had 5 condos sell for an average price per square foot of $114.

July 2018 had 2 Manufactured homes on Leased lots sell.  Both in Camelot Estates and they sold for an average price per square foot of $50.  They were on the market for an average of  38 days.

Comparatively, 2017 had 1 manufactured home sell.  It went for $33 per square foot.  2016 also had 1 home sell and it sold for $42 per square foot.
