Post Falls Idaho September 2018 Real Estate Monthly Market Update
September 2018 Post Falls Idaho had 130 homes sell this month. Volume is up when you compare we closed 119 homes in 2017 and 92 homes in September of 2016.
There is currently 355 homes listed for sale in Post Falls or 2 1/2 months worth of inventory.
That breaks out to 5 condos, 11 manufactured homes on leased lots, 18 waterfront homes, 171 existing homes for sale, 109 new construction homes for sale and 35 homes on land. So where do you go for inventory? With less than 2 months worth of inventory in the existing homes, many people are heading to the new construction. That is great as long as you can keep in mind that the new construction is close to 6 months out. Meaning if you want to move in June you better be making your offer in November or December (you are going to lose some time to weather). My other tip for you is to be ready! Loan approval in hand, and to my seller’s behalf packed before you list it!
Post Falls New Construction Real Estate Update
We had 33 new Homes selling in Post falls this month ( this number does not include the new condos they will be in the waterfront section). Overall the price of new homes came in at $150 .66 per square foot. The average lot size was .18 acres.
As you have probably noticed I have started breaking that number out between the homes with unfinished basements and the totally finished homes. So with that said you have your overall price and then the homes with unfinished basements came in at $128 per square foot and the totally finished homes came in at $172 per square foot. Hopefully, that helps you with your budget.
In Comparison, we sold 31 New construction homes in 2017. They sold for an average price per square foot of $133. Just to keep the history going we sold 15 new construction homes in 2016 for an average price per square foot of $132.
Post Falls Existing Homes sold that were built between 2000 to 2017
42 Homes sold this September that were built between 2000 and 2017. They sold for a collected average price per square foot of $152 and were on the market for an average of 65 days. The average lot size was .20 acres.
You will find this number about dead center in the results. With quite a few of the bigger homes selling for this or less and a lot of the smaller homes selling for more. I think if you are thinking of buying or selling in this age group consider this a moderate home price with not many upgrades and maybe an unfinished or minimally finished basement. We had prices as low as $97 per square foot which was a couple of 3000+ sq ft Montrose and Fieldstone Homes and then you are actually seeing some of the smaller ranchers that are 1100 – 1300 sq ft selling up into the high $190 per square foot range.
This age group sold for 98% of its asking price this month.

Post Falls Existing Homes Sold that were built between 1980 to 1999
22 Homes sold in Post Falls that were built between 1980 to 1999 this September 2018. They sold for an average price per square foot of $142 and were on the market for an average of 68 days. The average lot size was .20 acres.
This price again is the middle. The larger homes were down as low as $ 112 per square foot with most of them landing in the $125 per sq ft range and the ranchers ran as high as the mid $170 per square foot. The condition is also affecting the prices of this age of home as they are all in the need some updates age.
This age group of homes sold for 98% of there list price this month!
Post Falls Existing Homes Sold that were built Pre 1980
7 Homes built prior to 1980 sold this August 2018. They sold for an average price per square foot of $103 and were on the market for an average of 176 days. ( You had a couple of Pinevilla homes that raised that number extremely high. The average lot size was .27 of an acre.
You had a little bit of wiggle in this age group as you did have one home come in at $146 per square foot the rest were very close to the average and a couple down to $85 per square foot. Condition! Condition! in this age group.
Homes in this age group came from Pinevilla and Woodland Glen predominantly.
This age group did sell for 99% of its asking price.
2017 September sales of homes on existing lots ( sorry I wasn’t breaking them all down last year) we sold 70 existing homes altogether and they sold for an average price of $131 per square foot and were on the market for an average of 67 days. 2016 had 57 homes sell for an average price of $114 per square foot and were on the market for an average of 73 days.
Post Falls Homes Sold on Land
6 Homes on land sold this September 2018. They did sell for 98% of there list price.
Homes on 1 -3 Acre
3 Homes sold in this acreage bracket this month.
One in The Meadows that came in at an average price of $175 per square foot. It was on 1 acre and spent 112 days on market. We also had one in Hughes that was on 1.24 acres it sold for an average price per square foot of $128 and it was on the market for 181 days. And last but not least one home on 2.02 acres in East Greenacres that came in at $101 per square foot it was on the market for 134 days.
September 2017 had only one home sell on a 1.69-acre lot for $157 per sq. ft. 111 days on Market. Sept 2016 had 4 homes sell on an average lot size of 1.03 acres average price per sq. ft. was $135 with an average of 128 DOM.
Homes on 4-6 Acres
3 Homes here as well. They averaged 4.8 acres and sold for an average price per square foot of $178. They were on the market for 75 days on average. These homes were in Big Sky Estates and Booth.
September 2017 3 homes sold ( 2 manufactured homes) they sold for an average price of $162 per sq ft. 82 days on market. September 2016 had 4 homes sell average price per sq ft was $182 ( stick built homes) and the average days on market were 74 days.
Homes on 6-10 Acres
No September 2018 Sales.
September 2017 had 2 homes selling on 10 acres. They sold for an average price per sqft of $120 average days on market were 107. September 2016 also had 2 homes sell they sold for an average price per sq ft of $195. Avg dom were 143.

No September 2018 sales.

Post Falls Waterfront Homes Sold in September 2018
Post Falls Landing Condos are coming finished like crazy. With 10 of them closing this September. They sold for an average price per square foot of $285.
Residential waterfront we had 6 homes sell this month. I am splitting you up into 2 categories this month.
3 homes selling ( 2 of them in Riverside Harbor) sold for an average price of $237 per square foot. They were on the market for an average of 189 days.
Your other 3 homes not in a community sold for an average price of $329 per square foot and were on the market for an average of 102 days. All on the Spokane River.
September 2017 had no Residential waterfront sell.
Post Falls Condos Sold in September 2018
4 condos sold this September 2018. They sold for an average price per square foot of $143. They averaged 44 days on market.
This included condos in Promenade, Riverwalk Condos and Forsythia Place.
September 2017 had 3 condos sell they sold for an average price per square foot of $144 and were on the market for an average of 60 days. September 2016 had 2 condos sell they sold for an average price of $109 per sq ft and were on the market for an average of 120 days. Those 2 sales were in Forsythia place and Riverwalk condos just to see how your money has done in 2 years.
Post Falls Manufactured Homes sold in September 2018
2 manufactured homes sold this month. They sold for an average price per square foot of $36. 42 days on market was the average. This month they came from Lucky Pines and Arundel.
September 2017 had 3 manufactured homes sell. They sold for an average price per sqft of $32 with 48 dom. September 2016 you had 1 manufactured home sell it sold for $32 per sqft and was on the market for 42 days.
