Post Falls Idaho Real Estate Monthly Market Update

116 Homes sold during April 2019 in Post Falls.  Up 27 home sales from April 2018 which had 89 homes selling and up from the 82 homes sold in April 2017.  Inventory is down with us going into May with 2 1/2 months worth of inventory.  Last April we had 3 1/2 months worth of inventory.  Post Falls currently has 274 homes listed for sale down from 311 homes on the market this time last year.

Post Falls New Construction

New Home sales volume up by 11 homes and prices are holding steady from last year for the most part.

36 New Construction homes selling this April 2019 in Post Falls Idaho.  They sold for an average price per sqft of $149.  The average lot size was .17 acres.

Your high seller this month was not a home in a community selling for $205 per sqft and your low seller this month was a Whisky Flats home built by Viking selling for $91 per sqft.

Home sales this month included Viking Estates, Tullamore, North Place, Montrose, and Crown Pointe.

April 2018 had 25 new construction homes selling for an average price per sqft of $151 with an average lot size of .19 acres.  Post falls April 2017 had 16 new home sales.  They sold for an average price per sqft of $149 with an average lot size of .18 acres.

April 2019 Volume is up by 15 homes over last April  Prices have held fairly steady with only a $3 per sqft jump comparing April to April!

They sold for an average price per sqft of $153 with an average of 61 days on the market.  The average lot size was .21 acres and they sold for 98% of the original list price. 

Your high seller this month was a Fieldstone home selling for $220 per sqft and your low seller this month was a Montrose home coming in at $105 per sqft.  The average price per sqft this month would have bought 14 of the 35 homes.  There were only 3 homes selling for over $200 per sqft.

Homes selling this month included Fieldstone, Montrose, Highland Park, Tullamore, Country Meadows and more.

April 2018 had 20 homes selling in this age group for an average price per sqft of $150 with an average of 39 days on the market.  The average lot size was .17 acres.  April 2017 had 30 home selling for an average price per sqft of $122 with an average of 64 days on the market.  The average lot size was .19 acres.

They sold for an average price per sqft of $156 with an average of 57 days on the market.  The average lot size was .19 acres and these homes sold this month for 98% of the original list price.

Your high seller was a Windsong home selling for $209 per sqft and your low seller was a Pineville West home selling for $114 per sqft.  The average price per sqft this month would have bought 12 of the 20 homes.

Post Falls April sales for 2018 of homes built pre-1999.  There were 26 homes selling for an average of $132 per sqft with average days on market of 54 days.  The average lot size was .20 acres.  2017 had 26 homes selling for an average price per sqft of $130 with an average of 55 days on the market.  The average lot size was .24 acres.

They sold for an average price per sqft of $139 with an average of 67 days on the market.  The average lot size was .26 acres and these homes sold this month for 101% of original list price. 

Your high seller was a Glenwood Park home selling for $191 per sqft and your low seller was a Royal Highlands home selling for $120 per sqft.

Home sales this month included homes out of Selby’s, Pleasant View, Riverview, and DeGroff.

One Home on a 1-acre lot selling this month.  It was a The Meadows home selling for $162 per sqft.  It was on the market for 57 days and sold for 98% of the original list price.

April 2018 had 3 homes selling for an average price per sqft of $134 with average days on market of 110 days.  One of those sales was home in The Meadows and it sold for $166 per sqft.  Average days on market was 110 days.  2017 had 4 homes selling on 1 acre lots also in The Meadows and Prairie Meadows.  The average price per sqft was $164 with an average of 105 days on the market.

They sold for an average price per sqft of $172 with an average of 92 days on the market.  The average lot size was 4.79 acres.  These homes sold for 92% of the original list price this month. 

Your high seller this month was not a home in a community selling for $251 per sqft and your low seller this month was a Post Falls Irrig home selling for $145 per sqft.

April 2018 had 3 homes selling for an average price per sqft of $151 with an average of 121 days on market.  April 2017 also had 3 homes selling for an average price per sqft of $143 with an average of 101 days on market.

4 Condo sales this April.

  They sold for an average price per sqft of $155 with an average of 35 days on the market.  They sold for 99% of the original list price this month.

Condos included homes in Riverwalk Condos, Black Bay, Sky Wagon, and Prairie View Terrace.  The high seller was Black Bay coming in at $175 per sqft and the low seller was Prairie View coming in at $140 per sqft.

4 Condos selling in April 2018.  They sold for an average price per sqft of $145 with an average of 48 days on market.  April 2017 had 2 condos selling for an average price per sqft of $113 with an average of 83 days on market.

6 Manufactured homes on rented lots sold in April 2019.

They sold for an average price per sqft of $55 with an average of 84 days on the market.  They sold for 91% of the original list price this month. 

Homes sold this month included Camelot Estates, Lucky Pines, River City Village, and Town & Country.  Your high seller was River City Village selling for $63 per sqft and your low seller was a Camelot Estates home selling for $48 per sqft.

April 2018 had 2 manufactured homes selling on rented lots.  They sold for an average price per sqft of $36 with an average of 105 days on market.  April 2017 had 2homes selling as well for an average price per sqft of 437 with an average of 101 days on market.
