Post falls Idaho 83854 had a total volume of  $42,306,355 worth of Residential Real Estate sell this May 2018.  That volume was achieved by the selling of 135 homes.  There are currently 324 homes for sale in Post Falls or 2 1/2 months worth of inventory.

 

New Construction

32 Homes selling in May 2018 up a dozen homes from last year.   Prices are up substantially at $158 per square foot the average sales price this May.  The average lot size is .19 acres.  Most of these homes sold in Viking Estates, Millers Landing, Greensferry Grove, Kimberly Fields and Crown Pointe.  builders include Daum, Hallmark Homes, Viking, and Monogram.

May 2017 New Construction had 21 homes sell.  They averaged  $134 per square foot and were on an average lot size of .19 acres.

44 homes selling this month in this age group.  Down slightly from last year.  The average price per square foot is up slightly at $138 per square foot.   The average days on market came in at 53 days and the average lot size was .20 acres.  The homes selling in this age group include homes in Fieldstone, Montrose, Woodbridge, Riverside Harbor, Greenside Vista, Highland Park and more.

48 Existing Homes built from 2000 to 2016 sold in May 2017.  These homes average $130 per square foot in price, were on the market for 77 days and the average lot size was .19 acres.

May 2018 had 21 homes of this age sell.  They sold for an average price of $148 per square foot.  Prices up $16 per square foot from last year.  The days on market were the same at 56 days and the average lot size was .21 acres.  The areas these homes hailed from including Singing Hills, Quail Run, Windsong, Riverside Harbor, Riverview and more.

May 2017 had 26 homes sell in this age group.  They averaged $132 per square foot.  The average days on market were 56 days and the average lot size was .20 acres.

May 2017 had 10 homes of this age group sell.  They sold for an average price of $95 per square foot.  They were on the market for an average of 61 days and the average lot size was .28 acres.

Homes on 1/2 acre lots this month we had 5 homes sell.  They were in Prairie Meadows, McGuire Estates, and Pinevilla.  These homes averaged $157 per square foot and were on the market an average of 70 days.  Average lot size was .55 of an acre.

May 2017 had 4 homes selling on 1/2 acre lots.  They sold for an average price per square foot of $134.  they averaged 48 days on market and the average lot size was .58 acres

Post Falls May sales of homes on 1 acre- lots we had 2 homes.  They averaged $193 per square foot and were on the market for an average of 35 days.  They were on exactly 1 acre.  Homes were in The Meadows.

May 2017 had 3 homes on 1 acre lots sell.  They sold for an average price of $138 per square foot.  Days on market average 163 days and the average lot size was 1.01 acres.

May 2018 saw a little jump in these numbers with 6 homes selling this month.  They sold for an average price of $177 per square foot and were on the market for an average of 55 days.  The average lot size was 4.84-acres.  These homes were in Green Acres Irrigation District, Pemberton’s River Vista and Baileys Acres.

May 2017 post falls had 4 homes on 5 acre lots sell.  They sold for an average price of $143 per square foot.  They averaged 102 days on market and the average lot size was 4.96 acres.

One home in May 2018 on a 10-acre lot.  It sold for $118 per square foot and was on the market for 44 days.  This home was not in a subdivided community.

May 2017  one Post Falls Idaho home on a 10-acre lot.  It sold for $146 per square foot and was on the market for 67 days.  Lot size was 10.37 acres.

May 2018 had 4 homes selling this month.

One in Green Ferry Bay that sold for $427 per square foot.  That was a 1925 build that was 690 square feet.  That home was on the market for 96 days.

The other 3 homes were in Riverside harbor and averaged $291 per square foot.  They averaged 231 days on the market and the average lot size was .38 acres.

May 2017 had 3 waterfront properties sell.

All on the Spokane River.  One Riverside harbor home that went for $237 per square foot.  It was on the market for 345 days.   One in River Ranch that went for $124 per square foot it was on the market for 168 days and one other that was not in a subdivision or community and it sold for $218 per square foot. It was on the market for 203 days.

 

Post Falls Manufactured Homes on Rented Lots

Post Falls homes on rented lots had 4 homes selling this month.  One in Camelot estates that averaged  $46 per square foot and 3 in Lucky Pines that averaged $22 per square foot.  The average days on market were 55 days.

May 2017 had 4 manufactured homes on rented lots sell.  They averaged $43 per square foot and were on the market for 67 days on average.

May  2018 had 2 condos selling this month.  One in Promenade and one in Prairie View Terrace.  They averaged $127 per square foot and were on the market for an average of 24 days.

We had 4 Condos in May of 2017 sell.  They averaged $139 per square foot with average days on market coming in at 70.
