70 homes sold this December 2018 in Post Falls.  Down from the 86 properties that sold December 2017 and the 109 homes that sold in December 2016.

Post Falls currently has 236 homes on the market right now or roughly a little over 3 months worth of inventory.  Still very much a seller’s market.  You will note though that we are beginning to see less multiple offers and homes are actually having to come down slightly in price to get sold in a timely fashion.  Read the specifics below.

Post Falls New Construction

26 New Construction homes sold in December 2018 Post Falls.  Homes sold for an average price per sqft of $160.  The average lot size was .19 acres. 

Homes from Crown Pointe, Tullamore, Viking Estates and more made up this months group.  Builders included Monogram, Hayden Homes, Hallmark, Viking and more.

Your high seller this month was a JCW Construction in Post Falls Landing coming in at $280 per sqft.  Your low sale was a Viking Construction home in Montrose selling for $97 per sqft.

December 2017 had 27 new construction homes selling for an average price per sqft of $136.  December 2016 had 33 new construction homes selling for $122 per sqft.

19 homes sold during December 2018 in Post Falls.  They sold for an average price per sqft of $142.  They spent an average of 69 days on market.  The average lot size was .17 acres. 

These homes sold for 96% of original list price and 99% of adjusted list price after a price reduction.

Homes selling in this age group included several homes from Montrose, Fieldstone, Grennsferry Landing and more.

14 homes sold in Post Falls in December built from 1980 to 1999.  They sold for an average price per sqft of $135 with an average of 79 days on market.  The average lot size was .22 acres.

Your high seller in here this month was a Prairie Falls Home selling for $208 per sqft and your low sale this month was a Majestic View Home selling for $100 per sqft.  The average price per sqft this month would have bought most of this age group.

Homes in this group included Prairie Falls, Riverside Harbor, Pioneer Ridge, Pinevilla West and more.

  This group sold for 95% of original list price and 97% of adjusted list price.

The homes sold in this group came from Woodland Glen, Bentley Village, Compton and more.  The high seller this month was the woodland glen house at $195 per sqft and the low sale was the Bentley Village home coming in at $102 per sqft.

December 2017 had 47 homes total selling for an average price per sqft of $133.  They averaged 74 days on market.  December 2016 had 59 homes selling for an average price per sqft of $117 with 94 days on market.

Homes on 1 -3  Acre

3 homes sold in Post Falls that were on an acre.  They averaged 1.06 acres and sold for an average price per sqft of $151 with average days on market of 69 days. 

The high seller this month was home from The Meadows selling for $166 per sqft and the low seller was not in a community selling for $136 per sqft.

No December 2017 or 16 Sales.

One home selling in Post Falls this month.  It was a 4.85 acre Greenacres Irrigation home selling for $111 per sqft and with an average of 183 days on market.

December 2017 had 3 homes selling for an average price of $164 per sqft.  85 days on market.  No 2016 sales.

One Post falls home on a 10.07-acre lot.  The home was not in a community.  It sold for an average price per sqft of $162 with an average of 48 days on market.

December 2017 had 2 homes selling for an average price per sqft of $174 with 100+ days on market.  2016 sold 1 home for $193 per sqft and 40 days on market.

One Riverfront property selling this Month.  It sold for an average price per sqft of  $342 and was on the market for 203 days.  This property was on a 1.43-acre lot.

No 2017 or 16 Waterfront sales.

December 2017 had 2 condos selling for $128 per sqft with 35 days on market.  2016 had 3 condos selling for $110 per sqft 149 dom.

1 Manufactured home on a rented lot selling in Camelot Estates.  Selling for an average price per sqft of $67.  The days on market was 60 days.

No 2017 or 2016 sales in December to compare to.
