We had 113 homes sell this June 2018 in Post Falls Idaho.  Down from 124 in June 2017 and 142 in June 2016.

New Construction Volume is up! And new home prices have gone up over $2 per square foot a month in the last year!

21 new homes sold this June.  We have 2 separate price ranges for the new Construction.  The single level homes or the under 1800 sq ft homes sold for an average price of $167 per square foot.  The larger homes usually on an unfinished basement sold for an average price per square foot of $114 per square foot.  The average lot size was .16 acres for both home sizes.  The new construction closed this month were predominantly Whiskey Flats, Crown Pointe, and Kimberly Fields.

Compared to 13 New Homes in 2017 that sold for an average price of $139 per square foot.  And 17 homes in 2016 for an average price of $120 per square foot.

Post Falls Existing Homes sold that were built between 2000 to 2017

43 Homes built between 2000 and 2017.  This age group averaged $150 per square foot.  They were on the market for an average of 48 days.  The average lot size was .20 acres.  Homes sold in this age group were Jasper meadows, Fieldstone, Prairie Meadows, Gleeson Place, Tullamore, Vineyard, Montrose, Camden Place, and More.

Post Falls  Existing Homes Sold that were built between 1980 to 1999

25 Homes sold in this age group.  They sold for an average price per square foot of $153 per square foot.  The average days on market came in at 45 days.  The average lot size was .19 acres.  Homes in this age group were represented by Montrose, Prairie Falls, Pioneer Ridge, Riverside Harbor, Singing Hills, Harmony Place and more.

Post Falls Existing Homes Sold that were built Pre 1980

8 Homes sold that were built Pre- 1980 These homes sold for an average price per square foot of $125.  The average days on market were 60 days and the average lot size was .32 acres.  These homes came from Pinevilla, Forest Park, Cherry, and Bentley village.  This age of home has a lot of range in it with the majority coming in around the average but we did have a high in Forest Park at $170 per square foot.  The condition really affects this age group tremendously.

Post Falls Homes Built Pre 2000 For Sale

2017 had 100 existing homes sell for all age groups.  They sold for an average price of $128 per square foot and were on the market for an average of 83 days.

9 Homes on land or acreage sold this June of 2018 in Post Falls.  Compared to 6 homes selling in 2017 and 8 selling in 2016.

Homes on 1 -3  Acre

The homes on 1-3 acre lots averaged 1.15 acres and we had 4 homes sell. They sold for an average price per square foot of $170 and were on the market for an average of 93 days.  These homes were in Prairie Meadows, The Meadows, and East Greenacres.

No 2017 sales to compare to.

Post Falls Homes On 1-2 Acres

Homes on 4-6 Acres

3 Homes sold during June 2018 on an average lot size of 4.8 acres.  These homes averaged $171 per square foot and were on the market for an average of 72 days. These homes were in Big Sky Estates, Green Acres Irrigation and more.

Compared to 2 homes in 2017 that averaged $175 per square foot and were on the market for an average of 184 days.

Post Falls Homes on 3 or More Acres

Homes on 6-10 Acres

2 Homes sold this June on 6-10 acre lots.  These homes average 8.1 acres and were on the market for an average of 146 days.  The average price per square foot was $102.

2 Homes sold in 2017 on 10 acre lots and they sold for an average price per square foot of $170.  The average days on market were 91 days.

Post Falls Waterfront Homes Sold in June 2018

One Waterfront home this month on the Spokane River.  It was a large home that sold for an average price per square foot of $274.  And was on the market for an average of 33 days and the average lot size was .40 acres.

June 2018 had 3 Condos sell this month.  2 of the homes in Promenade and one in Prairie View Terrace.  The average price per square foot was $115 and the average days on market were 55 days.

Post Falls  Manufactured Homes sold in June

3 manufactured homes sold this June.  They averaged $34 per square foot and were on the market for an average of 19 days.  Only one was in a community and it was in River City Village.
