Post Falls Real Estate Monthly Market Update for November 2018

109 homes sold this November 2018 in Post Falls holding exactly steady from 2017 which also sold 109 homes and both up from 2016 sales of 95 homes. There are currently 263 homes for sale in Post Falls or a little over 2 1/2 months worth of inventory.  Still very much a seller’s market.

 

Post Falls New Construction

27 New Construction Homes sold during November in Post Falls.  They sold for an average price per sqft of $168 and were on a .18 acre lot on average.

Homes selling this month came from Tullamore, Crown Pointe, Viking Estates, Montrose and more.

Your high seller this month was a North Place built by Aspen homes for $225 per sqft and your low seller was a Viking Estates homes built by Viking selling for $133 per sqft.

26 New Construction in November 2017.  they sold for an average price per sqft of $138.  The average lot size was .20 acres.  2016 had 28 new construction homes selling.

Post Falls Existing Homes sold that were built between 2000 to 2017

30 existing homes sold during November that were built between 2000 and 2017.  They sold for an average price per sqft of $148 and were on the market for an average of 63 days.  The average lot size was .18 acres.

This age group of homes sold for 99% of list price. 

Homes in this age group included Woodbridge, Fieldstone, Tullamore, Montrose, Greenside Vista and more.

Your high seller was a Tullamore home coming in at $198 and your low sale was a Whiskey Flats home selling for $92 per sqft.

Post Falls  Existing Homes Sold that were built between 1980 to 1999

25 Homes sold in November that were built between 1980 and 1999.  They sold for an average price per sqft of $158 and were on the market for an average of 66 days. The average lot size was .20 acres.

These homes sold for 96% of list price this month.

Homes in this age group included Riverside Harbor, Prairie Ridge, Prairie Falls, Windsong, Pinevilla and more.

 

Post Falls Homes Built Pre 2000 For Sale

Post Falls Existing Homes Sold that were built Pre 1980

12 homes built prior 1980 sold during November.  They sold for an average price per sqft of $121 and were on the market for an average of 58 days.  The average lot size was.24 of an acre.

This group sold for 96% of original list price. 

Homes selling in this age group came out of Pinevilla, Prairie Acres, Drumhellers and more.

Post Falls Homes Built Pre 2000 For Sale

Sorry, I have adjusted how these are getting reported. So the above method is going forward as Post Falls keeps growing.

2017 had 62 homes on existing lots sell.  They sold for an average price per sqft of $124 and were on the market for an average of 66 days.  Comparatively, 2016 had 56 homes sell and they sold for an average price per sqft of $112 with 93 days on market. 

2017 also had 9 homes selling on 1/2 acre to 3/4 acre lots.  They sold for an average price per sqft of $145.   We are still seeing great growth in our numbers across the board. These are included in the age groups now as there really is not that much difference in price.

Homes on 1 -3  Acre

One home on a 1-acre lot selling in The Meadows sold for an average price per sqft of $208 and was on the market for 43 days.

2017 had 5 homes selling on 1 acre lots.  They sold for an average price per sqft of $198 and were on the market for an average of 142 days.  Lot size was 1.3 acres.  2016 had 1 home selling for $90 per sqft and on the market for 36 days.  

Post Falls Homes On 1-2 Acres

Homes on 4-6 Acres

Two homes on 5 acre lots.   One home in Greenacres Irrig selling for $149 per sqft.  It was on the market for 55 days.  The other home was a Satchwell Est selling for $198 per sqft it was on the market for 221 days.

3 Homes in 2017 averaging $201 per sqft and were on the market for 79 days.  The average lot size is 4.3 acres.  No 2016 homes.  

Post Falls Homes on 3 or More Acres

Homes on 6-10 Acres

2 homes on 10 acre lots selling for an average price per sqft of  $185 with average days on market of 180 days.

No 2017 or 16 homes to compare.

Homes over 10 Acres

No Sales this month for this year or previous years.

Post Falls Waterfront Homes Sold in

2 Waterfront properties sold in November 2018 One in River Run selling for an average price per sqft of $303 it was on the market for 208 days and was on a .44 acre lot.

The other home was not in a community.  It sold for an average price per sqft of $400 and was on the market for 170 days.  The average lot size was .37 acres.

No 2017 sales to compare or 2016.

Post Falls Condos Sold in

4 Condo sales this month.  They sold for an average price per sqft of $124 with average days on market of 50 days.  They came out of Promenade and Prairie View Terrace this month.

2017 had 4 condos sell.  They sold for an average price per sqft of $127 and were on the market for 101 days.  2016 had 1 condo selling for $127 per sqft and 81 days on market.

Post Falls  Manufactured Homes sold in

2 Manufactured homes on their own lots this November.  An Mtn View Terrace one on .41 of an acre selling for $59 per sqft.  It was on the market for 145 days.  and one that was on 4.99 acres selling for an average price per sqft of $201 it was on the market for 159 days.

2 Homes manufactured homes sold on leased lots.  One in Camelot Estates selling for an average price per sqft of $46 Average days on market was 101 days.

No 2017 sales to compare.
